The bed was comfortable and clean
The heating was not working in the room during my stay room was very cold due to maintenance . Also the toilet would not flush during my stay. Complained to staff got a heater , it wasn't great, very disappointed with my stay. Had to go to town toilet at end of corridor in my nightwear as toilet in room was not flushing, 😡

The bed was comfortable and the breakfast was very good.
There was no working heating in the room. We were eventually given a standalone heater. This was not great in the middle of winter. The shower water was also not very warm. This was surprising as the water in the hand basin was very hot.
The light levels in the room were also very poor. The key card also failed on return to the room on the second day.

Staff were friendly, The bedroom had a lot of space. The beds were lovely to sleep in. Nice bottle of water waiting in room on arrival. Food and Drink shops close by.
The shower didn't get hot, it was cold.

Asked when booking the hotel I am lactose, cant drink normal milk. Emailed them when they sent an email asking if there is anything they need to know. When we got into the room there wasn't any chances to the milk for me, asked on reception they didn't have the milk, even though I had emailed months before hand. When I asked for milk I was pass over a giant pint of normal milk but there was no fridge in the room, the coffee/ hot water cuppa of machine the water tasted like plastic. it was horrible and didn't go hot.
Room is very dark and hard to get ready in if your a girl doing her make up before a night out. Lights came on in the night on their own, made me and friend jump. Cost of the room for the weekend was well over priced for what little the room offers. This Hotel was in student area. Needs a better coffee and cup of tea area, kettle needed. maybe mini fridge.
Not close to city centre 10 minute taxi or 40 mins walk.

Had pre ordered cocktails to have in the room but they said they had no record of it when I called down. Then when I was checking out, they said I owed payment for the said cocktails which magically appeared on file.

The bar is a lovely, relaxing place for drinks. We weren't planning on having dinner here but ended up doing so and we were so glad we did, food was delicious and service was excellent. The breakfast was also fabulous. The room was spacious, comfortable and quiet.
The room was very warm and our fan did not work but this was soon replaced by staff.

The hotel is gorgeous and the staff members were all very welcoming and friendly! The room was clean and cleanliness was maintained across our 4 day stay. The bed was very comfortable and the black out curtains were a great addition! We had dinner at the Hotel restaurant on one of the evenings and the food and cocktails were delicious! Well worth the visit!

Very colorful, less serious than other hotels I checked before choosing, also the lights in the room were really nice and cozy and the bar was nice and had very good drinks, the staff was very kind

The door to the room could have had a manual lock on the inside as we was awoken up as a man was trying to enter our room and only for the latch I put on stopped them from entering they had managed to open the door.

Botanic Avenue is the perfect location out of the chaos of the Christmas City Centre. The check in staff are excellent and very knowledgeable about car parking and buses to the venue.
Everything was great, although the bathroom sink, in the bedroom was not particularly clean… there was some debris.

We arrived to check in at 9pm in the night after a long day of travelling. We paid €124 for our room the weekend before our stay to then be told by an extremely rude man on reception that they didn’t receive the payment even after I showed him the payment confirmation by email and my bank account. Unphased he told us it’s nothing to do with him and we’d have to take it up with booking.com ourselves and that he had no rooms for us with no willingness from his to help us get our money back. At 9pm in the night we were left stranded in Belfast not knowing the area. He didn’t care! Only for a lovely girl Scarlet came on reception shortly after she sorted out our refund with booking.com within minutes and reassured us. Thank you Scarlet.
We then asked this man if he could call us a taxi so we could try find somewhere else to stay he told us he wouldn’t be covering the cost for us. I travelled with my 63 year old mother and this late in the night being treated like this by him was a disgrace. He showed no sign of empathy/pity or didn’t apologise for the mix up.
The premises was also dirty, grubby and paint chipped off the walls. It was a blessing in disguise that we didn’t stay here. I wouldn’t recommend to anyone. Appalling service and worse state of upkeep.

The room was smaller than others I've stayed at in Ireland, but it was certainly adequate for our needs. Since we arrived after the kitchen was closed, staff was able to recommend a handful of places within walking distance to order take-away or dine in.
Thankfully we found a great parking space right across the street, as we arrived on a Sunday night. I'm sure it's a bit challenging at other times of the week to find parking close by, unless you're familiar with the city.

The customer service prior to our arrival was very good. Email communication was prompt, courteous, and informative, with staff responding helpfully to our questions and requests. This gave a positive first impression and set expectations for a smooth check-in.
On arrival, the service at Reception was friendly and professional when staff were present. However, there were several occasions when the desk was unattended, and I had to wait for someone to arrive. This was frustrating, particularly when needing assistance or trying to check in after a long journey. A more consistent presence at Reception would have made a noticeable difference to the overall experience.
The hotel is well located for the Ulster Museum and Botanic Gardens.
Unfortunately, our stay was disappointing in several areas. The lift had an unpleasant odour almost every time we used it, which set a poor tone from the outset.
The room itself was in clear need of refurbishment. There were visible stains on the headboard, presumably from previous guests, and the overall décor was very dark, creating a gloomy atmosphere. This extended to the corridors, which felt dimly lit and somewhat unsafe. The small window in our room offered minimal natural light and couldn’t be opened very wide, leaving the room feeling stuffy and damp.
The bathroom was extremely basic. On arrival, there were no hand towels provided, the radiator was rusty, and the air conditioning was ineffective; again contributing to the dampness in the room.
The bed was made up of two singles pushed together, which dipped in the middle and squeaked with movement, making it uncomfortable. The TV remote barely worked, wires were visibly hanging from the unit, and the TV itself wasn’t smart-enabled; so we couldn’t connect devices or access streaming services like iPlayer.
Tea and coffee facilities were inconsistent and not replenished during our stay, although we did receive bottled water, which was appreciated.
Noise was a significant issue. While the hotel itself wasn’t particularly loud, the surrounding residential area was very disruptive. There was frequent shouting outside, and a large skip positioned near the property attracted fly-tipping and scavenging throughout the night. The presence of earplugs by the bed suddenly made sense.

Chair in the room was covered in mysterious white stains. No soundproof to the hall or the street. Cleaning staff were outside speaking very loudly at 9/10am. Paid £15 extra for late check out so was extremely disappointing. When brought up to the lady at the reception she was quite rude and non apologetic. Would not recommend this hotel. The king size beds advertised were two single beds pushed together.

Staff were absolutely stellar, so friendly and helpful (and that’s from the front desk staff to the cleaning crew. Such a stellar bunch of people).

Rooms are really well equipped but a tiny fridge would be a nice addition.

Staff were absolutely exceptional. I did notice the bathroom was slightly a bit dated, although a new enough looking shower, the other parts of bathroom could have done with some love. The room was cosy, bed was lovely, I did however notice alot of dust in and around the room, not a huge deal though. Front desk staff were absolutely lovely girls.
Cleanliness wasnt what id expect especially from the pictures on booking.com.
