Fantastic location views were great.
No warning of four flights of stairs. Hallway lights did not work at all and had to use my phone light which is difficult due to using a walking stick. Really couldn't tell if eyes were open or closed in the hall past 430pm. The apartment has sewer smells at random times mostly when using the water. We were planning to cook christmas dinner in the apartment however once I saw the cleanliness that was no longer an option so we had to make last minute arrangements. Any crockery used needs to be washed before using. The pictures I have speak for themselves with the mould (I understand old places get mould but again the pictures show this mould is very easy clean) even the blinds in the bathroom are covered with mould. My daughter lives in the area but was staying with us however while using the shower the smells of sewers and the mould rinsing off the shower fittings(behind the taps) forced her to leave to finish her shower. The property furnishings are dated which is fine however there is no need for the dirt. Booking.com were excellent to deal with however they were not responded to by the agent. On key return my daughter was told after explaining the issues to email the complaints which is terrible. Emailed a complaint with no response. Waited a couple of days then tried the online chat with them which they ended because I was not quick enough. Then I phoned the office and was told they could only give me an email address a I may wait upto 28 days for a response and each email during investigation they send to me and I need to reply to will further extend the wait for another 28 days

Located a minute's walk from the centre of Ambleside, in a quiet location with private parking. Spacious apartment on 2nd (top) floor, with surrounding views on 3 sides. Very comfortable bed.

Accommodation is central and great having a parking space. Property was lovely and warm, and generally spacious with good views.
Shower area could be cleaner especially around the controls. Sofas were uncomfortable and had seen better days.
Even though two bedrooms the one with the double bed was very small. No cleaning equipment was provided. Welcoming pack asked that the beds used are stripped on departure and placed in the bags provided, unfortunately nothing provided.

Had a nightmare picking the key up in Windermere. The staff opened the wrong key box and gave me the keys to the wrong apartment. Only realised when I arrived in Ambleside and the keys wouldn’t open the door. Phoned the given number and waited 30 mins for an answer, only to be told to drive back to Windermere. Went back and staff half-heartedly apologised and didn’t seem at all bothered. Very poor service.
Decor was dated and the shower was very weak. Also water was turned off on arrival and we had to put it on by finding the stopcock.

Well I will start with the positives which are all about the house and move on to the letting agent below! The property is slap bang in the middle of Ambleside and when we stayed the other apartments in the block seemed mainly unoccupied so it was blissfully quiet. The car parking was right outside and the property had pretty much everything we could have needed and the beds were very comfortable indeed. It was spotlessly clean throughout and the only negative was the bathroom was very cold (although it was -5 outside with nearly a foot of snow for most of our stay), the rest of the house was lovely and warm.
I'm loathed to score low because the apartment itself was everything I expected, can't fault it really, and I suspect the owner (who employs this agent) isn't even aware of how awful their attitude to customers who experience difficulties, which by the way were entirely of the agents making and also entirely avoidable, actually is.
THE AGENT! Keys can be collected from a lock box at Windermere at any time so I arrived quite late in the evening. I opened the lockbox only to find it was empty....no key! I rang the helpline number provided and was put through to an on call lad 311 miles away in Lowestoft. Having exclaimed "this has never happened before" he promised to ring back so I sat for half an hour in said -5 temperatures at the office. When he eventually rang back he said he couldn't contact anyone locally and the "I would need to book MYSELF and guests into a hotel and they would LOOK TO TRY and reimburse the costs".....a couple of issues here firstly I didn't have a spare £400+ to book said hotel and secondly having already had a look there was nothing available so I explained this was not an acceptable solution. It was also suggested we could sleep in our vehicle! He was quite adamant that was the only solution and I was quite adamant it was not and then he decided he could maybe ring the owner who lived locally but was reluctant to cause it was late at night! He then miraculously found a number for the cleaner who lived close-by and said he would ring me back. A few minutes passed and he rang as promised and said I would have to go to the cleaners house (fair play to her, it was now about half past midnight and she met a total stranger in her pyjamas at her house to hand over a key). The next day I visited the office again first thing to explain what had happened and express my concerns as to the way things had been handled and why they had no backup plan. Met a lovely lady who had literally just started work and hadn't even switched her PC on yet. She looked into things there and then and it transpired the branch manager had taken the keys to a completely different Oaklands in a different town and that was why they were not in the keysafe.

central location in Ambleside. I was able to park the car safely for the week and didn’t need to use it. excellent bus service around The county, or was able to walk to places in Ambleside.
I reported a pipe leak on the day we arrived and it was fixed the same day. some damp on the walls near windows & ceilings. it needs fixing before it spoils the property,

Great, central location with all shops and facilities nearby. Comfortable and spacious accommodation and private parking. Sadly rained most of two weeks but not unusual for location.
Key pick-up and the drop-off in Windermere which was a pain so would prefer a local key box....

Oaklands has it's own parking space in the grounds and is only a minute walk to the main street in Ambleside. Oaklands is a clean and comfortable flat with views over roof tops to the falls beyond.
The flat was a little chilly when we first arrived but soon warmed through to make our stay cosy.

We had to contact you on day of arrival for access information, as no email has been sent. We were advised that one has been sent, but this wasn't the case. However the person we spoke to was helpful and we had no trouble in accessing the property.
