A warm comfy, clean, inviting place to stay for one or two nights.

The room was clean, warm and comfortable. The proprietor was welcoming, friendly and helpful. Breakfast is continental.

We were there when there were few other guests. The breakfast room might get crowded if more guests.

A real pleasure.

I had trouble arriving in time for check in and my host was extremely professional and gracious. I had a lovely continental breakfast which exceeded my expectations completely, it was more than i could have expected. It was very quiet and comfortable in my room.

Just what I needed for an overnight stay in central Exeter and would book it again.

Exactly as described and spotless. Very helpful landlady. Easy to find. The Bowling Green pub is nearby for food and drink.

I would appreciate a coffee machine e.g. Nespresso in the breakfast room rather than instant coffee.

Nice welcome from the owner. Good TV, shower and Internet. Clean and comfortable.

"Continental" breakfast with instant coffee, sad-looking plastic wrapped croissants, cardboard sliced bread and Dairylea cheese (though that's ok with marmite). I know it's a budget place but there must be good local bakers and cheeses - would it cost so much extra to provide something appetising?

Very warm welcome with clear explanation of facilities and access. The room and shower room were clean and well appointed. Nice to have tea and coffee in the room and a little tv. Nice continental breakfast included. The room was quiet.

The bed mattress was sloping and not very comfy. I could not make the shower run hot despite a couple of explanations ... maybe it was my fault.

Our room was clean and comfortable but not spacious. Basin in the room was handy. Breakfast was served early (7.00 - 9.00) with a good spread. Bus stop is at the end of the road. Carpark was available on site. Our host was very helpful.

My room was small but there was enough room for 1 person. Very nice lady who welcomed me. She let me store my bike and stay until 11 the next day because I had a race before I left. Everything was clean and a nice breakfast to take away because I was in a rush

Room was very tidy, hair dryer available. Very modern shower and bathroom. Bed and duvet was very comfortable and only a 15 minute walk into the city centre.

Perfectly satisfactory and straightforward.

The property was very clean and the lady in charge friendly. There were drinks-making facilities, TV, and an en-suite bathroom in the room. Guests are free to come & go at any time.

For the price paid, there was nothing to complain about. The en-suite could be a little awkward to use because of its size (tiny) and the option of a cooked element to the breakfast would have been ideal.
