Relaxing farmhouse in Castelli Romani area

Location is very near to Frascati and 30 mins walking from downtown of Grottaferrata in a main road, it is strategic location. The house has old furniture it is a bit eclectic but it creates a very nice ambience, it is very calm and relaxing. There is a huge beautiful garden. Breakfast was very good with plenty of choice of sweet and salty snacks, coffee was very good. Owner is very kind checking the guests and we had nice conversation, i had the feeling like at home. I enjoyed the cats company as well :) If you don't have car do not book this accommodation! The entrance gate is a bit narrow, you should ring the bell and reception will open the gate. Overall was a very nice experience, thank you very much for everything :)

Bed: the leather material of the headboard of the bed is worn out, not very pleasing to see it. First thing you see when you enter in the room. The blanket lining inside is cheap polyester material which is not breathable. There is only a skyline window which does not let enough air in the room. The shower cabin and the tiles are bit worn and seemed not 100% cleaned - should be updated asap.

The villa is amazing, surrounded by a beautiful garden, full of books and cd. It is a really amazing place to relax for a couple of days.

The garden is beautiful and well kept, however it is not possible to sit in the garden as all the chairs are dirty.

Setting is beautiful and public rooms have lovely furnishings and atmosphere. Bed was very comfortable.

Bathroom had rusty shower leaving doubts about cleanliness. The garden furniture was dirty - mouldy cushions and nothing had been swept.

The grounds were well kept and the shared entry space was decorated nicely. The room was a good size and bed was comfy. Continental breakfast was nice. Close drive to Fraschetta and Arricia, if that’s your destination. Good value especially if you are traveling with family and need more than one room.

Booking claims there is a pool, restaurant and bar, not true. There might be a restaurant (?) but it was closed (seasonally or permanently, I don’t know). The entrance to the hotel is through a tiny narrow gate and path, which was very tight for our car rental. It’s a little hard to find, so you won’t see the hotel from the street. You definitely need a car to stay here. Air conditioning was poor, and thankfully it wasn’t super hot so we opened the windows.

Quite location with a large room. Very friendly staff with good care of the guests. The breakfast had a good variety of choice.

When we arrived the room was not ready. The staff explained to us that they had an issue which I fully understand that can happen but is still annoying to have the check-in at 3pm and have the possibility to have the room few minutes earlier than 4pm.

Good stay

The breakfast is good and the staff is friendly to open the breakfast earlier for my schedule. The location is 2.5km away from Frascati town center. It is not convenient to get there in the evening by walk.

The room and the environment around is quiet and clean. It is a good place to stay if you have a car which can make the stay more convenient.

We keep on going back to this beautiful Villa. It is just amazing, the host is extremely pleasant and interesting to chat with. Great breakfast . beautiful garden . it is a gem

there was an issue with ants only in our room on the ground floor (my brother was in the next room and did not have any issues). The problem was immediately tackled and staff was very helpful.

Beautiful villa with a big garden. Excellent breakfast and helpful staff. The rooms could use a little maintanance, but were super clean. Even though located on a busy street, the place is quiet and has a nice, peaceful mood. Free private parking. Walls in the rooms are kinda thin, so you hear a lot of what's going on in the neighbouring room (an vice versa). A villa full of history, check out the common spaces with lots of antiques and art.

Peaceful and graceful. We loved it

The place is beautiful, welcoming, very classy and tasty with paintings and a grand piano in the main living area. Rooms are confortable nad well aired and with plenty of light . During our stay the owner, who also manages a cultural assopciation, invited us for free to listen to a piano concert of a contemporary italian pianist and composer. It was such a wonderful experience. The owner is extremely nice, interesting and when available in the property he likes to chat with interest with the guests. I totally recommend this graceful place

La struttura mi ha chiamato alle ore 15.00 del giorno di arrivo per dirmi che avevano un problema con l'acqua calda e quindi dovevamo trovarci un'altra sistemazione e che avrebbero detto a Booking che non ci eravamo presentati!! Ho detto che per noi era un problema trovare un'altra sistemazione a quell'ora, perchè era pieno quasi dappertutto. La signora mi ha detto che avrebbe provato lei a trovarmi un'altra sistemazione ma non si è più fatta sentire. Come rovinarsi 3 giorni di vacanza !!!

Una volta entrati, occorre eseguire una curva.con l’auto; il brecciolino sul suolo fa slittare le ruote Infine, i giardinieri hanno iniziato i lavori alle 6,30 del mattino praticamente sotto le finestre delle camere

Bellissima Villa, arredata con mobili antichi di pregio, sembra di tornare indietro nel tempo.... Personale gentilissimo e sempre a disposizione... Ampio parcheggio, camera confortovele, bagno e doccia comodi ed accessoriati. Colazione varia, abbondante e .... golosa!

Difficoltà ad individuare il cancello d'ingresso pur avendo inserito l'indirizzo sul navigatore, l'insegna è un po' coperta dalla vegetazione. Sul sito è menzionato il ristorante che però non è più attivo.
