Not quite what it promises and not a 4 star experience

Great location close to town and a warm down yet beautiful old house. Spacious room and friendly staff.

There was no restaurant beyond the breakfast despite advertising this. There was no available roof top terrace as advertised. The furniture could do with a proper cleaning, quite a few items had large and old spots. The bathtub outlets were full af old black dirt and the room was quite cold with no possibility to adjust heating, only for the reception to stop the AC. Finally we acidentally left behind a toy set that our two year old loves but the hotel has not responded to any of our two emails asking if they have found it. When a friend went over physically they declinened having found it which we know can not be true.

Great location, but the rooms need refurbishment.

The location is perfect.

It looks tired, needs some refurbishment. The shower head needs replacement, the toilet was making noise all night. The lights were individual, so I had to go and switch them off one by one. Also, at 8am there is a huge noise coming from outside, and I find out later was the house keeping team taking out stuff from a cupboard, just to leave it outside.

Nice hotel, very old building. There was a lift, so we didn’t have to carry baggage by hand on third floor. Breakfast was included.

The extra bed was too high, no bed protection for a child. The restaurant was not working, it was hard to find food places open before 19:30.

Solid stay for the price just needs a wifi overhaul

Nice staff family operation clean and functional rooms and solid for the rate paid and excellent location can walk everywhere in Frascati.

wifi was non usable in my room had to use the meeting room/breakfast area to get decent bandwidth. Other than that its a solid stay. If they upgraded their overall wifi in the rooms and bandwidth In would stay here every time. Its the only limitation which can be frustrating. More so as well as I only get 2-3 bars on my phone reception so hotel bandwidth becomes essential which is lacking here.

Nice room but wouldn't rush back there in a hurry

The bed in the room was very big and comfortable. Very close to the train station to be able to get to Rome.

The tea had coffee making facilities were poor. Paper cups to have tea and coffee in instead of ceramic or porcelain. The shower didn't allow for you to stand fully straight so you had to crouch under it to full rinse yourself off. WiFi reception for where we were situated was very poor.

Great stay

Great location in the city centre. Clean room, spacious, with a very nice view, and very nice breakfast. The staff was very helpful and was able to book taxis for me and my colleagues whenever needed.

The Wi-Fi connection was poor, but besides that, it was great.

Nice old historic hotel in a beautiful old villa at the heart of Frascati

Been coming to this hotel for a few years now. Nice place and the location couldn’t be any better really plus they have a car park. Staff are always friendly and helpful. This time we also got a little upgrade which was unexpected and very much appreciated so thank you very much!.

Location, location, location. Easy walking distance into town. Easy check in and check out.

The bed was hard and had a high hump in the middle of two body divots. Time to replace the bed. The glass shower wall section had a leak and the bathroom floor had a large puddle of water every time we showered.

Charming 19th century hotel with beautiful spacious rooms and suites furnished with style. Nice location close to the train station and the city centre, with many good restaurants and pubs around. Good breakfast with scrambled eggs, cheese and delicatessen, fruits, and a variety of Italian pastries. Courteous and helpful staff.

I slept well in a clean room at a fair price at a hotel in its own grounds close to Historic Centre

Good Hotel at very fair price for brief stay in one of the small "comfort" rooms. Close to station, easy enjoyable 5 minute walk to Historic Centre. I ate out, so can't comment on food, but room was spotlessly clean, the a/c rattled, but could be turned off; shower a little old fashioned, but at c. £100 for a Saturday night in Feb, I was happy and would stay again.

Beautiful hotel that forced me to take a break from online work.

The location is ideal, especially because it is within walking distance from the Frascati train station and the city center. The restaurants in the area are superb. The interior of the hotel is awesome.

We were traveling for business. We needed wifi in our room, but it was not available. We managed to get wifi by sitting in a reception room to the left of reception, which was okay, but when you travel for business, you really need strong wifi access. It would also be nice if we were told that there was coffee available in the breakfast room and to watch the steps... a ramp might be appropriate.

Location was perfect and the staff were very friendly

The room thermostat did not lower or raise so was very cold when tempts dropped.. no fan in the bathroom, TV very small and too hard to figure out how it works, terrible internet and didn't switch from room to main area.. the bed was hard, the mattress sloped and bug lunp in middle of the bed. Breakfast was the same everyday..a little more variety in the warm department.

Room was spacious and clean. The whole hotel is very well kept and common areas are relaxing and welcoming. Quiet place, perfect for reaching the very centre of Frascati in a 3 min walk.

Staff at reception and rooms were not exactly polite and welcoming Some issue with parking, quite limited, and monopolized by some guests who wildly parked cars. Staff did not intervene and suggested to "sort it out yourself". Not acceptable. Quite limited and stingy breakfast.
