The air conditioner needs a service as it could not get the room cool… Hardly slept as it was so hot Breakfast could have been much better.

I didn't get the room I booked. No coffe machine(when I booked it said there was one) Breakfast was just a coffee and a croissant - not worth it. No washing machine (it said there was). No balcony (it said there was) Sofa dirty.

Great location, very nice apartment, limited breakfast.

Spacious, has a kitchenette, a real double bed, and pliable sofa.

The breakfast did not include anything warm or anything not sweet. Breakfast was only offering sweet pastries. I’m not sure if we had the right to ask for 2 cups of coffee or not.

Very well located (only 5min to the city centre but at quiet location). Fully equipped apartment with all appliances incl. washing machine. And the breakfast in the cafe was gauges- really fresh coffee and pastry 🤤

Great location above the cafe and just outside the wall of the historic town. Bright, spacious, clean and quiet with a terrace. Good linens and towels. Fan over the bed and AC. Can walk everywhere. Staff are wonderful! Grazie!

The room was very spacious, location right under the old city, and it is attached to a cute coffee shop where you have your breakfast that is included - your choice of pastry and a coffee or juice. The hosts are very nice and there is a feeling of a local neighborhood cafe.

Perfect location for visiting the old town

Just perfect, a modern accommodation near the old walls, it takes only a few minutes to arrive in the old town. There is no parking near the house (it is reserved for the clients of the pasticceria, but there is a free parking nearby, just ask the owner for the secret details)

Large independent rooms, with usable kitchen. Ok furniture and bathroom. Nice breakfast from the property's own bakery. The hosts are really nice and accomodating. The town center is reachable in 5' by foot.

Parking space is not available, it is now reserved for the bakery. Road-side room is a bit noisy, even with closed windows. Other than that, all was good.

Great location and a well stocked apartment.

The apartment was great. Just a 3 minute walk outside the San Gimignano gate. Nice balcony with a Tuscany view. Had everything you would need in the apartment to cook or just to enjoy the view. The cafe under had the best croissants I've ever eaten.

We were unclear about breakfast...what was included. That should be made clearer to future guests. We felt one croissant and one coffee was not a well rounded breakfast.

Frühstück konnte nicht wie gedacht im Café eingenommen werden Dienstags hat es geschlossen und wir durften Montagnachmittag bereits ein paar Teilchen aussuchen. Cafeteria war defekt, so dass auch die Kaffeezubereitung schwierig war.

A localização é ótima, estamos perto de muitas localidades que pretendíamos visitar, literalmente em frente a San Giminiano. O staf era muito simpático também, limpeza top também.

O pequeno almoço não era muito variado, penso que poderiam variar entre um doce e um salgado, podemos escolher duas pastelarias mas todas doces o que acaba por não ser o mais adequado. Estacionamento indica que existe, porém acabamos a estacionar o parque do cemitério onde tem um sinal a indicar permissão para parar 1 hora ficamos com algum receio por ser um carro alugado. De resto correu tudo ok.
