We arrived earlier than expected - I had emailed to say so but no one replied so took a chance to turn up. Another guest provided the owner's details left on site so called, and he arrived within 10 mins. Friendly, showed us around the property, didn't speak English but used a translator on his phone so there was no issues.
Property is bigger than the photos. We were staying in the 2 bed and particularly upstairs, it was very big - large bedrooms, both with bathrooms, one with almost a dressing room area. Downstairs also roomy - large sitting room/dining room, downstairs toilet and roomy well equipped kitchen with a table which was the only one we used.
Handy to have a washing machine.
Beds were comfortable and the air con mostly worked well (one bedroom felt noticeably warmer than the other).
Easy parking and property well situated for nearby attractions, albeit in a car - easy to reach Orvieto, Todi, Bolsena, Citiva di Bagnoregio. There is nowhere that is walkable though (I believe there is a vineyard just up the road that we didn't visit but no town/restaurants/shops in walking distance).
Swimming pool was welcome and enough chairs around the pool.
In the main, the only downsides were small, minor points ie in both bedrooms there are huge wardrobes, but only two hangers between them. It made it very hard to put away clothes as I hadn't packed additional ones.
Washing machine was great and hot enough outside to dry quickly and there is a fold-up dryer thing, but no pegs - items flew away/fell off.
Poor shower - very weak and water only just warm enough, in both bathrooms.
In the description, it makes it clear this property is on a main road. That in itself was expected and not an issue - the traffic isn't constant, it's more that it's a straight section of the road and therefore cars tend to drive faster. It's more in relation to the 2 bed as this is closest to the road and therefore our outdoor space was compromised by this - there is no separate, or designated patio area (unlike the other properties in the same building, i guess smaller inside but gradually moving away from the road towards the back of the property and they all had their own patios). Instead, outside ours was a grass area, intersected by pathways meaning v little flat area to place the plastic table and chairs. Plus, you're sitting literally the other side of the hedge to the main road and so sitting outside was pretty noisy. That was my biggest gripe - inside was great, but there was no comfortable/inviting outdoor space to sit outside (apart from the more communal areas ie around the pool). The pool is tucked further around the back of the house and so the road noise is less obtrusive. Having said that, the road noise very bothered me once inside the house.
The outdoor space ie around the pool, there is also a BBQ and dining area - we didn't cook outside, but saw others using it, it's certainly rustic! Meaning it doesn't appear a lot of maintenance stays place of the grounds/equipment. Though the swimming pool was fine - clean etc

Some kitchen devices needs to be refreshed: fridge was terribly noisy, oven has broken display, knives needs to be sharpen or even replaced.
Air condition was not working in my room for two nights out of four, finally fixed, bit it should be checked prior our stay. That was a time with extremely high temperature in Italy like 40 outside.

It is a beautiful, spacious, authentic, and clean apartment. There are many air conditioners that keep the house nice and cool. The bench in the apartment is comfortable. There is plenty of storage space. The swimming pool is amazing — a good size, with comfortable sunbeds and parasols. Cottages 1 and 2 have great terraces.
Note: We stayed in Cottage 3!
The outdoor area was a big disappointment. There’s just a table with four bucket chairs and no parasol. There is no proper terrace to sit on — only a narrow strip of stone where the table fits. The garden slopes downwards, and when you sit outside you are just 3 meters from the road. Because of the traffic noise, it’s often hard to hear each other, so relaxing outside isn’t really possible. This spot catches all the wind, which probably explains the lack of a parasol. As a result, the drying rack often tips over, and the tablecloth frequently blows halfway off. Cars pass by at high speed, and you can even feel the wind from them.
The garden also has safety hazards: a hedge has been removed, but the stumps (quite high) are still there, sticking out of the ground — easy to trip over. Leaving the property by car is also risky; someone usually has to get out and check for oncoming traffic before driving off.
Inside, the shower often only has lukewarm water, with a narrow cubicle and low water pressure. The middle support leg of the double bed is missing. The lounge chairs in the living room are uncomfortable, and most cupboards don’t have shelves.
Around the pool, the parasols are worn out and need replacing. The same goes for the tablecloths throughout the property. In the evenings, be prepared for mosquitoes — wearing long trousers is highly recommended. The bites itch badly and last for several days.
