Good value, friendly,

I picked this B&B as it was the best value. The landlady was very helpful and friendly. You made choices for breakfast the night before on a simple form. I was given a key for m my room and got the front door, so I could come and go as I pleased. The room was clean, a good size and the bed was very comfortable. The ensuite bathroom had an electric shower. The B&B is almost next to the St Austell viaduct in the St Austell River valley, so a very pretty location. My room was at the back, so very quiet. The location is pretty quiet anyway. It's walking distance from the middle of St Austell, where there are restaurants and the cinema.

Small thing - the soap tray in the shower had a slightly sharp edge. It's a little tricky getting a car in and out, and it's easy to miss.

Nice chill week, just what we needed

Excellent breakfast, Merlin the dog was beautiful, have never met a more chilled German Shepherd! Room was lovely with a very comfortable bed. Bonus of bird feeders attached to the outside of the window, really nice to watch them coming and going.

Lovely homely, friendly B&B

Stayed here for 4 nights. Really lovely homely B&B. The owner Nikki made our stay special. Her dog, a German Shepherd called Merlin made our stay even more special. The room we stayed in had everything in it we needed. It had a very comfy king size bed, a more than adequate bathroom with a nice shower. Nikki cooked a fabulous pre-ordered breakfast which set us up nicely for our days out in beautiful Cornwall.

The following were manageable for me but some people may not manage. (These were honestly pointed out by host in the details, but some may miss) The drive is only suitable for small cars as narrow and bit awkward access from main road. Stairs are little steep.

Memorable and cherished!

Comfortable rooms and the host is just fabulous! She was one of the warmest person I've met lately. The breakfast was a limelight of our day. Perfect in every sense! I will always cherish the cauliflower hash browns! The cosy talks during breakfast with the host, really started our day on such a positive note. And top it all, Merlin! The most sensitive and sensible dog, I've ever seen! I've tons of pictures with him :D The best stay we've had in sometime, will highly recommend the place, host, food and Merlin😀 I

Best English breakfast, great location to explore Cornwall.

The full english breakfast was excellent! Nikki is very friendly and made us feel very welcome and comfortable, like a home away from home. The bnb is in a good location for nearby beaches, which are just a short drive away, and there are lots of great places to eat lunch/dinner nearby. The dog is also very friendly, gentle, and well trained and will train you to in how to give him dog treats, which are kept in the various jars downstairs. We would happily stay here again!

Amazing Stay.

Julie and I had an amazing 4 night stay. Nikki and Merlin were amazing hosts. The Red room was Lovely with a comfy bed just like a home from home. The fridge cooler was an added bonus to store drinks and snacks in. Great choices for breakfast in a friendly dinning room. Having a parking space was an added bonus. There is a steep slope to the parking but as confident drivers with a medium sided car this was not an issue. Nikki's cozy B&B is very central to lots of surrounding attraction and the many beautiful beaches. Overall it was a brilliant stay. Nikkie and Merlin made us feel very welcome and relaxed. Thank you so much.🐕🧑🏻‍🦳 X X

A stress free stay with easy access to the surrounding areas

Nikki was the perfect host. Very welcoming and friendly. Breakfast was more than you could expect. We even had a 4 poster bed and a mini fridge. This was our 3rd visit and we look forward to returning soon

Need a longer stay next time

Nikki worked very hard to make our stay a good one . We found our bed and room to be very comfortable . A lovely breakfast in the morning , scrambled egg with clotted cream is a must try . The poached eggs were very good too . Merlin the dog was an added bonus , friendly and very well trained by Nikki . We found it a good location to explore Cornwall and we found the parking fine . Nikki was very knowledgeable about the area which was very handy too . We found it very reasonably priced . Thankyou Nikki for a lovely stay and look forward to our next visit and hope you have room . Thankyou

Awful, we had booked 3 night s and we left didn't stay one night.

Merlin the dog was a lovely dog Clean bedding

Room was very dirty. Windows, skirting boards, carpet. See attached photos. Smelt of mould Very dated- needs a lot of work (which wasn't a problem if it was clean) Parking is a nightmare. Avoid if you have a large car and don't want to damage your car.

Good value for money in St Austell

A nice little room with a large bathroom. Comfortable beds. Good to have the option of single beds when travelling with a friend, and to have a small fridge in the room. The breakfast is excellent!

Homely vibe with a great hostess and breakfast fit for a Queen!

Very homely place to stay, the room was clean and comfortable with a hot shower. Even had bird feeders on the window so you can do some bird spotting. Saving the best till last….breakfast was awesome- best poached egg ever!! Nikki was a great hostess, really down to earth and welcoming. Even when she had some really disrespectful guests staying she maintained a great attitude even though I would have lost my cool! Not forgetting my little mate Merlin- perfectly good teacher in treat obtaining!! Thank you for a great stay ❤️

Perfect

Nikki has been doing B&B for many years and clearly knows how to look after her guests. She gave us a warm welcome (as did Merlin the soppy dog), and made sure we had everything we needed for a very enjoyable stay. Breakfast is highly recommended :-) I'm not going to put this i the 'What we didn't like' box because it's mentioned in the details, but, the driveway is steep, narrow and has craggy stone walls both sides. I just managed to get my BMW 320i (G20) through, but wouldn't like to try with anything bigger than a medium size family car.

Homey with a great breakfast!

We had a great stay with Nikki at Arches BnB. It was well located close to the Eden Project and lots of cute coastal towns that we enjoyed exploring in our 3 day visit. The room was comfortable and had everything we needed for our stay - including a mini fridge which was great for keeping our water bottles cold! As advertised, the property is dog friendly and we enjoyed patting Merlin the resident dog on our way in and out each day - he's a total sweetheart! The breakfast we had each morning was delicious and Nikki was fantastic about accomodating my food allergies and my husband's vegetarian needs.

Our only complaint was that the local brewery's pub within walking distance of the BnB closed at 5pm on Saturdays which meant we had to drive somewhere for dinner - but that wasn't a big issue as there were lots of other places within driving distance with delicious food!

Nice homely B&B in St Austell

Good location, a short walk from the town centre and the bus and train stations. Clean, comfortable and spacious room with everything I required. Excellent breakfasts with plenty of choice. Nikki was an excellent host and her dog Merlin was also delightful. Would definitely look to stay there again if I'm ever in the area.

Lovely host and great value for money

Nikki and her dog Merlin were extremely friendly and helpful which makes the stay so much better. The room was perfect for me and clean. Expect dated furniture but it suited my needs. Less than 10 minutes walk into town too. Many thanks Nikki for a lovely long weekend 👍

Welcoming, homely. Will benefit from better parking, finished update and ensure it is totally clean.

Breakfast was lovely with plenty of choice. Merlin the dog was beautiful, friendly without being overbearing and perfectly behaved. The dining room was warm and friendly. The host Nikki was very friendly and welcoming. The bedroom had all that you needed for your stay. Bathroom was spotless with all you needed. Fridge a bonus and as much as you needed for hot drinks.

Parking was tight and the incline up to it was steep and narrow, anyone with a larger car would risk scraping it on the low wall up to the parking and on exiting the property due to the wall and hedge causing a tight exit onto a busy road. The bedrooms could benefit with updating, noted mould in places including the wall and TV wire, wallpaper pealing off and room was cold on our return from a day out. possibly conserving fuel. We feel this B&B is still a work in progress but will be amazing eventually with such a lovely host.

Cooked breakfast. Clean.

Cramped, dark room, very small cramped shower/ bathroom. Bed had big sharp corners to catch legs on. Bird feeders attached to window attracted birds at 2:30am onwards bashing into window waking us t.out night. Could not open windows so room stuffy. Steep staircase. Old house, rather "doggy" tho dog was well-behaved.
