Characterful Room decorated in unique style, plenty of space in the room, large on-suite with bath and shower, outside seating area, fridge and tea/coffee making facilities.
Aggressive booking system requested the same confirmations multiple times, despite requirements clearly outlined at initial booking via booking.com. We were instructed to bring proofs of ID, but the accommodation owners seemed unclear as to why this was needed. No windows in the room that could be opened easily - room was too hot at night and only way to cool down the room was to open the doors, which obviously presents as security risk and meant we couldn't sleep until the room had reached a comfortable temperature. Spring catch on bathroom door needs to be replaced with a normal lever handle. Shutting the door at 2am results in a large bang in the room and wakes up the spouse!. Lack of cooked breakfast.

The breakfast was not supposed to be supplied however Martin supplied a continental breakfast.

The rooms and gardens are lovely. The garden room was open 24/7 and had tea & coffee and complementary continental breakfast. It is a short walk to Niles bakery if you want a full English breakfast. The garden room was also a nice place to sit and enjoy takeaway meals. There is a microwave for heating food. The bedroom was well equipped and had a smart TV, Wifi was excellent. Martin keeps the garden in immaculate condition, There is even a hot tub. The parking was off street and secure. If you have a car the location is great for exploring the area including theEden Project and The gardens at Heligan. Martin was very welcoming and chatty. Cathy was lovely and very helpful.
As long as you accept cooked breakfast is not provided, everything was perfect.

It was clean and comfortable and in a good location to visit lots of beautiful beaches. The staff were very helpful and friendly and made us feel totally at home. We enjoyed having a complimentary breakfast to eat at a time that suited us. The garden was so tranquil to sit for an hour in the evening after a day out. Having somewhere to park the car was the icing on the cake. We have stayed at a few different hotels in Cornwall as my son and his wife live in St Austell and we visit as often as we can. All in all this is by far the best place we have ever stayed.

Our room (4) was immaculate, had everything we could need and the patio chairs were a lovely touch to sit and enjoy the beautiful garden. The bathroom was great, with super hot water and choice of roll top bath or shower. The breakfast conservatory is open 24/7 for tea/coffee/fruit which is such a thoughtful touch and the owners were friendly and accommodating (they were really flexible lady whose daughter was poorly) and Kath who we saw each morning was the loveliest lady who made sure everyone had what they needed. We wouldn’t hesitate to stay again.

The hosts were extremely welcoming, friendly and helpful. The accommodation was lovely and the garden was a beautiful area to relax! We weren't expecting a complimentary continental style breakfast (toast/crumpets/cereal/fruit) so that was an added bonus in a lovely room overlooking the garden.

The host (Martin) was very friendly and gave us some good tips about places to go and avoid. The room was lovely, comfy and very clean too. There were nice little touches like a small biscuit, bubble bath, hairdryer, dressing gowns and everything you needed really! The breakfast was a great plus (Cath was very friendly and warm) and we had a lovely stay.
Nothing much. Our room was a bit hot and stuffy the first night (room 4) but we opened the top half of the 2nd door and bathroom window to get some air in. It felt nicer then and safe so was okay to do.

All over very clean, smart. As they are updating the property there were some areas that were a little “busy” with ongoing work.
Disappointed that we couldn’t use the breakfast facility as this is under construction.
My partner is a tall man in his eighties and found the bathroom too small.

The garden area was lovely to sit in. Having bottled water and milk in the fridge was great. Being told that if we wanted a takeaway to help ourselves to plates and cutlery from the dresser was a lovely touch .

Our hosts were excellent and made sure our stay was really enjoyable. They catered to all our needs and gave us really useful information about the area. The room and facilities were clean and tidy, and everything was very comfortable. The room lacked a desk, however we were able to work in the conservatory which was peaceful with a nice view to the garden. There was tea, coffee and hot chocolate provided, and as a huge bonus there was good breakfast provided. The choice of fruit, cereal and bread with yogurt and jams was a very nice addition. Each room had an allocated parking space at the property so this avoided problems with where to put the car. It is a small guest house which meant we could also interact with other guests which was also very interesting and useful. The location was very handy for walking into St Austell and was very close to the beaches.
Minor point was that our room faced a busy road. Closing the windows at night meant the noise was minimal but it was a little hot inside. A fan was provided so we were still perfectly able to sleep.

The garden was lovely and the B&B was clean and nicely decorated.
A healthy continental breakfast was served daily.
The B&B is close to a main road, so there was some traffic noise. However it was within easy reach of the town centre.

Lynn was extremely welcoming, we loved our cosy room and our stay was excellent. The breakfast was very yummy with great continental options and the towels were changed everyday which was great. We couldn’t fault our stay and everything was closeby, would highly recommend to anyone. Lynn recommended Charlestown for food and we would highly recommend this to anyone visiting.

The property is situated in a good location, it is decorated to a high standard and both Lynn and Martyn were lovely. The bed whilst being a little high for people like me and my partner who are frankly pretty short 🤣 was really, really comfortable. I slept so well the entire time I was there! I really loved this place and would stay again in a heartbeat if ever in St.Austell.

Lyn is the best hostess you can imagine. The house is very clean, furnished with lovely details and has everything you need. The breakfast was excellent. The location of the lodge is also great, close to the bus stop. We had a great stay.

Everything was of a very high standard. Lynn, Martin & staff were very friendly, they clearly love hosting and the attention to detail was exceptional. The conservatory was made available to guests at all times, including a small fridge and wine chiller.
