Reasonably good stay but would consider another place in my next trip knowing the inconveniences we experienced.

The room was located on the first floor and as we’re international travelers it was difficult at the time of check out. The office was not on the property, we had to request several times to allow us to keep the luggage below after we had vacated the room. Check in was smooth, Check out was difficult.

Good location and reasonably comfortable, but the bathroom is extremely small, making it unsuitable for longer stays.

The location was phenomenal, with easy access to all of Venice, and it was pleasantly quiet in the evenings.

The bathroom, especially the shower, was extremely small (under 4’x4’), making it hard to wash or move around safely, and creating a real slip-and-fall risk.

Loved everything about Residenza La Fenice. As an elderly traveller with a stick I was relieved to be on the first floor

The location - two minutes walk from Venice’s La Fenice - was perfect for me & anyone visiting the world’s most beautiful opera house! Before I arrived I received detailed instructions for gaining access to the property - no keys just a code to access the building & room. The rooms are serviced & there is another property five minutes away where I could store my luggage before going to the airport. I’d definitely stay here again.

No breakfast but unlimited coffee & biscuits in the room - the fridge wasn’t cool enough for my liking but, hey, there are cafes everywhere 😀

Comfortable and well located stay in San Marco with attentive, helpful hosts

Very comfortable hotel in the San Marco area of Venice, ideally located close to all the main attractions yet pleasantly quiet. The apartment is managed by thoughtful hosts who made our stay seamless, ensuring smooth check-in and check-out. They kindly stored our luggage both before arrival and after departure, allowing us to enjoy Venice without the hassle of carrying bags. They also went the extra mile by helping us arrange tours, including a gondola ride and a private boat excursion to Murano.

A really beautiful property that was wonderfully fitted out in a great location.

We love the high ceilings and the big open spaces. All of the appliances were brand-new as well which was great. He was also in an amazing location right in the heart of all the action.

Confort right in the heart of the city

The location was amazing and was really close to everything and not in a dodgy area at all. There’s a restaurant right in front, several shops, a canal bridge, and a plaza. All this is within a one minute walk. It is also really close to the main "must-see" places. The staff was also SO helful and very polite.

This isn't a major issue unless you're a light sleeper like me. Since the building is quite picturesque and was built a long time ago, there's no soundproofing on the ceiling, so you can hear a lot of noise if there are guests upstairs. I just put on my noise-cancelling headphones and call it a day :)

Lara was our contact person. She has a positive attitude in her service, always with a smile and went the extra mile to accommodate our needs in early baggage storage and late check out. Excellent location right near St. Mark's Square and the Teatro. Clean rooms. Excellent air-conditioning (which was very much needed) in each room. Easy to access with provided door code. Lots of free towels and shampoo provided. Plenty of room for a family of five to stretch out into the two bedrooms and the extra bed in the living area. Easy to use kitchen and dining room area for breakfast. Supermarket and nearby cafe/restaurants are close by.

A number of stairs to get up to the room (but not unexpected in Venice, the city of stairs and no elevators). Bed upstairs could be more comfortable as it dipped and was a bit lopsided.

very secure, spacious living area and bedrooms. Rooms were clean & functional

very small bathroom, only the one shower for 4 people was inconvenient. Whilst there is a second shared shower just outside the apartment, in corridor, it was being used a storage space for cleaning equipment, i.e mop & bucket in the shower.

Lovley Apartment .

The comfort for 4 persons. The location. Many restaurants nearby. Very quiet during the night. We stayed with 2 grandchildren 11 and 13 years. Very comfortable beds and pillows. Kitchen well equipped if needed. The staff in in the office very helpful and informative regarding checking in and out. Thank you Lara!

If you have difficulties climbing stairs the stairs up to second floor, they are quite heavy. However the staircase will give you an extra exercise.

Great apartment in a fantastic Venice location. happy to recommend

Excellent location, nice spacious apartment, check in was easy and the overall experience was excellent. we booked a 2 bedroom (#202) on the first floor. The lounge area has a nice view of the adjacent square. Rialto bridge , St Marks square were just a few minutes walk away.

1 minor disappointment was the pics on the listing showed a roof terrace, after finding we didn't have one and reading through the comments, it appears only one of the apartments has the terrace. Not really a complaint, just making a point so future guests aren't disappointed. ..the shower is very snug but works fine.

Clean, great facilities, excellent location. The personnel was very helpful with all we needed.

It was at the second floor and the stairs were challenging for my parents with reduced mobility. I should have enquired properly from the beginning as the building is historic so the levels were quite high.

We really enjoyed our time at Residence La Fenice - would recommend and stay again.

Property was clean and spacious and location was great. Small amount of tea, coffee and biscuits were left for us. Each room had its own bathroom.

Had no hot water one morning - had to wait for handyman to come to fix - though didn't have to wait for hot water - it was instant.
