Excellent location and rooms with good facilities. Breakfast good and staff friendly.
Good idea to have drinks machines in lobby for guests, but conflicting information from reception staff and notices about provision of cups. Notice said clean cups available by machine, but staff telling guests to go up to room (6th floor in my case) to get cup. At the end of an evening out, to have a hot drink with friends before retreating to own room was a good idea, but not without a ready supply of cups. Bathroom a little cramped, but well equipped.

Location is great
The rooms need to be renovated and are dated/worn (e.g. broken closet doors and dents/stains + fixtures detaching). Breakfast room is not big enough for a hotel of this size.
