That it was situated on the sea front and not too far to walk into the town centre.
The bathroom in room 9 was very small and cramped and the shower wasn’t the cleanest. It also wasn’t made very clear that parking was chargeable.

The breakfast was ok. The ingredients were pretty good in the main. The room was nice an warm and The towels were lovely and soft. Plenty of tea/coffee and a small fridge in the room (Superior king double with sea view)
Located about a 10 minute walk to the tower which for us was perfect.
The breakfast area was a tad small and the owner seemed a little stressed on the 2nd day when 5 tables were full. Only 2 on the Saturday. 1st day as fried eggs aren't part of the buffet we asked for easy over they came back black. I can eat mine well done but not the wife. Asked for another it too came back black. Must be the lard/oil. 2nd day we came down to quite a busy breakfast room , set up at a table cereals and orange juice but we're unceremoniously moved to a tiny table right in the doorway which was permanently open. Not best pleased, bit like BASIL Fawlty when he moved a family to give their table to Lord Maylberry. One of my wife's pieces of toast had mould on it. We told the owner who did say sorry but really a property purporting to be 4 star this shouldn't happen. On that subject nothing about the room is superior or premier. It did have a great sea view but everything else was really basic. The bed looked like a prison bed and was really uncomfortable, gave us both back ache. Just one free standing hanger rail, no wardrobes, no drawers, shower doors didn't close to. The blinds didn't close properly either so daylight hot in quite early. The facade of the hotel looks really dingy. On arrival he had me park my car so close to the building I had no chance of moving it till leaving day on Sunday.
The owner, and we only saw one but I understand they're a couple, really has to work on his small talk. There wasn't any. Just a good morning. No enquiries as to plans etc, any pearls of local wisdom, you know the little things that make you feel welcome.

The friendly staff and the relaxing atmosphere.
Car park was a little small and charges when we got there instead of inclusion in the price of room

Cracking little gem, we didn’t stay for breakfast although it smelt gorgeous.

Rooms were definitely not as described.
Clean but no iron, fan or coffee machine. Only a kettle.
Fridge on floor and constantly banging toe on metal bed frame.
Bathroom tiny and very nasty build up of limescale.
Car park horrendous to get off after having to park almost touching building.
When requested breakfast for final day we were informed none available on a Monday even though requested as advised the day before.

Excellent location. Spotless throughout. Friendly helpful staff. Beds were very comfortable. Would definitely recommend.
Due to it being a small boutique hotel there’s limited space at breakfast so you’re given a 15 minute time slot to arrive. But can fully understand why it has to be this way. The breakfast is one of the best we’ve had in a hotel though. All items are fresh, hot and of a very good quality.

Good stay for a bank holiday weekend. Breakfast was good. Had an upper floor 3 bed sea view room. All clean and modern. Good brewing facilities, dressing gowns, and good towels.
Not much parking, but found the street behind gave you an opportunity to grab 2 nights for free if you found a space.

Lovely staff, beautiful inside the property with a nice sized room and the location was in a good spot.
Would have liked a room with a better view and the fan in the room was covered in dust apart from that the place was clean and tidy.

Walking distance from the event I planned to go to. Quiet bedroom. Tea and coffee caddy, small fridge in the room. An electric fan provided, too.
The hair dryer broke as I was using it, which is not Hotel owner fault. It just happened.

Cleanliness
Not 4 star!!
So disappointed to be writing this but I will start with the positive...spotlessly clean and nice entrance but room 3 is advertised as deluxe king size but it was tiny and backed onto private flats which were which occupied by the roughest of the rough! We heard loud arguments every morning and it wasn't pleasant ,room was so hot we had to open windows so experienced in full
stereo!! There was no room either side to get out of bed and regarding bed.....it was just horrendous, metal frame with metal slats each of which you could feel through what can only be described as a thin piece of foam masquerading as a mattress there were no springs in it and we woke up in agony each morning. It's truly the worst sleeping experience we've ever had and we hoped for much better! I don't know how they have 4 stars I would say 3 stars is very generous, the shower hose in bathroom was rusty and I would say avoid at all costs room 3!!!!

It was very nice and clean- I had a lovely room on the sea front.
Ian and Ben who run the hotel are very friendly and great customer service.
The Breakfast must be the best in Blackpool- beautifully cooked and presented.
It all fine - no problems.

Ian, the owner was so lovely and pleasant. The bar was great. This was a small, friendly B&B which was very pleasant, clean and the decor was amazing and had a great, well stocked bar. We stayed in on the first floor, room no. 3, it was pleasant and big enough for us both for 2 nights. The fan in the room was a godsend as it was absolutely roasting with no aircon.
Ian and his partner also run a restaurant, the Stone Grill.
The bed was a little uncomfortable and probably needed a thicker mattress as we could feel the bars from the bed through it but slept OK considering. Ian and his partner also run a restaurant. We also couldn't have a late check out on Sunday as they had quite a few guests already checking out late and we couldn't leave our cases with them on the Sunday either as we wanted to make the most of our stay and had plans for during the day and make the most of it but we managed to sort this elsewhere with another hotel.
