The property was located real close to town, we parked right at our booking. There was a great yard around the complex with fruit trees and a back little porch to sit at. The inside was very clean and accommodating with a comfortable couch and tv to watch. The bedroom and bathroom were upstairs and very spacious. I have to say after traveling a week and then in Scotland this was the most comfortable bed we had. Breakfast was home made and awesome. Our host was great, we talked a lot about ever thing. I would recommend staying here anytime!!

Like to make some clarifications with the comments that the property owner had resoponded to my review.
1. I admitted that I had not done enough reserch about the room temperature provided at Lycia Rooms. Whille I agreed that most guests are ok with the pre-set tempearature, there are some exception especially for seniors in the 70s from tropical countries. As a courtesy and considerate owner, they shall provide assistance to these guests if they are not comfortable with the low temperature.
2. I am ok with the room with no private bathroom, but I did not know that the heater in the bathroom is not functiioning.
3. It is fair for my friend to ask for evidence that we had “damaged“ the shrub as we were not aware of the incident. Otherwise, we would have left a note for the owner and aplologised for the incident. It is also natural for human being to feel embarrass after shown the proof and more importantly, we did not ague on the compensation.
4. On the online information provided by the owner, it is a pot of shrub with flowers. Wherease the shrub we “damaged“ is a small plant with no flower. No wonder the owner thank us the compensation money. We did not argue for the compensation as we want to avoid further unpleasant experience.
5. The shrub is planted at the edge of the driveway (see photo provided) where the guests may not notice it. We noted that the owner placed 2 mushroom pots along the grass edge the next morning. This is the right thing to do and the owner should have done before.

We stayed at this property on Sep . The outside temperature in the evening was single digit and we, in the 70s, were uncomfort with the room temperature. We informed the owner and was told that the whole building was set to 21degC centrally and cannot be changed. Worst the toilet was outside the room and there is no central heating and we had to bear with the coldness when we showered and went to the toilet in the night. it’s terrible.
Also we had accidentally stepped on a small plant in the driveway and the owner demanded that we compensated them £25. We admitted it was our mistake and the damage was minimum and the plant would survive, see attached photo on the damaged plant. The owner argued that the plant will grow but one sided. It arguable and unreasonable. We paid up to avoid further unpleasant experience.

The couple who welcomed us were very nice and friendly.
The bed is dreadful; it was lumpy, too saggy and so uncomfortable.
The pillows were flat as pancakes (fortunately we brought our own);
The comforter/quilt was cheap polyester fabric.
The parking was only for two cars even although they had 3 rooms for rent.
Our bedroom reminded us of a student dorms room.
We too operate a Bed and Breakfast in NY and we like to support few proprietors but I would be embarrassed to offer this to our guests.

Cozy property with a wonderful host, Ann. Breakfast was plentiful and fresh.
Bed was a bit soft for us and our bathroom was not directly attached to the bed room. Location was outside the area of restaurants and bars, but quiet. We walked 2.5 miles for dinner and took a cab back

The b&b owner was very welcoming, the room was comfortable and tidy with a nice view. I particularly liked the coffee machine in the bedroom and the proprietor provided me with takeaway food as I had to leave before they served breakfast which was thoughtful. The b&b was a short distance away from the Great Glen Way which was handy for trail running

During our roadtrip in Scotland we found this lovely place as a perfect stay for one night. And it was really good choice! :) Owners are very friendly, gave us lot of advices and the really nice surprise was their warm welcome. We liked the place, is so hommy :) As we left early, they provided us a very tasty take away breakfast. Totaly recomended! PS: Dear Andy & Anne, thank you for all, take care :)

We had a wonderful time at Andy’s and Anne’s place! It felt like home and was just perfect. The owners have an eye for details. The continental breakfast had everything one can wish for. The B&B is a 15 minutes bus ride away from the town centre. I would recommend this accommodation to everyone but if you prefer to be a bit more flexible it is best to have a car. We will be certainly back in the future.

Located just outside Inverness, the city center can be reached in less than 10 minutes.
Mr Andy is a perfect host, the property is well maintained and very clean. The room is spacious and with a large window. Comfortable bed. Very good international and Scottish breakfast.
The private bathroom is really tiny, with a very small shelf to support the necessary for shaving and personal hygiene but, all things considered, for 2 nights it can be adapted.

The owners are amazingly accommodating and friendly. The rooms(we had a living room/breakfast nook, upstairs ensuite loft like bedroom), were gorgeous. Beautifully decorated and comfortable. Great view of the city and lovely gardens. Off street parking. The included breakfast was over the top!! Great place to stay 10+++.

The bed could be bigger and the check out was early for us, but overall wonderful place I would recommend ,just count with the fact that there are stairs to the bedroom/bathroom

Very good place to stay in Inverness. Warmly welcomed. Our room had everything we needed and was very clean - as was the bathroom next door to our room which was solely for our use. The house was very quiet and after a good night's sleep we were treated to an excellent breakfast. We would recommend without hesitation.

The room was excellent. Very clean and comfortable. Lovely shower in an en-suite bathroom. The bed was really comfortable and there were tea and coffee making facilities. Lovely continental style breakfast. The accommodation was in a quiet area but only a short drive into town. The hosts, Andy & Anne, were extremely friendly. Loved our stay.

Nothing really just a little way out of the centre of town but still walkable, about 40 minutes. However host provided bus timetable and taxi number so not a problem. It is shown on the map where it is and a lovely quite location.
