Everything was superb. The person who welcomed us was extremely friendly, upgraded our room for one with a bathroom inside the room instead of an external one. Location is fairly central with transportation links nearby. Room was clean and comfortable, definitely good value for money. There was even a view to the back garden, which was quite lovely.
Only thing is that the room was a bit chilly for my liking, I would definitely bring some warmer clothes if staying here in the thick of winter.

This time, I was on my own so I had enough space. For two people with suitcases staying for a week, a closet in the room would be good or somewhere to unpack your suitcase or put your suitcase on

Our room was immaculate and mostly quiet. The location of the guesthouse was perfect for us (Stockbridge Market, Water of Leith Walkway etc.) with excellent bus connections to city centre.
Missed the 'old days' a little, when you could have breakfast at your guesthouse and meet your hosts.

We haven't met the host but they were welcoming and gave us all info we needed via text. They were helpful to us. Room itself was great, good location, everything was clean and there were some things you don't expect in any apartment but rather at home.

We liked the cleanliness of the room, its overall comfort, the temperature, and the adjustability of the hot water. The Wi-Fi was very good. The bed was comfortable, and the sheets and towels were clean. We could hear a little noise from the neighbouring rooms, but it was never enough to disturb us.
Overall, we really liked our stay and found it to be very good in terms of price–performance. If we could find it at the same price again, we would definitely choose this place. The issues we mentioned were very minimal and the type you might expect in hotels of this category.
Of course, considering the price — because we found the hotel at a very reasonable rate — our room was small, but it never bothered us. It would have been nice to have a small minibar/fridge, and also a small wardrobe or space to store clothes. Someone travelling with a large suitcase might experience some difficulty.

Location was perfect.. lovely building . Nice and clean . Seperate lounge area.. with tea and coffee . The beds were comfy.
We had agreed with staff 8 months prior a room on the top floor. Overlooking garden in a quiet part.( as i dont sleep) . On the day of travel I received a message saying it was groud floor .room 4 .. I had already seen the bad reviews on that room
I emailed.. messaged. Wattsap. And mobile message..saying I could not sleep on the ground floor in a busy reception. ..all was ignored . The gent who let us in did not listen to me. I had a dreadful night nights sleep as the en suite juts into the room 4 from room 5. Toilets flushing all night...and flashing lights in ceiling.. it ruined my trip. .it was the noisiest room , next to front door slamming ( booking.c have asked me to leave this review) im sure the other rooms are lovely.. its just very unfair we were moved

New Town Guest house is ideally situated to sample the many delights of Stockbridge's restaurants, delis and bakeries. It is a characterful and artistic property, reminiscent of places we've stayed in Amsterdam or on the Left Bank in Paris. The owners were thoughtful:- accepting to care for left luggage, prior to and after stays, rooms have their own fridges and coffee makers, environmentally friendly toiletries, providing a communal area with tables, chairs and sofas to enjoy complimentary beverages and store some of Stockbridge's food delights in their communal fridges. Staff were kind, helpful and informative.

Very helpful information sent in advance about parking, restaurants in the area, check in/out info. The building was nice, efforts were made to make it seem cosy, well maintained. It was clean.
Our room was quite small and our bathroom, while private, was across the hall. Also, the windows were old and did not close properly so it was very cold in the room. A space heater was provided but it was not sufficient for the end of October in Edinburgh.

Clean, quiet, near to downtown Edinburgh, easy to check in. The room was adequate and had a lot of space but most of it was above our heads (high ceiling) otherwise, with only 3 pieces of luggage, the room was very small, for 2 people. The attendant was nice when we saw him.
Wifi was very poor. Apps didn't work on TV. When Wifi did work it was very slow. Attendant wasn't able to help with the wifi issue, but was pleasant.

Small but lovely and clean room with modern bathroom and everything needed for a comfortable stay. The host was friendly, the Wi-Fi worked well, and the self check-in was easy. There was also the option to store luggage after check-out. The neighborhood was safe and beautiful, just a 20-minute walk from the city center. I definitely recommend this accommodation!
The walls are a bit thin, so you might occasionally hear some sounds from the corridor or nearby rooms.

I like how cozy and close to the center it is. Bus stops are also really close by, so if its raining a lot you have other options. Towels and bed sheets were changed every day even though we were there for 4 nights

Cannot recall being offered a choice of room when booking, but the room I booked (and it was mentioned in the booking, but I had overlooked this) did not have an en-suite bathroom. It had a minute shower room that was for the use of this room, but it was along a landing and required a key to access. I asked to change rooms for the second night and was immediately given another room, so had to pack up and move my case. On putting my case in the lounge for retrieval that evening I was greeted by a member of staff who harangued me on changing my room, and that the hotel would lose money because the room I was moving to was more expensive. I offered to pay the difference, but this was not accepted. The conversation continued, with me being informed I would have a very large room. It wasn't. It was a huge bed in a room that had been made smaller by the bathroom from the next room carving out a third of the space. I had to walk sideways along the end of the bed to reach the window. The accommodation cost £378 for 2 nights in September. For £189 per night I expect much better value.

I really enjoyed my stay in this charming hotel in Edinburgh. The place was very clean and well kept. It’s not too far from the city centre, but still in a calm and authentic area, surrounded by lots of greenery and trees. The view from the hotel is beautiful and the neighbourhood feels peaceful and safe.
It’s not a modern place, but that gives it a lot of character and makes it feel authentic. Around the hotel you’ll find plenty of restaurants, cafés and bars, so it’s easy to go out for a meal or a drink.
A lovely stay, I would definitely recommend it!

Staff are friendly and go above and beyond. Thank you so much for your help Agne! Room was quite small but that is to be expected in Edinburgh. Location was great as it was near to bus stops, cafes and restaurants but the property itself is in a quiet residential street.

This was the second time I have stayed here. The location and atmosphere are great. My room this time was more comfortable.
1. While the room was more comfortable, it was on the lower ground floor where there was, of course, no view and also sometimes noise from the cleaners who keep things on that level and from the resident manager who himself has a room on that level.
2. The price was excessively high (during the Festival) and it was irritating to hear from Booking.com that it had been reduced by a huge amount for new bookings. I received the maximum Booking.com credit but it was still not even 40% of the price reduction.

The host was super nice, we had everything we needed and everything was as described and as shown in the pictures. We knew that the room was going to be small, and it was very small. But then again: there is a lounge area where you can sit and read or play games and have a cup of tea. And the center city as well as Dean Village and places to have breakfast were in walking distance.

I liled how sweet and cute the hotel room was. It was small but practical. It was also clean but I stayed at ground level directly to the garden so everything was slightly damp and there were a couple house spiders (which is fine, means no other bug existst). Staff was exceptionally kind, gold stars for them. Location was fantastic, safe but close to everything, bus stops markets cafes etc.
It was the ground floor so everything was slightly damp. I stayed at floor 3 which has a door directly opening to the garden, that didn't make me feel very safe despite the door being sturdy and nothing happening.
