The location is excellent; a great neighbourhood for eating and drinking, just outside but within easy walk from the centre of the city. The 1000 Trades pub is a great place for craft beer and wine.
I arrived quite late in the evening and was introduced to the property by a member of the bar staff who explained that they 'operate more as a town house than a hotel,' meaning that they don't have a manned reception or some hotel amenities, although more than make up for that with comfort, and tasteful decoration. The free breakfast on Saturday morning was very pleasant, as was the sparkling water in the room.
Parking on nearby streets is cheap and feels relatively safe. The bed was comfortable and the shower was excellent.
My room had a wall mounted bedside lamp, seemingly an antique. Unfortunately it had no bulb in it. There was a switch for this light so I was confused by the omission, although I wasn't there for long enough to enquire further.

Staff were friendly. Continental breakfast was lovely with plenty of options. Shower was good and powerful. Good brew kitty set up in the room, nice little touch with the bottles of water in the fridge.
I know it's noted on the advertisement about the potential noise because of the location however, I didn't have any issues with outside noise on the inside. The stairs and flooring inside are exceptionally loud at night and unfortunately, I had a few fellow guests that were up and down or pacing in their rooms all night which kept me awake.
My blind was a bit too tall for me to reach to work properly and it was also broken. It still functioned but it was a little tricky.

Curtains were coming away from rail on one side which let a lot of light in. Button factory loos need abit of a spruce but didn’t affect our lovely stay.

The room was large, bed very comfortable, bathroom spotless and again big.
I think the breakfast offer needs some work. The Button factory opens for Brunch at 11am, why not open earlier so guests can enjoy a nicer breakfast offer, or just open it earlier, so guests can enjoy a cooked breakfast. I'd pay a little more for a more enjoyable breakfast

Lovely room with comfortable bed, fab shower, very clean and warm. Nice to have bottled water. Great location if you're heading to Utilita Arena (10 min walk)
It was very noisy with music blasting from somewhere til 1am.
Breakfast wasn't great - only one type of bread, and croissants all gone by the time I got there. Would prefer the option of a cooked breakfast!

Good location for the Arena but not much open later at night on a weekend.
Rooms were very nice and comfortable, great bed and bedding.
The breakfast experience wasn't great. Had to ask for cutlery, napkins, no fresh cows milk, was a bit basic. Guy was nice but didn't seem especially well trained - no welcome or explanation of how to get hot drinks.
The hotel was incredibly hot - it was Dec but not that cold outside.
The room was starting to show signs of age (peeling paint, cheap toilet seat) and you could hear smokers from the pub next door chatting. Period windows would struggle to keep the noise out so appreciate that is difficult to resolve.

The decor was just gorgeous, I had the junior suite (surprising upgrade on arrival!) Staff on reception very friendly and welcoming. The room had absolutely everything you could need, mini fridge, shower and bath, wardrobes, iron etc. Fell in love with it all.
Only downside was that the room was by front door so sadly very noisy first thing in morning and during the night with a few late night guests in and out but it didn't ruin my stay, it's an old house, these things are part of the charm.

Disappointing breakfast went down for breakfast at 9:15 on Sunday morning only to find not a lot left..
. Did ask staff (along with other customers too who complained) But all we got was) we had a party of 20 come in this morning). Well surely they should supply food up till 10:00 for all of the bed and breakfast customers who paid £165 for a room per night.
Not much tea and coffee facilities in the room. Had to go and ask for milk which failed to supply.
Will be requesting part refund.

The staff were so friendly and helpful, the building and the room gorgeous. Tea and coffee options in the room were very appreciated. Location was great for what I needed and easy to find.
The stopper in my bathtub didn't work but it wasn't a big deal. Amazing stay overall!

The only issue during winter time is that the rooms could be warmer at least to my European liking
