"Check in" worked fine.
Breakfast was just some food provided in the Kitchen. Not a variety but milk, cornflakes, toast an marmalade.

You can walk in the city within 30 minutes. Parking spaces are available close by.
The house was clean and necessary items available.
Bed was not large enough to be comfortable (me being 1.87m).
We had the room next to the shared bathroom, which is not noise proof at all. We have been kept awake in the evening by the other guests showering at 10pm, as well as guests at 6pm in the morning.
The washing machine can be used by the guests, which is good, but it was used after 10pm as well, again keeping us awake.

It felt like home for real. Owner provided breakfast and light meal foods. I had a very pleasant stay.
The other guests can be noisy at times but it wasn't a major issue.

I really enjoyed this accommodation:
1) Complimentary access to laundry services
2) Kitchen facilities - there were some complimentary food and drink options (which I really appreciated)
3) Shared Bathroom - kept nice and tidy
4) I always had parking nearby - it was a wonderful location to be based too!
5) Host was efficient with communication and didn't have a problem checking in or out

The shower was problem adjusted to temperature too hot. Kitchen chairs was Wobbly. Kitchen Utensils need re placeing like frying pan.

We stayed at Invercaul House for three nights, and from the very first step inside, I was struck by the immaculate cleanliness and order throughout the home.
At breakfast, we had the pleasure of meeting Lorna — the wonderful lady who looks after both the house and its guests. She is truly a gem: everything she touches is kept in perfect condition, and her presence brings a warm, almost magical atmosphere to the entire place. Lorna is like a fairy — graceful, kind, and effortlessly charming. It’s rare to meet someone so dedicated and genuine, and we felt incredibly lucky to have her around.
As for the accommodation itself — it offers four bedrooms, a well-equipped kitchen, and a spacious bathroom. It has everything you might need, whether you’re staying for a short visit or a longer stay. There’s even a washing machine, metal dryer, and laundry detergent provided, which was a lovely bonus.
Free parking is also available, which made things even more convenient.
Everything about our stay was comfortable and easy — and I would happily return again

We were in a downstairs room and could hear every step taken by the guests in the 3 upstairs rooms.
This kept us up very late and woke us up again at 4am due to the differing plans of the other guests.

It was a great solution to my simple requirement for a stop over on my travels that was clean, well located and provided a single room. It was far preferable to a hostel dormitoryn the room was comfortable and clean. The other guests were polite and quiet. Breakfast items were a welcome addition and there was a chippie 5 mins walk away. Pretty much ideal for me.
There could have been a couple more teaspoons - the single teaspoon was kept busy!

There is nothing to like about this property.
The breakfast was a pile of cereal packets in a communal kitchen. The location is a housing estate out of town. There is nothing to distinguish this property from any of the dwelling houses in the rest of the estate. There is no soundproofing in any of the rooms or the single shared bathroom. This is not a guesthouse. It is someone trying to make a bit of money on the side with minimal outlay. Its about expectations. This was marketed and priced as you would expect for a guest house or B and B. This is a dwelling house with a key safe on the front door. The only interaction you get is an email from the owner with the code. After that you are on your own.........

Its a bit further away from the city centre, though that is mentioned upon booking. The house has a bit of an outdated feel and the garden doesn't look maintained. I also never met the host.

The property is very close to a really lovely forest/canal walk. City centre is absolutely accessibly on foot too, if you don't want to wait for the bus or just prefer walking. Huge plus for a freezer!! The room was clean and warm. Would definitely stay again

The bed was very uncomfortable and noisy.
As this was a house turned hotel the sound proofing was non existent. Having to get up and out at 05:00 I was kept awake by extremely loud and rude customers one of which was on the phone to his drunk friends for about 2 hours until around midnight, i managed about 3 hours sleep. The floors were very creaky and every footstep was heard. Unfortunately won't be staying again.

The room, bathroom and the whole house was clean and several towels were offered. The bathroom had a bath which was wonderful! There was also a washing machine which came in handy and a whole kitchen with complementary breakfast cereal. The owner allowed us to stay a couple hours after the check-out time as an exception, since my boyfriend was feeling sick and we had some time until our bus. So great hospitality on the owner's part, thank you!
The mattrass in our room was a bit lopsided, a sign of thorough use (by a heavy person?), so I got slight back pain by the morning. You could hear when someone went by in the corridor since the floorboards creaked.
