Giving a poor review as both allocated rooms were in poor condition.

Towels, toilet roll, tea and coffee making facilities

When checking both allocated rooms,, the first one had no cover on the smoke alarm and had wires and the battery exposed,, no cover on the light in the shower cubicle again exposing wires,, couldn't have a shower as would have been dangerous,, the shower was dirty and mouldy and the shower pole and shower head were held together with cello tape,, there was no spare pillows or bedding,, I had to ask for the password for the WiFi and the TV was intermittent the second room allocated was the same except the TV had no signal so could not be used,, the bedding on all of the beds, didn't smell clean,, both rooms smelt musty

The location was fine parking easy with spacious in and out driveway , the street was quiet ,facilities were basic but clean. Owners met as leaving gentleman seems ok and friendly. Hot water shower and room warm enough.for one night was fine and did the job to see local.leeds and to do the York ice trial. Beds were comfy.

I felt some what surprised at layout I thought we were getting the bungalow not a room and building shared with permanent residents which might have made some groups uncomfortable. There was no sink in the kitchen to wash pots although told by owners not to worry. We had to use a tiny table from hall for take away ,feel a little foldaway table would have been useful.

Stayed a fair few times, close to city centre , cheaper than most . Everything you need . Nice quiet area . Live in tenants are nice . Georgia the host is approachable .

The room is minimalistic , the phone signal is really bad & no wifi given .

AVOID - It felt like a bad student digs at Uni - Overall disappointed.

Self check in arrival worked fine. Local area / location was good, peaceful and quiet. On site parking available but free on road parking directly outside too.

Bedroom / main room: SMOKE ALARM MISSING on ceiling. One of the 2 window openings was broken; the handle was stuck in open position meaning we had to sleep without being able to secure the window. Really bad sleep as bed was very uncomfortable and hard to sleep on - both woke up tired and sore shoulders / hips etc due to the pressure from the poor mattress quality. Bedroom mirror not on wall as per photo and rattled against the adjoining bedroom wall when walking past the desk it was sat on. Bedside lamp didn't work. Curtain rail brackets bent / slanting to one side / hanging from fixings. TV / bracket on a slant. Cobwebs found on ceiling lighting and near beside cabinet. Main lampshade mis-shaped / crushed. Clothes hanger on wall been re-located but holes not finished / painted over. Laminate flooring old, creaking / cracking, and edging warped / dirty / peeling from skirting board. Headboard slanted and not fixed to bed on one side. Walls showing marks, stains and in need of repainting. Radiator - rusting on the bottom, dirty inside. Kettle – tricky to fill due to only having access to the tiny bathroom sink. Bathroom: Looking tired and needed more attention to detail. Cobweb found on wall. Water damage to ceiling. Grouting dirty / mucky. No mirror or shelf as per the advertised photos. Door didn't shut as hit the frame. Shower silicone needed replacing around the tray. Shower plug tarnished / rusting and grubby looking. Shower head looking old, grubby and due replacing. Based on all above we decided not to use the shower at all. Shared area: Water damage to ceiling in main corridor outside our room. No sink available within the communal kitchen area.

Good for the money

A nice basic base for a night out in Leeds. Clean if a little shabby. Very comfortable bed. We were in the upstairs attic room. Good communication re self check in.

Owner never responded to the request for the WiFi password. Definitely needed some TLC (eg toilet seat would not stay open, some loose sockets around and about).

Total waste of money.

The room was really dirty, not clean at all, the shower curtain was filthy. There were cobwebs in the room, the heating was set quite low so yes, we were cold in the night. To put the cherry on top, the lady I was talking to before I arrived went MIA when I tried reaching out about these concerns... Utterly disappointing.

Basic, average but ok for the price. The sheets and towels were clean.

Very average. Fine for one night.

I got a text with check in details and I replied with a question which never got a response. The room was sparse, carpet was mucky looking and hadn't been hoovered. No spoons to stir coffee. Shower head dribbled water out. Basin was mucky with old toothpaste around the taps. The macerator on the toilet made noises ALL NIGHT which kept me awake.

The room had a terrible smell dirty and damp smell, bedding was dirty, toilet not working correctly, 1 window jammed 1 window had water pouring in not sure where from, pillows filthy and flat. Walked turned around and left. Emailed for a refund and got one gig following day but not for the first evening ?

Easy location

Room off kitchen, not great very noisy, and not comfortable. Also spare room key was left in porch, no idea why as this gave ready access to room and belonging.

The only thing I liked was the beds are comfortable. The rest was ok.

I didn't like the fact that it stank like mold, that there was literally no pressure in the water, how it said there was a kitchenionette but there wasn't a stove there so we had to pay more for food that was already cooked. People we NOT quiet between 7pm-7am. No sound proofing at all. The most I'd pay for the amount I stayed was £170, not ~£200

The property was clean and the owner was easy to contact. Lots of safe parking. Easy to find.

The bath was very small and you would of had to sit in it to have a shower and there was not alot of room. The sanoflow kept making a noise all night.

The room was disgusting, full of dust and mould which i have pictures of. Yeah it was cheap but could of been alot cleaner. The mattress was rock hard. The bathroom was disgusting and dirty. It was that dusty we couldn’t breathe due to asthma problems. When we took our shoes off and walked white socks were black. Wouldn’t stay here again or recommend to anyone.

Only booked it due to convenient location and a short stay

Everything, I have never stayed in such a revoltingly dirty place. The carpet hasn’t been hoovered in a thousand years, my eyes were watering from the smell of smoke and cannabis. The mattress was knackered, the linen was stale. There were fruit flies in the room, I got bit most of the night and there was either sauce or blood stains on the carpet, absolutely hideous. I got up and left as soon as possible and forgot to take photos.

For under forty quid I wasn't expecting much...... Georgia sent me a message so I could let my self in and all was fine. Location was easy to find on Google maps and convenient.The room was fine......clean, a little bit tired, facilities were basic but fine for me. Plenty of parking on the premises or on the street. Had a peacefully night and would happily stay again.

The bathroom fan didn't work........hardly a problem....... everything else was fine.

I booked twin bedroom, one of beds is damaged, it makes sound when I move while sleeping. Shower curtain also very low grade it falls very often.
