Everything, they are well organised, this property is also good for people that want to stay longer days
They have cleaners coming everyday mostly in the morning, I’d recommend them to bring the cleaners again in the evening to clean up a bit as some occupants mess up the bathroom some days, and further advise the cleaners to clean the oven and oven pans as some occupants leave them dirty, or check them on daily bases

This property raised immediate and serious red flags. After arriving late at night, we were told to send a damage deposit via e-transfer, even though our credit card was already on file with Booking.com. Legitimate properties do not ask for off-platform payments like this.
It got worse when they then demanded that we email photos of our passports. This is extremely unsafe, unprofessional, and completely unacceptable. No reputable accommodation should be requesting sensitive identity documents over email.
The entire situation felt like a scam, and we did not feel safe staying there. We were forced to leave and find alternative accommodation at our own expense. Despite never staying at the property, they refused to issue a refund.
This was a stressful and costly experience that could have been avoided. Travelers should stay far away from this place, and Booking.com seriously needs to review why properties are allowed to demand off-platform payments and passport photos.

I liked how welcoming and homely the property felt. It was well presented, nicely decorated, and had everything I needed for a comfortable stay.

Fantastic stay – excellent staff and great facilities!
I absolutely loved my stay and can honestly say everything was perfect. The staff were incredibly friendly, helpful, and welcoming, always happy to assist and making me feel truly looked after.
The facilities were excellent and very well maintained. Everything was clean, organised, and easy to use, which made the stay even more comfortable. The bed was extremely comfortable, and I slept amazingly well every night.
It was definitely worth the money and exceeded my expectations in every way. The atmosphere was warm and relaxing, and I felt completely at home. I would happily stay here again and highly recommend it to anyone!

was an absolute pleasure staying here! The place was very clean, the bedding was fresh and comfortable, and everything felt well cared for. Self check-in was easy and convenient, the staff were kind and helpful, and the whole stay was smooth and stress-free. I was very happy with my experience and would definitely come back again!

I think if the carpet of room one can be changed the room will smell nice and clean. Also the duvet cover was not large enough to cover 2 people. There was no heating till latter around 3am and stopped around 5 am.

The property was clean, VERY clean. The room was very tidy, everything that was available worked, wifi inclusive. Complimentary tea things in the room, it was good in all.
The property is old, although exceptionally maintained. The waste bins in front of the property were filled and overflowing to the floor, all over the front of the property, not properly closed and made the frontage and area around look low-end and not very welcoming.

The common areas were clean and tidy.
First it was street parking and difficult to get a slot to park. Then the room had a very horrifying stench of stale urine. I couldn't sleep because both the carpet and bed smelt terribly of urine and other smell I couldn't place.
When I rang the host to complain, she dropped the call on me.

The room and the environment It’s very neat but the bed isn’t comfortable at all and I woke up with a back pain
I wouldn’t have go ahead to book it if I knew I have to pay a security deposit because what if someone don’t have the money to pay the security deposit it means that you will lose all your money because they made it non refundable
They could have specified the amount that need to be paid for the security deposit boldly written so as to be aware of the fee in other to go ahead with the booking I had to borrow money from my friend in other to be able to pay the security deposit if not I would have been stranded as the customer service had zero empathy
And there is too much rules in place so as for you to lose your security deposit

It was close to Edgbaston reservoir which was very nice and had WiFi as well
The bed was not so comfortable and made noise every time we moved or switched positions sleeping also some of the other tenants were not keeping to the rules and since we were on the first floor it was difficult

The location was perfect, close proximity to the bus stop and about 15 mins to the city centre.
The bedroom, kitchen, toilet, bathroom and the flat were all clean. The kitchen utensils were all available in case one needs them.
Bedroom 1 where I stayed was cold, good for summer but may not be good in winter without constant heating for someone allergic to cold.
Kitchen and toilet were very clean in my first week but a bit messy the 2nd week. Some staff that joined after using the toilet, they don't wash it, as well as kitchen, they don't keep it clean after use.

We needed a place to stay while visiting our son in Birmingham (who doesn't have the space for us to stay in his home). Summerfield House was nearby, and was much cheaper than the nearest Travelodge, where we'd normally stay.
We were a bit concerned as having read other reviews we were worried about using a shared bathroom (and someone had said in their review that there was only one toilet being shared by all the guests). It turned out that there are two bathrooms, each with a sink, shower and a toilet, and these were clean and tidy and they were free each time we wanted to use them. Towels and bedding were provided, as well as a kettle, cutlery, cups, milk, coffee and tea. Our room (Room 2) was large and comfortable, with a sofa and a tv.
We expected that on a Saturday night we might hear lots of noise from other guests returning from a night out, but the house was pretty quiet.
We would definitely return here!
We found it difficult to open the key safe for our keys; I followed the instructions given to us by the staff (who were not on site) but having entered the code as instructed, I broke a nail trying to push the button down to open the box! I then had difficult putting the keys back in the key safe once we checked out. We got there in the end, but it was fiddly!

The only thing that I liked was the other guests that were staying also.
I attend Birmingham a few times a year to visit my late wife's grave. I am a 73 year old man and have difficulties with my mobility and heart. I had requested a ground floor room in light of my aforementioned health issues however, when I got to the property I was given a room on the top floor and had to climb 28 steps to reach my room. As you imagine, this was very challenging for me but with nowhere else to go and no staff to discuss this with, I felt that I just had to endure it.
Upon my arrival, I went to the key safe and entered the pin I was given. The pin was incorrect and I could not get the key for my room. Thankfully, another gentleman was staying and happened to be at the property. He tried my code but had no joy either, two ladies who were staying and got in touch with the property and were given a new code for the key box on my behalf. As you can imagine, this was an extremely stressful situation and had other guests not been present, I'm not sure what I would've done.
The room itself had a single bed and TV, it was an acceptable standard of clean. The bed was extremely uncomfortable, I could feel every spring in the mattress and it felt as though it was at the end of its lifespan. I couldn't get a full night's sleep as I had to keep turning over to try and get comfortable. It was uncomfortably hot in the room, especially at night time. In the room, there was a window, a radiator underneath and then the bed beside the radiator. For the first couple of nights there was no heating and then the radiator was on full blast. There was a thermostat control on the radiator but it didn't seem to work and I didn't want to mess with turning it off in case something went wrong. I had to sleep with the window open which wouldn't have been an issue if it hadn't been raining. I had to settle with either being too hot or getting wet.

I immediately loved my room from the moment I saw it :) A very nice colourful, bright and cosy room. It had everything you need like a desk, tv, coffee machine, tea etc and was spacious enough for one person. The bed was very comfortable and I slept well. The location wasn't too far from the bus stop and it was a nice old fashioned house. The owner was very friendly and helped me right away when I had questions! I had a homely quiet stay and would visit again for sure.
There's a lot of stairs if you are with luggage. I couldn't quite figure out the system to turn to shower on, so I had to use another bathroom. It was cold in the room (during summer) the owner was so friendly to offer me an extra blanket 👍 (but the housekeeper never gave me one). The kitchen was sometimes left dirty by the other guests and there wasn't enough cutlery. The TV placement in the living room could have been better.

The property in terms of stay was good enough, nothing special.
I had a terrible experience because of one of the cleaning staff. The chap was extremely rude and asked me not to use the laundromat, I was not aware that it was not for use neither was there any note explaining it. The guy knocked on our door, when I opened it, he violated our privacy….barged into our room and started threatening us. When I went to the guy to understand the reason behind the anger, he started hurling abuses. It was a terrible experience, my partner was traumatised and I want to raise an official complaint against the person. I don’t know the name of the guy (he’s was white male about 6’1”). I want to raise an official complaint to the police but I thing I should raise it to you guys first. I need compensation for the terrible experience or I’ll have no option but to take it further…:(
