The location and it is adequate accommodation for an overnight.
No information about arrival leading to a very stressful experience. No answering of messages via the booking.com app - these were completely ignored. No advice or info about parking and no accurate detail about parking near a church. Mostly, entirely misleading and inaccurate information regarding the property which I will report to booking.com There is no 24 hour desk, no wellness centre, no view of the lake, no connection with a marina. It is a central, convenient and spacious apartment which would do be describing itself as an authentic Italian stay in central Verbania. Not helped by little inconveniences like a chipped mug, unwashed mug back in cupboard and no kettle. It is adequately equipped but there was no willingness to answer messages and no extras - a coffee machine but no coffee, a few tea bags but no kettle. We used the hob but it was not easy to keep the hob lit. If advertised honestly it would be ok as it’s a nice enough flat and easy to walk from. But with no info, no reply to messages and it being impossible to drive to the location address it was a stressful stay.

Marina appartment b&b.
What we liked was that the apartment was very nice, clean, and well-maintained, especially because it had air conditioning. It was only for one night and we have four children, but everyone slept well and peacefully in comfort. Piazza Pasque is nearby ( 2 steps) and there is a bakery ! (very handy)!
Finding the apartment wasn't easy. Apparently, there are two streets with the same name in the municipality, and gps" Waze" took us to the wrong one. It would be helpful if the owner could point you to another street nearby for easier access. Parking is also a problem; the nearby municipal playground is an alternative ;)

No proper communication on key collection and we went around few times and finally have to ask restaurant nearby to help. Bad attitude in communication. I also run apartment through Booking.com and I reach out to guest in whatsapp and or through booking.com messaging to communicate clearly on key collection No lift and carrying baggage by stairs was a pain and not clearly stated/let known during booking

The apartment is clean and in a good location, perfect for a short stay. For the price I paid I would stay again despite the short comings below.
Check in time was not at 11am as per the email, it is only at 1pm. Property description is wrong. No free parking (called the host but call was not answered, also no information inside the apartment about the parking). No 24 hour reception. Only one bathroom. No city view, only view on the neighbours balcony. No sound insulation at all. You can actually hear the next door neighbours talking and snoring at night. Apartment must have undergone a facelift recently, however the workmanship is poor. The shower head placing is very high, not reachable for children or small people, can not be adjusted lower. Mould in the bathroom. Toilet does not flush properly, must be pushed hard a couple of times to flush. Water pressure in bathroom weak. Poor paint job. The wiring and location of the light switches do not make sense. Dishwasher does not work properly. The apartment door is difficult to lock and unlock as the key is strange. Floor is cold, some carpets would make the place more cozy. Kitchen is big, but not suitable for family meals (for breakfast ok). Only one bin in the whole apartment (a small one in the kitchen). Water boiler is extremely small, good for one person only. Photos are misleading, I assumed that the apartment is part of a complex with the beach & pool and restaurant as seen on the pictures. It is a single apartment in apartment block in a residential area.

Great apartment, great location. Recommended.
Beautiful apartment in a quiet location, but close to the restaurants and bars etc. Clean, well equipped, and tastefully decorated, we were very impressed and enjoyed our brief stay here.
Our only, (minor) criticisms, are that the towels were a bit rough and that there wasn't a toaster provided, but neither of these would put us off staying here again.
