The photos are not exactly what the property looks like.
Location was off network coverage, when I first called 3 days earlier to cancel my booking, it was refused.
I eventually arrived and I was scared of getting out of my car. I had to leave immediately especially since there was not network coverage in my both phones.

The booking said it didn't come with breakfast, but there was plenty of bread, eggs, milk and juice in the fridge for me which was a lovely touch.
There was also cutlery, a kettle, toaster, egg poacher, air fryer should I have needed it.
My t.v and internet access didn't work. But this was soon sorted by a staff member

Coynant Farm is in a really beautiful location, tucked away from the busy pace of life, and I absolutely loved being there. My room was warm and comfortable with more than I needed, and all of the staff were super friendly, including the cleaners, who kept me topped up with orange juice, coffee and yoghurts! One of the farmhands very kindly walked me around the grounds for over an hour, and gave me the opportunity to feed some of the horses, llamas and goats, which was so delightful. I have very happy memories of my stay at Coynant Farm, and can't wait to visit again ... Thank you very much. 🙂

I love the location and the staff were all very friendly. The breakfast facilities were adequate and clean and the beds were incredibly comfortable. I look forward to staying again and doing some walking from the farm.
Make sure your car is safe to drive up steep, untarmaced roads. The drive will definitely get rid of any loose bolts so just be aware!

Took several attempts to get someone answer the door. The family in the room next to me was extremely loud till late. The drive from the road to property is long and a real car wrecker. Could be a lovely place but there’s scrap everywhere and animals stood amongst it. Looks abandoned

What did I like...... the journey home..... and the journey getting there
Donkey or 4x4 needed to navigate the road to the cottage,as it's very dangerous with only two strips of concrete to get to the cottage, the pictures on the website are nothing like what it's like,(it's worse).
I was welcome by a dirty guy who looked like Compo, the entrance hall was dingy and dirty, Frank the owner told me where my room was,it was rank, nothing like the pictures, could have done with the window open for the day,it was grim, could have done with a DEEP clean, but there was a young girl doing her best to tidy the " hovel ".
I didn't even take my luggage up the very steep stairs, I wouldn't like to go up them in the dark.
I told the girl that I'm leaving, so she got in touch with Frank and I said that I'm leaving and won't be coming back,he said is it because of the concrete, I said that's one of your problems,
I rode 150 miles on my motorbike to get there, so and another 150 return home, and a wasted £240 lost,

Loved the Static caravan, The shire horse has a Neibour, and there was a real Emu too.
The long drive probably the best farm drive I have driven on. It's a shame some people criticise the drive, perhaps if they could drive to the standard they were taught they would be fine, plenty of passing places ect

Super beautiful location. Slightly bizarre giant gorilla outside the front. The owner was rude when check in as I didn’t ring the bell on the front door. I’d walked around the little property to see if I could find check in. Why didn’t you ring the bell” “oh sorry I didn’t spot it” “well… who are you then” quite unnecessary confrontation.
The property and decor is quite old, but not in a bad way. More in a lovely trip back too your grans. Room was clean enough but quite a bit was missed. Crumbs in the draws, black mold on the ceiling of the bathroom and dirty cups.
Room is comfy and Breakfast is provided by appliances on a table and a fridge with milk and orange bread and cereal in the room for you to do yourself at your own time.
The road into the property is a decent farm road. Just don’t drive it at 65mph and you’ll be fine.

The location is way out in the country and wild and wonderful

The reception meet and greet was strange and the decoration and cleanliness was poor so my first impression was very poor and off putting after such a good advertising, The gentleman who greeted me was cold and dour - a smile can help
I felt the pictures and advertising information is misleading and suggests a wide open accommodation but realistically the space is vey restricted with very steep entrance steps to reception which is cramped and oppressive
The stairway to the rooms is very steep and dangerous for slightly disabled people like me and its very difficult to get your luggage up and down to the rooms
Parking was very poor and a mess with inadequate space for SUV type vehicles although you need one to get over the mountain track

It’s a charming old farm cottage in a very quiet remote place so it’s peaceful and quirky. I enjoyed a fantastic hike the first night. Lots of animals to put a smile on your face if you like that too. So for a walking holiday, I’d say it’s great. WiFi was grand despite what others have said, and the breakfast supplied in the room was a very nice touch.
One can understand very low hot water pressure etc but an old off-grid property isn’t an excuse for dusty cobwebs on the walls, dirty cups, plates and cutlery, or filthy carpets. Such a special location deserves a lot more TLC. There is an awful lot of scrap and old wrecked cars and caravans vans strewn across the land around the cottage and near the lake, which spoils things.
My bathroom had an ant infestation coming through failed sealant during the last night but no one was around to report it to before checking out, so hopefully they’ve spotted and sorted it. Again, one can accept things like that in an old property with nooks and crannies, as long as it’s dealt with quickly.
The shower leaked to downstairs. My door was aggressively banged on and I was loudly shouted at to “close the shower door” (no please or thank you); it was actually completely closed and bathroom floor was bone dry so I went to speak to the host to make sure he knew there was no evidence of leaking / flooding in the bathroom itself and it’s clearly some sort of leak. Apparently I must have been ‘pointing the shower head the wrong way’ since the door was closed, because ‘it’s never happened before’. This despite there being water staining and missing plasterboard from the ceiling below that shower. Funny that. My aim was to be helpful and make sure they understood the issue and that I wouldn’t cause any further damage to the property by using the shower again but I was left feeling more nuisance than paying customer and didn’t really feel comfortable for the rest of the stay after that, which is a shame. Customers understand that plumbing issues or sealant failures arise, especially in old properties; just own your shortcomings rather than trying to blame guests!

After 15 years staying at B&Bs, this was the best. They give you everything. Apart from self service breakfast in your room, which I enjoyed before I even got dressed. There was an air fryer, microwave and toaster in my room.
I had an evening meal provided which I microwaved, it was very satisfying.
It was absolute peace, I slept in a very comfortable bed, it had beautiful surroundings and all for £50!
The host was wonderful, if only there were more like this

Place needs a refresh. Older place. Yard needs clean up. Not much sleep as the Couple in cottage outside our window yelled and fought with each other all evening.

The room was very comfortable and well equipped, with a self serve breakfast with orange juice, real milk, eggs, toast, cereal, fruit, lots of tea and coffee. The ensuite shower room was new and well stocked. Access to the farm was a bit hair raising, but well worth it for the location. The gorilla statue was an added bonus! Buy your evening meal well in advance, as the area is wonderfully remote. The Post Office pictured in the view from my room is another of their self contained holiday rentals.
Slightly better description of the access road, pictured, for which a 4x4 vehicle would be an advantage. Only attempt this in daylight hours. It added to the experience of the stay. There were steps within the upstairs room, but they were no real problem. (I'm disabled)

LOVED the waterbuffalo and animals ❤️The location is absolutely stunning, had a warm Welcome and didn't want to leave. (maintenance man was also friendly and helped me with the wifi / inforned me where the animals were) The bed was also super comfy. All your basic needs, fridge, microwave and kettle with little bits and bobs for breakfast. I was a solo stayer in room 3 where the bathroom was across the hallway. Couldn't go wrong for £40. I had to book last minute and they were quick to pick up my last minute check in! I'm sure I'll be back if I am ever in the area again!
Unfortunately at the time, there was a family who took the other 3 rooms who were incredibly noisy in the corridor / outside my door in early in the morning. I asked them 4 times and they witnessed my morning wrath (after being polite) to pipe down and they didn't respect that. They also used my adjacent bathroom and used the towels and the toiletries and shower. I had a towel of my own so It wasn't the end of the world, Doesn't reflect my score on this place.

Quiet. Bed was comfortable. Bathroom old-fashioned but functional.
I liked the provision of bread, eggs, yogurt, cereal etc so that I could sort my own breakfast out in the morning.
Lovely countryside around the property. 20 minute drive in to Swansea was very handy.
Wifi did not work and there was no phone signal whatsoever, but was only there for one night so not a problem.
Land around the property had quite bit of junk piled up which was a bit eerie.

Place was filthy felt really gruby and in need of a deep clean and smelt like an OAP home. There were lots of broken bit. A side board was broken and fell on myy foot. Bed broken various lights out. Hot tub didnt work. No tea or coffee. Shower flooded and extremely slippy. No batteries in remote controls. Not a good place at all.

The room was comfortable, the view was outstanding.
The hot water tap didnt work, no water from it whatsoever. No key given so as much as the room was lockable from the inside, when i went out i couldn't lock the room from the outside. The shower cubicle was very compact. Im an average sized woman and couldnt move in.

Loved the food left for breakfast particularly the eggs and found the kitchen facilities adequate. The owners and staff were friendly.

The farm is a bit off the beaten track but that was part of the charm. We needed to be in that area for a family do so it was just what we were looking for. The mile long drive up to the farm we found challenging at first but got used to it!

Hi there its a lovely place very unique, very quiet, very comfortable bed, we both had a lovely sleep,
lovely to see the animals,
There was a strong smell upstairs on the landing think it may of been from an oil burner or something like that down stairs,
the egg steamer in the room didn't work room 3 wasn't a problem tho,
Sorry if we left any mud from our shoes we did try and clean it up and did look for dustpan and brush

Only see the owner briefly whom said where the room was and mentioned covid and didn't see anyone after that appart from speaking to a worker,
may of been nice to meet someone else or someone briefly but wasn't a issue
