About this villa rental
This marvelous villa is located in Porto Ercole, on the promontory of Monte Argentario, in Tuscany, 150 km from Florence and 35 km from Grosseto. The promontory extends over the Tyrrhenian Sea at the islands of Giglio and Giannutri, which can be easily reached from Porto Santo Stefano, which is 10 km away. The picturesque Feniglia beach is only 5 minutes away by car. The villa is situated on a hill above the town from which you can enjoy a spectacular view of the Tuscan archipelago and is composed on the ground floor of a large and comfortable living room with fireplace and dining area, a characteristic kitchen and a single room with bathroom room; on the upper floor there are two spacious double bedrooms, a single bedroom and two bathrooms. From an external entrance giving onto the garden you enter another double bedroom with bathroom. The building is surrounded by a vast garden with patio equipped with chairs, table and armchairs and by a spectacular swimming pool with a view, also equipped with deckchairs and armchairs. The villa also has an annex that can accommodate 4 more people: overlooking the garden has its own patio with table and chairs, a cozy living room with kitchenette, two double bedrooms and two bathrooms. The villa's location is ideal not only for a typical seaside stay but also for exploring the surrounding areas and enjoying the many possibilities offered by the Maremma countryside, famous for its genuine products, its cuisine, its thermal baths and for the many sporting activities that can be carried out such as golf, horse riding and fishing in the lagoon.

This property is perfectly located walking distance (down a very steep hill) from Porto Ercole. We stayed there with eight people for a week in June. The pool is beautiful, and the views of the water and hills are more beautiful than the photos can show. The gardens/orchard are stunning and charming. However, rooms are smaller than pictured, and you should go expecting some inconveniences compared to US travel, and the place shows some wear.
The kitchen is well-equipped but small (really only room for 1-2 people cooking at a time), and indoor eating space is nonexistent (4 people only). But with lovely weather, you can eat outside every meal.
The main two bedrooms in the main house are perfectly adequate. The bedroom attached to the main house, behind the kitchen, is fine, with a more newly renovated bathroom, but doesn't attach to the main living area. Hot water is limited and shared, and you have to flick a switch to turn it on. All of this is fine for the adventurous traveler. Our only serious concerns were that the second building, where we slept 3 people, was musty and had some termite issues. So: 5 people can live here very comfortably, and enjoy the beautiful pool and surrounding area. But much more than that, and you'll have to decide that a few folks will be less comfortable in the out-building.

We have just came back from our wonderful Holiday in Italy. We spen 4 days in Rome and then we came in this outstanding villa in the South of Tuscany. Porto Ercole and Porto Santo Stefano are two very characteristic villages. The villa is located closer to Porto Ercole but Porto Santo Stefano was just 5 minutes by car. We took also the ferry to the Isola del Giglio, fantastic! There are many equipped beaches in the area, the closest to the villa was 5 minutes by car. But I must confess that we spent most of our days relaxing in the amazing swimming pool, having lunch in the patio. The garden is beautiful and well-kept, we enjoyed the peaceful and secluded atmosphere. Inside the villa is very comfortable, there are plenty of bedrooms, all airy and spacious. I would definitely come back next year with my family but for more than 1 week!

A lot of rooms, a nice swimming pool but old installation, air conditioning not powerfull enough. Too expensive for the quality.
