The location of the property was perfect! Away from the noise of Duvall but close enough to wander there if we wanted to. Close to Mallory Square which is the place to be for sunset. The property itself was beautiful and the pool area was lovely. Right next to the cruise port but I believe they only allow in one ship per day so with the exception of having a look at what ship it was that day we didn’t really notice that.
Firstly, we did love this place and would definitely return. For transparency however - at 4am there was a hell of a lot of noise out the front by the car park for about 30 minutes. Not sure if it was possibly a delivery for the cruise ship or maybe emptying trash dumpsters. I’m ex cabin crew and can generally sleep through anything if I’m tired enough (which I was) but it was very loud.
There were parts of the room that were a little tired. A chip out of our bathroom wall and scuff marks on the bathroom furniture. Also a lot of dust below the aircon vent in the bathroom on the wall. Just tiny little things but when you’re paying so much those tiny little “attention to detail” things should matter.

Location is great, rooms are fine but are dated.
It’s a timeshare so don’t expect resort amenities around the clock. Rooms are pretty dated. The pool/spa close at dusk, which could be open later for expanded enjoyment.
