Balboa Inn, On The Beach At Newport

The location was great. The views from the room.

The door would not lock shut. The spa tub did not work. Parking.

I love the location. It’s amazing.

The first room I had the carpet was just not great. Had toddlers so was not ok with that. Not sure why a property by the beach would have any carpet. Looked at three other rooms. Two with carpet one with tile. One with tile was great. All the carpeted areas were a little stained and didn’t look clean. The room they moved is too without any carpet would highly recommend over the carpet rooms.

The location was great. It was close to the beach and restaurants.

Repairs were going on all during the stay

Elevator was beat up. Rooms were very plain.

Restaurant needs to be redone. Roaches in bathroom every day. Carpet was disgustingly sticky and stained. Parking is overpriced. AC was loud and cycled too often.

The free breakfast is what you'd expect, but for the price you pay for the room it could be much better.

Many activities in this location and the front desk staff was very kind.

We booked a room for two adults and a teenager, but when we arrived there was only one king size bed. We talked to the front desk to try to solve the issue, but they had no rollaway beds, no rooms with couches, and it would cost an additional $200 for a room with two double beds. Since we were only staying one night we just squeezed in. We had a rough day of delays in travel so we arrived late at around 9:30pm. We spent out first hour there searching for any place that was still open and might have food, but there was nothing. We ended up ordering a pizza and the whole process took until midnight to actually get something to eat.

The only plus about this property was it was right on the beach nothing else!

The property is very old dirty and run down it was very noisy and everything was very outdated the towels and linens are so old and dingy and the pillows were disgusting the pillow cases didn’t even fit! The furniture was broken just a bad experience all around it’s terrible how much we had to pay for our stay such a disappointment!! 😡

Overlooking the pier and the water. Very close to stores and restaurants and fun zone. Comfortable bed and pillows. I was allowed to bring my dog.

Didn’t have a microwave or a bathroom counter just a pedestal sink. AC kept going on and off on and off all night waking me up and the wall thermostat was so loose when I pushed it to off it just fell back down to on.

I liked that it is close to the beach

I didn’t like the balcony , it was dirty There were some very old wooden chairs that had ants and files, and the hallways were dirty with cobwebs . The bed was an old king size bed .and the breakfast only offered bread and coffee , and cereal . It really wasn’t what I expected for a dream hotel near the beach And it’s expensive , they charge extra for parking

Staff was very accommodating and friendly. Facility was beautiful and inviting.

Our feet were black from walking barefoot in our room. Street and hallway noise was very loud inside the room with doors and windows closed. There was a bar of soap and towel in the hottub area.

Close proximity to beach and nightlife

Mismatch paint, chipping paint, dirty looking rooms! Needs to be upgraded! For the cost of these rooms this place definitely needs an upgrade. We could have stayed at 4-5star hotel for this price. We actually thought this was another hotel that has the same name/close to same name that's nice hotel!

Large group of people were visiting next to our room. They were very loud. Finally went back to their rooms around 12:30 am. Construction started early in the morning.

The only good thing about this property was the proximity to the beach

EVERYTHING!!! The staff was horrible, the rooms were dirty, and they messed up our check in so bad that they charged me almost triple the holding fee and refused to unfreeze it

The Balboa Inn is standard and the rooms could be updated and cleaner. Overall our stay was acceptable. Good location.

AC didn’t work. Refrigerator barely worked. No ice machine which was a big issue for us. Most doors didn’t shut properly as they weren’t aligned. Half the windows wouldn’t open. One of the robes had a small blood stain on it maybe from shaving. Shower head was broke but honestly didn’t bother me or my shower. Shower curtain rod was about to fall off after being bolted to the ceiling. One of the tiles was loose in the middle of the floor. Everything just seemed broken and old. Street/parking lot traffic/noise was constant all night. Parking was a nightmare having to spend a couple hundred dollars in the public parking for the trip.

The heating in the air conditioning in the room there was really no in between so it was either you were really caught or you were really cold and there were no instructions on how to use the phone like what to dial out or how to get a hold of room service if there was room service or how do you even get a hold of the front desk. also for an ocean view room, the ocean was quite far away, but it was really good if you wanted to look into the restaurants and bars down below.

The location is amazing. Couldn’t ask for a better spot. It’s also beautiful. The building itself is old but very quaint and appealing. It’s right on the beach and has a great aesthetic.

The only thing I didn’t like was the condition of the rooms and the pool. The bedding in our room was gross. The pillows had what may or may not have been clean pillow cases but the pillows themselves were discolored and had visible stains that looked like they’d been recently drooled on. One of the beds had the sticker from the crotch of a new bathing suit (the ones used to protect the suit from people trying it on without underwear) stuck to it, which we found after my daughter slept there all night. My other daughter and her family had a room with carpet that was so stained and dirty it made me cringe that my grandkids were crawling around on it. The pool/hot tub were very small, but that was fine with me. The problem is that it was not very clean and the patio furniture was old, frayed to the point it couldn’t be sat on comfortably without scratching skin, and all of the cushions were worn out, frayed, and filthy. We had to put towels down to sit on them. If I were staying at a less expensive motel I would expect better than this. But it really is disappointing to have it happen at a place that is so expensive and looks so nice from the outside. I get that they can probably get away with the pricing because of the location but it would take so little effort to make this experience better. Seems like they really just don’t care at all. As long as they can get the rate they won’t bother to replace 5 or 6 pool cushions and spray it off? Thankfully it was only for one night and we had other things to do than sit around by the pool.

The rooms are ran down, I was put next to a construction site that began making a lot of banging noises at 6:30 in the morning. Then I was moved to a room that the toilet didn't flush.

Fantastic location. Old property but nicely updated. Bathroom was modern with a walk-in shower. Small lanai overlooking Main Street was nice. Staff were very friendly and helpful.

No exhaust fan in the bathroom. Dorm fridge needs to be replaced.

The first room we were given had carpet with stains everywhere. When I asked for a different room, the other room had stained carpet as well. The furniture was old, shabby with questionable cleanliness.
