This ground-floor 2BR/2BA remodeled beachfront home sits directly on the soft white sands of Newport Beach. Spend your days enjoying everything the coastline has to offer, from great surf and gentle waves for little ones to sunbathing, beach volleyball, and exploring nearby rock jetties for shells and sea life. With groceries, restaurants, shops, and local excursions all close by, everything you need is within easy reach, perfect for every kind of coastal getaway.

LIVING & DINING AREAS:
The open living and dining area features a comfortable sofa set and streaming cable TV, along with a dining table for 6+, and patio doors that open to an oversized oceanfront patio.

- Guest Bedroom: Queen-size bed

BATHROOMS:
- Hallway Bathroom: Combination shower/bathtub

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

OUTDOOR SPACES:
Oceanfront patio designed for coastal living, featuring seating for six, a market umbrella, additional lounge seating, a propane gas BBQ grill, and expansive beach and ocean views.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground-floor 2BR/2BA residence. This includes all interior spaces and the private oceanfront patio. The upstairs residence is not included in this listing.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the shared garage. Please note that guests must provide their own laundry supplies.

Parking: One designated space on the left side in the shared garage. Mid-size/minivan vehicles only, no oversized SUVs. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The ocean and beach are literally your backyard. Coffee on the patio in the morning and cocktails on the patio in the evening looking at the beach and ocean, enjoying the amazing sunsets. Overall we had a very pleasant stay and thoroughly enjoyed the accommodations and the Newport Beach area in general. Would definitely book it again. Thank you to the hosts for a a fully integrated and seamless process from booking through the entire stay to check out.

Great Views. Good stay. My only comment is that house is small and is in need of some maintenance and Also needs to replace the carpets (rugs) throughout the home they are in need. This being said I’d stay again as the sunsets are worth it.
