Rick is a wonderful host and works hard to keep all his guests smiling.
Breakfast was fine but I would have liked a few more options (like yogurt and fruit) in the main dining room.

Location was great. The food the they had was good!
But different fruit would have been very welcome.
Apples and oranges or something other than watermelon would be good. Also maybe some yogurt?
Some days there was only watermelon for a fruit.
The toilet was very dirty or stained. Something could be done to remove stains.

Breakfast was delicious even though the entire situation was confusing. Parking was not easy but understandable in Newport. We did not have the room we expected but it was decent
moving from inn to inn and not told this in advance
