Have booked-imperial house twice now , will use it again

The pictures showed us being in a lovely kitchen and living room and we were instead in a small apartment lower level. It didn’t have adequate dishes or cutlery. Glasses were filthy. No toaster. Had to run upstairs to where I thought we’d be to get that. No dishcloths or towels and only one hand towel and no wash clothes. Beds comfortable I made the booking for our group There was no sitting area other than going upstairs but there were other people there. Unclear if it was a shared area. I thought we were getting a house and it was a big disappointment for the money.

Fine for staying a night or two if you need a place to sleep.

Quiet area, free parking, snacks and water provided, upgraded to ensuite bathroom, cheaper than hotels.

Room was small with no AC in late summer, bed was creaky, TV didn't wasn't connected to anything, sparse and boring decor.

It had everything we needed, very clean and free parking. The host was very accommodating and the check in was really easy.

Very good standard, location and cleanliness. Only major negative thing was lack of AC control.

Everything was clean and at a decent standard. Room was quiet and the bathroom, while shared with only one other room, was in a very good state. There was a big fridge and a kitchenette with a kettle and a microwave. The location is very convenient, with a short 10-minute walk from the Metrotown Sky Train station which will take you to Downtown Vancouver in about 25 minutes.

There was no way of regulating the AC, which was turned on 24/7, including during the night. I wrote to the owner, but they didn't do anything for another 2-3 days and I got ill because of it. Another thing that was a small disadvantage is that there was no cleaning at all during my stay (one week), but that's fine for this price.

It needs a fan because it gets very hot in the late afternoon when the sun hits the window. A little far from downtown Vancouver.

Beautiful home with all the facilities at a reasonable price.

Great location, in a quiet street just 10 min walk from Royal Oak and Metroland Skytrain stations and buses even closer. The house was large, modern comfortable and you have access to a kitchen, lounge, balcony with BBQ, garden and laundry. Our room was so beautiful, with a comfy bed and we were even upgraded to have a private bathroom. Snacks and water bottles were provided for free. Aviva was very communicative and the instructions to enter the property were really clear.

Breakfast only what you bring … very positive interaction communication with staff though didn’t meet anybody , questions answered promptly . Comfy room , bed and washroom

If everyone had their own washroom that would have been wonderful, though you knew that wasn’t possible going into property… loved the backyard

The property was close to everywhere I wanted to go. Walking distance to Burnaby Central Park, the Metropilis Mall, Kingsway Str/Ave?? for lots of restaurants choices, T&T supermarkets, Walmart, & the Train (a little further but close nonetheless).

It was all good however (personal preference), I would have loved to have a fan in the room. I opened the window to catch the cool breeze at night.

We misread the description. We don't care about the shared bathroom. No one clean the bathroom. Found a hair ball in the bath drain. Well, it did say it was a shared bath, but we did not see it until after we paid for it.

The location and cleanliness were very nice, The fan in the room was useful for me to keep the temperature just right.

The internet did cut out repeatedly, but it could always reconnect right away, so there was no need to ask for help.

Fair deal for the money.

No breakfast provided. Room is of decent size. Easy to check in.

If staff would have cleaned the coffee pot. ? Mold floating in the left over coffee from prior tenant/guest for obviously a long time. Floor needs to be mopped as my white socks turn black after few hours.

Floor looks clean but my white soaks turned black in less than half an hour. Floor obviously was not mopped. Mold floating inside old coffee left behind by prior client ( must be very old and coffee pot wasn’t cleaned by staff after prior client left). Only one big towel without face towel.

Our stay was good but at times frustrating.

Very good location, right beside mall and sky train. Quiet neighborhood, felt safe. Provided a care package of snacks and drinks.

Ran out of toilet paper 2 or 3 times. Other people staying at b and b were coming and going from washroom at all hours, slamming door and leaving lights on.

Clean and beautiful home

Small room with poor ventilation, room was advertised as having A/C but it was barely working and controlled by people upstairs, causing us to wake up at 2am sweating. Other guests complained about the same. Also, wrong address for next door was given causing check in waste of time and confusion.

Was the most affordable price

No breakfast was served (really was a Bed and Bathroom than a Bed and Breakfast). There was no physical contact with the host. Bathroom was not cleaned each day even though there were multiple people using it. Very little to no sound proofing between BnB rooms and main house (was woken up multiple times by child screaming, someone bannging on doors, yelling). Wifi was spotty.

Room was clean, living room and bathroom were clean. Owner was helpful and kind.

I spent 2 nights there and couldn't stand the noise from upstairs. You do hear kids frequently jumping and running upstairs. The place was nice and clean but the noise was unbearable.

Perfect area to travel to Burnaby/Vancouver train station was convenient since it was close to Metrotown mall, the backyard was spacious and relaxing. Gave us Little snacks and drinks.

Sleepless night

Imperial B&B is a house divided in a few rooms. The side of the house we were in is one ensuite room ( very small). Next to our room were another two rooms sharing a bathroom. All 3 rooms are connected to a living/ kitchen. The room are not sound proof at all and as they are very small, you end up in the living/ kitchen area. The 5 guests who had rented the other 2 rooms had a birthday party that night…. We did not sleep one minute so much noise there was… until they decided to go to bed at 5 in the morning! So unless you are renting all 3 rooms , get prepared for a sleepless night ….
