From Tsukuba Station, take the Tsukubus Northern Shuttle (approx. 20 minutes)

*Unauthorized parking and street parking are prohibited as they may cause a nuisance to the neighborhood.

As these are external factors beyond our control, we cannot offer refunds, discounts, or other compensation based on these circumstances.

Please note that we are closed from 9:00 PM to 9:00 AM the following morning, so there may be delays in responding to messages during this time.


[Regarding Guest Identification]
◎Foreign guests who do not have an address in Japan are required to provide their nationality and passport number in addition to submitting the guest registration form.
(Please send a photo of your ID, such as your passport photo, via the chat feature on our website.)

◎ Guests residing in Japan are required to submit the guest registration form.
(We will send you a form after your reservation is confirmed.)



[Important Notes]
・The room is located on the 2nd floor of the building, so you will need to climb stairs.

・The trash cans near the building entrance are for residents only. Please use the trash can inside your room.

・Entry by non-guests is strictly prohibited; the number of guests is monitored via security cameras.
(If you have a special circumstance requiring a non-guest to enter, please be sure to contact us in advance via message. Under any circumstances, if unauthorized entry is discovered, we will charge 10,000 yen per person.)

・All commercial uses, such as parties and seminars, are prohibited.

・Smoking is prohibited, including e-cigarettes.
Please refrain from smoking inside the room, on the property, and in common hallways.
If smoking is discovered, you will be charged 30,000 yen.

・In addition to the other units in the apartment building, there are private residences in the neighborhood. Please keep noise to a minimum at night (9:00 PM to 8:00 AM).

(Prohibited Activities Regarding Cooking in the Accommodation)
We generally prohibit any cooking that leaves lingering odors or requires cleaning beyond what can be handled through regular housekeeping.
Specific examples:
・Fried foods such as tempura.
・Dishes that use large amounts of oil, such as ajillo.
・Activities such as filleting fish.

*For food safety reasons, salt, pepper, oil, and similar items are not provided.


・Please leave used dishes (after washing) in the dish drainer. The cleaning staff will return them to the cupboard.


・ Please refrain from jumping on the bed or anywhere else in the room, as this can damage the facilities and is dangerous.

・It is prohibited to dispose of or leave trash outside your room.

・No outdoor shoes allowed inside the room. Violators will be charged a special cleaning fee of 30,000 yen.

・Dyeing your hair is prohibited anywhere on the premises, including inside the room, the bathroom, and the washroom, as well as outdoors. If a violation is discovered, you will be charged 200,000 yen for bathroom repair costs.

・Please observe the check-out time.
If you extend your stay without permission, you will be charged 2,000 yen per 30 minutes as a cleaning standby fee.

・If the host determines that the guest has caused significant soiling or damage to the room, bedding, or other property during their stay, the host will charge the guest “additional cleaning fees.”
(Example 1) If soiled linens require disposal or special stain removal, we will charge the equivalent cost of purchasing new replacement linens.
(Example 2)
Leaving trash scattered around the room (not placed in trash cans, etc.) or leaving behind empty boxes from purchased items.

*If you leave a large amount of trash or bulky items at the inn for any reason—such as empty boxes from purchased items or old suitcases—a disposal fee will apply. Please be sure to consult with us via message in advance.


・Service animals and emotional support animals are not permitted.

・If you lose your key, you will be charged 30,000 yen for the cost of replacing it.


[Regarding Lost Items]
If we find any lost items, we will contact you.
Please note that we will ship the item cash on delivery.
If we do not receive a response to our notification, we will dispose of the item after holding it for one week.
For hygiene reasons, food items will be disposed of immediately, even if left behind, and will not be returned.

[Early Check-in / Late Check-out / Extended Stays]
If you wish to request any of the above, our ability to accommodate your request will depend on the status of preceding and following reservations, as well as cleaning schedules. Please contact us via message by the day before your stay, and we will do our best to accommodate your request.
