About this house rental
One of the owners of this home is a licensed real estate agent in Arkansas, with TKP Management LLC.
A few important things to note:
-The home is close to a large wooded area, state park, river and natural areas. Although we use regular pest control services, it is not uncommon to see a few bugs inside and outside the home. Lately there has been an infestation on the mountain of Japanese ladybugs. Some may get in the home, there is a cordless vacuum if you would like to remove them yourself. We remove them all at each cleaning between bookings.
-The recently added hot tub is available for guests, but not guaranteed to be in full working order at all times. If the hot tub is not usable for your stay, we will refund $25/night of your booking upon request. Guests are responsible for turning the hot tub temperature up, and covering it while not in use. The hot tub heats up at approximately 6 degree per hour, and is kept at 95 degrees between guests. Please allow 2 hours for it to heat to 104 degrees, while covered. Children under 15 years old are not allowed to use the hot tub, even with adult supervision. Due to high winds in the area, the hot tub cover needs to be in place and clipped on all 4 corners, while not in use. Please turn the hot tub down to 95 degrees when finished using.
Additional House Rules:
-No Parties, large events, or commercial use of the property, without prior approval.
-No Pets are allowed. Unauthorized pets will result in an additional $250 cleaning fee.
-No Smoking of any kind (including vaping) inside the property or on the front or back porches; must be 10+ feet from the home. Dispose of cigarette butts responsibly to avoid additional cleaning fees. No use of illegal drugs on the property. Smoking inside will result in an $800 cleaning fee.
-Guests are welcome to have fire arms with them on the property and inside the home. No hunting or recreational use of fire arms on the property. If a weapon is left behind at checkout, it will be turned over to local law enforcement.
-No use of fireworks on the property.
-Quiet Hours are between 10p and 7a.
-Toilets - a plunger and brush have been provided for your needs. Do not flush wipes of any kind, including ‘flushable wipes’. Only the 3 P’s please — pee, poop, and (toilet) paper! Everything else belongs in the trash, not the toilet.
-Keep it clean - please be respectful, and clean up after yourself during your stay, both inside the home and out.
-Respect the property - treat the space with care to avoid damage. Also, do not cut any live trees, bushes, etc. on the property.
-Windows - keep the windows closed when you are away from the property, to avoid damages.
-No use of confetti or glitter inside the home. If you use tape for decorations, use a paint friendly tape, and remove it when finished.
-Extended stays require bi-weekly cleaning, at the expense of the guest.
-The house will come pre-stocked with consumable items such as paper towels, toilet paper, dish soap, coffee, etc. If you need more during your stay, there is a general store on the mountain where you can purchase your own.
-Only registered guests are allowed. If you plan on having additional guests, please reach out in advance for approval. This property is limited to 10 overall guests.
-Security Cameras - The home has a video doorbell camera that records and can be accessed by the host offsite. This camera is for your safety, and the safety of our property.
-No mail or deliveries may be sent to the property.
-Local guests must reach out for pre-approval before booking. No instant bookings.
-Amenities, internet service, and refund policy:
Wifi is provided complementary with your stay, but we offer no guarantees concerning the consistency or speed of service. It is fiber optic service to the modem and the provider states it is 250 Mb down and up.
-Campfires - At this time, we budget 30 pieces of firewood per weekend stay. If more than this is used, you may purchase more at $5 for every 10 pieces, or purchase firewood at other local providers.
-Your comfort matters to us. If something isn’t right with your stay, please let us know within 24 hours of check-in so we can make it right. If an issue can’t be resolved during your stay, we’ll review it for a possible refund. Refunds aren’t available for personal preferences, early departures, or concerns reported after checkout — but we’ll always do our best to help while you’re here.
-Trash: Use bins for trash. All trash must be in sacks. -Trash is picked up on Mondays. If you check out on Sunday, please put the can by the road.
-Keep common areas free from litter, contributing to a clean environment.
-We prohibit any illegal activity and will report it to authorities
-By booking a stay, you are agreeing to the house rules
