The location is exceptionally good - within close walking distance to Waverley Station and Princes Street, and of course, just off the Royal Mile.
The rooms were comfortable, and while not extravagantly spacious, they were more than adequate.
The breakfast was great value for money and the all day free tea and coffee was much appreciated by this traveller.
I stayed here over two separate occasions and two different room categories, and both were neat, clean and great value for money.
When I arrived, on quite a warm day, the ice machine was broken and one of the two lifts did not go to the ground floor. Minor annoyances, and I'm sure they were soon fixed.

Location excellent. Breakfast enjoyable, simple, sufficient
Black mould in grouting in shower, no chair in room - stool not practical or comfortable; lifts not working properly; very little fresh air; even considering it was summer season and tattoo pricing was high
