Room view of the bins and building works. Toilet seat dirty on arrival. Second day had to wash glasses and cups as missed. Two tiny biscuits in the room - why bother at all. Monarch of the Glen box of biscuits costs £7.00 at M&S. This hotel gave two coffee sized biscuits each day. Would be funny if not so sad.

Started at check in, booked in with another couple. They had a large room with a view on the 6th floor, was given Prosecco on arrival. We were given a room for a disabled person, no offer of Prosecco. Asked reception to change from disabled room as it felt very uncomfortable. Told, the hotel was fully booked but after practically begging was given the smallest room ever on the first floor but felt underground and in the basement. The building work outside the room was so loud and there were men sat having a break. View was sooo bad. Only one towel so had to ask. Staff very unhelpful. Had a random member of staff just walk straight into our room when we were getting changed. When we said to the receptionist on check out that our stay was so disappointing compared to our friends she completely ignored us and said “thank you, have a nice day” we paid £767 for a 2 night stay that was not worth the money!

Despite the price which, like that of all Edinburgh hotels in August, was much higher than usual, i actually thought that it was worth every penny thanks to the friendliness and the professionalism of the staff in the bar, the restaurant and at reception. One of my favourite hotels!

cannot rate likes as the construction around the property affected the atmosphere. our room view was the bins, not appealing. with the fringe and tattoo on, it would have been nice to have the pub open for late night returners. yes there were many pubs on the walk back, but all too crowded. the room price may have been in line with all other hotels, but it was too high. I was going to book another night but it was higher, so despite loving edinburgh, further city stays are out. on the good side, all staff were helpful and friendly

Really nice hotel, comfortable room, great facilities and breakfast and very helpful and friendly team in reception. However, our stay was really upset by being woken up by the cleaners at 5am every morning. The hotel room next to ours is being used as a storage and washing room, so from 5am the door was constantly slamming to the point of rattling the furniture in our room, and staff chatting and gathering trollies outside our room. Really disappointing to come away from our break so exhausted, especially as hotel doubled the price of the room because of the festival! I really expect a lot more from a nearly £500 per night hotel and it did ruin our Edinburgh stay sadly. If you do chose to stay here, please avoid room 713 like the plague and you'll probably be fine!!

The people working there especially the ladies at breakfast in the morning and the eggs station gentlemen were amazing! There is a ton of construction around the area and trucks start backing up at 7am and the exterior windows and/or walls are paper thin. Shower needs better ventilation as mold is starting in top of shower and all walls are wet after 1 shower…location is convenient and hotel was clean

Loved the location. It was right behind the Royal Mile. The rooms were too small for three people. The phone did not work and lights went out. Some things were taken care of immensely. Others not. The cost of the food was a but pricey for the ambience and quality. Staff was very kind and very helpful.
