Flat is very good and kitchen is well setup. Cook as at home. Comfortable beds, you can login Netflix and there is a beautiful view from window if there is no fog.
Go for it. Walkable to sunplaza.
Streets are very dark in the night. No street lights. We felt bit scary to walk down at nights. Hence used grab. Development is going on in the surrounding.

Great new apartment with all amenities, ideal for longer stays. Spacey, guest beds, fully equipped kitchen, washing machine and small balcony for hanging, and quiet location out of the city noise.
Location is not the best at the moment, seems like a new neighborhood just being built, with many empty buildings and construction sites. A road stretch (the one Google Maps usually recommend on foot) often overrun with mud, but there's a better (slightly longer) way around. On foggy days (which happen often in Sapa), looks like a ghost town. One time I tried to use Grab delivery in the evening, but no drivers would accept the ride, probably because of location and fog. I'm sure it will get way better in the following years, as more residents and neighborhood stores/restaurants settle in.
For now, if you stay here, better rent a scooter or be ready for a short hike to head in and out every time.
Despite all, we were glad to have stayed there for the week, because value for money for the apartment itself was great.
View from our view was ok (when no fog), but expected better at this location (not a great angle).

We had a wonderful stay at this apartment! The location is perfect — only about a 15-minute walk to Sapa Stone Church and the town center. The apartment is beautifully decorated, spotless, and fully equipped with everything we needed for cooking, relaxing, and enjoying our trip. Every detail was thoughtfully prepared, making us feel completely at home. It’s definitely a great choice for anyone looking to explore Sapa while staying in comfort and style. The only small downside is that the elevator and hallway can be a bit dusty sometimes, and there’s no swimming pool — but overall, it’s still a lovely place to stay and great value for money.
