The hotel/apt is in a good loacation, between 2 stations. The building itself is in an alley so it’s private. Rooms is as shown in picture. Staff is very responsive. The only caution is that there is no elevator but we knew that before we booked.

Everything is good and well equipped. Clean and great location to the subway station. Need to take note no lift to the high floor. Avoid staying high floor if heavy luggage is expected

This place is located just one stop away from Shinjuku Station via the Yamanote or Chuo Sobu line, which makes it very accessible. The area around it also has a good variety of eateries and convenience stores (like most places in Tokyo do).
The place is also clean and considerably spacious compared to most places in Tokyo, so that's a plus.
That said, we encountered a few hiccups during our stay here which made it less than satisfactory. For starters, the host did not provide the PIN codes needed to access the hotel and the room beforehand. As a result, we had to message them via a WeChat QR code pasted at the entrance of the hotel and waited a while before we finally got the codes. Reaching out to them via Agoda got us no response. Knowing that we were checking in that day, it'd have been good for the hosts to communicate clearly the codes and protocol for checking in before our check-in time.
Secondly, we were given the wrong combination for unlocking the trash bin. It is communicated clearly in the room itself that we have to take out our own trash and separate them according to recyclables and non-recyclables. My family and I kept trying to key in the combination and it didn't work. It was only later when the cleaner came to tidy up the rooms that we discovered the PIN code was incorrect by one number all along. Even though it seems minor, these two hiccups caused a fair amount of time wasted and frustration.
Furthermore, as this is technically more of an AirBnB/homestay, there is no front desk and no one to guard your luggages. As a result, you will have to find your own place to deposit your luggage before checking in and after check out, which can be quite troublesome. I'd suggest just going somewhere that has a proper front desk and that can either keep your luggage outside of check-in and checkout hours, or mail them to the airport for you.
