Exclusive Venice Kingsclass

Very pleasant location a charming Italian scenery that’s truly the Venice, we were hoping for. The place was clean, and the usual amenities were included. Other guests were also friendly. The common areas were shared without any issues. There are restaurants as you walk out the main door, there’s an inside yard with plants and a place to sit and chat and have coffee.

I can’t say anything that I did not like, Staff was helpful. We kept in contact and communicated all details. Instructions to enter the property were very clear and helpful with pictures. I might say that the only minor inconvenience for us was that their neighboring homes were in very close proximity so we had to pay extra attention to remain quiet, but that’s OK, this is expected here.

The location was excellent! About a 15 min walk from Santa Lucia train station crossing just one bridge, which was nice with the luggage, and still in a very calm part Venice. There were several restaurants close by although we didn't have time to try them out, and spectacular view of one of the many channels as soon as one steps out of the main door. The room was as expected from the photos. Quite big, for Venice, upstairs, nicely air conditioned and with a mini-fridge that didn't make too much noise. The double bed was very comfortable and we slept really well! My kids liked the challenge of going through four doors to get to the room, all with different codes and ways of opening, and saw it as a game, however, I could see how this becomes irritating if one stays longer than a night. We appreciated being able to leave our luggage at the premise after check-out even if I was a bit worried that it might not be there when coming back and would have preferred to leave it inside the actual house and not in the court yard. The cleanliness. Everything felt very clean! Even the shared bathroom which always looked spotless.

The shared bathroom is well advertised, however, I hadn't expect it to be a single room with toilet, shower and sink. Not ideal when you wake up in the morning and need to use the toilet and end up having to wait 30 minutes while one of the other guests does his full morning routine. Also not ideal if you are in a hurry as you can't plan your time at all. I understand that this isn't an easy fix, but if the bathroom is renovated in the future, to split it into two (shower in one room, toilet in another) would make the experience much better. The self-check in the stay worked well at the end, but it felt a bit strange to never meet any person or get any replies to my emails. I also worried that the WhatsApp messages about sending passport information for the registration with the local authorities might be a scam, which Booking warns about over and over, and would have liked a more personal feeling of contact before handing over such information and paying the tourist tax online. The four doors to get to the room was a fun challenge for my kids after our train ride and made our stay feel safe, but it was a bit of a hassle and I was happy we didn't forget something and had to go back and forth. Also, sometimes the main gate was left open, especially when we arrived back at around 23 in the evening, which made it feel a bit less safe. The stairs up to the room worked fine for us, but were quite steep and not recommended if you have problems walking or big suitcases. One of the shutters in our room couldn't be closed properly, which made the room less dark and feel slightly less safe at night.

Chambre calme en arrière cour, dans un quartier tranquille et agréable, avec quelques bons restos alentour et un club de jazz. La présence d'une cuisine et d'une salle (plutôt vintage) sont appréciables, tout comme le salon de jardin.

Au moment de la location, je n'avais pas compris que la salle de bain et le WC étaient partagés. Un seul WC pour 4 chambres, c'est parfois juste. La dame qui venait tous les jours pour nettoyer partie commune n'était pas très aimable. Surtout elle rouvrait systématiquement les volets de la SDB et de la cuisine que je fermais pour limiter la chaleur (pas de climatisation dans ces pièces). Le salon de jardin comporte une petite table et des fauteuils pour 4 donc pas toujours suffisant pour le nombre de locataires. Manque de rangement dans la chambre (juste une barre penderie ; 1 chaise pour 2 ; pas de table...)

Struttura molto pulita, staff accogliente. Zona tranquilla e comoda.
