Booked at short notice due to being let down at the last minute, really fell on our feet with this.

Amazing location, comfortable room

This complex was still quite new when I booked the room. There have only been just a few reviews, but I took my chances since it was very close to The Playhouse (the theatre for which we visited Edinburgh in the first place), and I made the best choice! Although Google Street View is not very kind to the area as it looks like a shady back alley, in reality, we felt very safe even when walking around during the night. It is walking distance from basically everything you want to see in Edinburgh; the tram and several bus lines are just 5 minutes away and those can take you to the seaside, and directly to the airport as well. We could even walk to the castle or Dean Village in about 20-30 minutes which was amazing. The room itself was new, comfortable, very clean. We arrived early in the morning, and you can normally only occupy your room from 15 / 3 PM, but they took our luggages meanwhile, and we could even ask for a quiet room, which is what we got indeed when we got back from our walk and could occupy our room. There is no daily room service unless asked for, which was okay for us. I don't think there's anything else we needed or would have wanted (there is a 24/7 reception anyway in case something comes up). I would definitely stay here again, and recommend it wholeheartedly.

Lovely, comfortable stay, perfect for couples.

Perfect room, very spacious, modern and clean. Had everything we needed. Great location, nice it is tucked away so it isn’t loud or busy.

I didn’t like that we had to pay to park there. I seen parking when booking and it was one of the reason we booked but when we were then told we had to pay £25 for the night was quite disappointing.

Great location and super clean!

Super clean, the bed was comfortable and it was very very close to the city center. It was also really quiet. During our stay it was VERY cold outside but it was nice and cozy in the room.

I was placed on the lowest level, which made the layout of the room quite different from what I was expecting. But not a deal breaker.

Great stay in general!

This hotel is tucked in an alley on the outskirt of the new town central, extremely convenient and walkable to everywhere. Very friendly and helpful reception and cleaning crews. Very clean and well-equipped room.

the bar right beside the hotel was loud at night even past 11pm, and in the early morning garbage collection from the bar was also very loud. So ask for a room away from the bar would be helpful if you're sensitive to noise.

The details show there is parking when there is but not on site in a public car park which is very expensive and if your car does not meet LEV then add another charge!

A lovely place to stay for the weekend, very convenient and super clean!

Great location to visit all the main sites in the city. One block from the tram stop, which we took from the airport for very cheap, 7.50 GBP, purchased ahead of time online. There's a small grocery store just around the corner, as well as numerous coffee shops and restaurants to choose from. There's even a cool little bar just across the street with a great host. Our room was super clean, and such a comfy bed with very fluffy pillows, A/C was a big plus, and all amenities including a small kitchenette to use with complimentary water/coffee/tea. The hotel was so helpful in answering all our questions ahead of time about transportation and restaurants/stores in the immediate area, and there was always someone at the Reception desk to assist with anything. Very satisfied with this choice!

There is no meal service, but that's a small thing since there's a kitchenette to use and stores nearby to grab things. Didn't miss it at all.

Excellent accommodation 10/15 minutes walk from the centre of Edinburgh. The staff is very friendly, the rooms very clean and comfortable. I really recommend it to those who want to visit the city also for the value for money.

The location was great, nearby to Calton Hill which was lovely, & with easy access to many attractions. The airport tram stops nearby. It was good to have a mini kitchen, a washing machine, and a nice amount of space.

-room didn't match the room description on booking.com - hairs in bathroom & crumbs in room on arrival- suggest bringing own cleaning cloth for a quick wipe over

It was amazing!

The property was surrounded by so many wonderful restaurants, and within walking distance of all major attractions. We had every amenity we could have needed, our room was super clean, and the staff was so friendly and accommodating.

The washer/dryer was a bit difficult to use and instructions were not very clear.

location is good. Just behind tesco express and minutes walk to the shopping district in edinburgh. But if you are arriving from train station, i will suggest take a taxi to this apartment as can be quite challenging to drag your luggage up the hill in edinburg. room is clean and new.

A wonderful & comfortable stay

Loved our stay at Forth House- everything was modern, spotlessly clean and new and convenient to the smallest detail- kitchen appliances, iron, hair dryer, coffee and tea and bicuits upon arrival😍🫶🏼 The location is wonderful- just a few minutes fron Tesco express and a large shopping mall. Short 5-10 min walk to Princess Street, Royal Mile, Waverly and Calton Hill. The beds and bedding were wonderful as well. Would definitely stay again😍

Small tip to save time- Make sure you fill out the pre- check in online, the reception was quite busy when we were checking in.

Clean, comfortable and contemporary apartments

I stayed in two different rooms during my trip and both rooms were clean, comfortable and quiet. They had all the amenities you might need and were spacious and luxurious.

I wish you had better blackout blinds. Even though they ate good they still let in a lot of light.
