Title of property is deceptive

I've booked this property before, the title claims the property sleeps up to 12 people (i have a dance group of 5 so we like to have our own rooms) and the first time I booked I was given a house that did. Upon using the same listing again I received late check in details only to find I'd been put in a far smaller property with only 2 bedrooms and a fire door which led through a room which was inaccessible. Upon contacting the reception I was told that I should've read the description as it does state theres only 2 rooms but I explained that happened the first time I booked and the property did sleep 12 people so the main title is deceptive if more than one property is linked to it that can't fit that many people... To solve the issue I was told they could "upgrade" us to a larger property for a £40 fee which they'd ask management to waive for me on Monday morning and refund it as of course I complained about this being an issue caused by them. I haven't received any refund, the upgrade fee wasn't returned and I'm definitely not risking staying in the property they tried to put us in as their was a fire exit door you couldn't even get through..

The property was really pleasant, nice simple and cozy, for the price it’s was the best value for money considering the amount of people we had staying, of course we were not expecting a villa but the house was notably clean, the linen was fresh and the host was responsive, I had a few reservations after reading the reviews however I gues experiences are different depending on expectations.

The property has a nice garden which can be utilised a bit more however since it was not advertised as having a garden the fact that we had a smoking area was a bonus.

We booked for 8. We had only 3 towels. AC was supposed to be in the flat. No AC. The address on booking is not the real address. I contacted the owner he replied first and then nothing …

Dodgy location that is why no photo for the property for. Outside. Poor current care as they called us from mobile number asking for ID and PIN number which I refused to give confidential information via unknow mobile number not via booking messaging platform. I emailed them the documents to the WhatsApp number on booking.com before I arrived to check in and send the door code , they saw the message and didn’t reply . When I arrived they told me you arrived after the check in time by 19 minutes so no one to let you in! Very rude person on the phone . He told us they will refund our booking fees but they didn’t so we ah e to dispose the payment via our bank. Do not get mislead by their low price. You will get nothing at the end. Similar bad reviews on booing .com which sadly I didn’t check before I book with them . AVOID even for free !! I added the picture of the outside of the property as they will never do

FRAUD owner - Don't book, the location of actual house is different to the one published

The owner at the time of check in sent us the check in details of another flat which was extremely third grade with broken kitchen cupboards and less number of beds. The location of the new flat was also on main road which wasn't convenient as loud music was being played at pub downstairs which did not let us have a peaceful sleep. We had specifically chosen our original house based on location and this shows owner is a clear FRAUD

Terrible experience

We had a terrible experience with this property. The host didn’t send the check-in code and was unreachable by phone or message, leaving us waiting outside for over 2 hours. Once we finally entered, the apartment was in a disgusting state: full trash bins, unchanged beds and towels, and everything was dirty. It took another hour before someone came to clean, but even after that the place was far from acceptable. The photos used in the listing were clearly from a different property — we were even told on arrival that the host uses the same pictures for multiple apartments. The neighborhood we were placed in was unsafe, dark, and smelled strongly of drugs. There was no living room as described, one of the bedrooms had 3 small beds crammed together, and the kitchen and bathroom were filthy. Cobwebs, dirt, and grime everywhere — we have photos to prove it. This was not what we booked, and it felt completely dishonest and unsafe. Avoid this listing at all costs.

Absolutely shocking service from host, did not answer my messages and calls. Property was double booked, host blamed booking.com for sending the wrong address. He then gave me a lot of attitude and threatened to cancel the booking when he was challenged on the double booking. I managed to inform him I had travelled from Newcastle for over 4 hours with my autistic son and the situation was stressing him and me out. I was eventually sent a new address to another property, that was equally disgusting. There was hair and cigarette burns in the bed, hair and mould in the sink drains and taps. An absolutely awful smell in the kitchen, oven, microwave and fridge were unclean. Outside of the property was littered with rubbish. Host took no responsibility and blamed fly tippers, although advising cleaning staff had cleaned the property, I wondered why they didn’t raid this? I asked for an immigrate cancellation and refund, which again I was asked to leave the property first. Before my money could be processed back to me. I haven’t had a refund and it’s been 48hours.

The place has lots of comfy beds the rooms are big and the Linnen was very clean

Some of the reviews had me a little worried however we had no issues, just communicate with the host and you’ll be okay they are cool

Awful, we left !

NOTHING.

Awful, host didn't contact with access to property so had to ring numerous times. Inside of the house was awful, dirty, hairs everywhere, kitchen was dirty, toilet seat broken, pipe next to toilet very dirty, paint peeling off walls, cooker dirty, holes in walls not filled, Conditions totally unacceptable we left and have requested refund and have heard nothing from host as yet.

Bad Review. Don't book

There was a mix up over booking. Once got into property hairs all over bed. Complained and left immediately. They said team would sort refund a couple of days later. Nothing yet and not responded to 3 WhatsApp messages.

Pictures are for a mix of accommodations. Still a lot of problems for these. Not a good advert at the moment for booking.com. Lloyd

Property was ocupated on our arrival, location was horrible, full of drunk people around, neighbours having a drink and smoke outside thier property. I wouldn't recommend at all.

We were provided with a mobile number to arrange check-in, no reply after several calls and texts. No-one at the property to provide access, requested a refund as had to book in somewhere else and they have refused. CON ARTIST!!!

Lack of organisation

The location and neighbourhood are good.

The poor communication with the property management. Kept us outside the property on the day of check-in, no one was opening the door, and there were no instructions at all for the check-in process. Had to call Booking several times to try and communicate with the property management as the phone number we were given was hard to communicate . People were coming there to knock the door, claiming that they had booked the place as well. Was really an unpleasant stayed.

I was originally scheduled to stay at 19 Shaftsbury Road, but had to change to a different location at the last minute. Despite hoping for an early check-in, it did not come to fruition. Unfortunately, a parcel sent to me at the initial property assigned by my sister from London via Royal Mail was lost. Regrettably, instead of notifying the agents, the parcel was returned and left uncollected.

The restroom supplies such as hand wash, toilet paper, and kitchen paper are currently out of stock. Additionally, essential items like tea and coffee are unavailable. Furthermore, there is a maintenance issue with the broken fridge door handle. Thank you for your attention to these matters.
