LIVING & DINING
The main living room, kitchen, and dining area are located on the top floor, giving the group a comfortable central space to gather.
The fully equipped kitchen features modern appliances, a full-size refrigerator, island seating, and both drip and Keurig coffee makers.
The large top-level rear deck is accessible directly from the living and dining area and includes an outdoor picnic table for meals outside.
Additional cold storage includes a full-size refrigerator on the ground level for easy pool access and a mini fridge at the tiki bar.
PRIVATE POOL & OUTDOOR LIVING
The fenced private pool is mostly sunny, with loungers, Adirondack chairs, an umbrella, and a shaded hammock area offering plenty of options for settling in.
The tiki bar features a TV, mini fridge, barstools, and easy access to the gas grill. A ground-level bathroom is conveniently located nearby.
Pool floats and pool basketball equipment are provided, and an outdoor shower makes rinsing off after the beach easy.
A gas grill is provided; propane is not supplied. Guests may bring their own tank or arrange propane delivery through available guest services after booking.
Pool heating is optional, requires a 3-night minimum, and is available by request outside of Memorial Day through Labor Day. Please request heating at least 2 weeks prior to check-in and contact the host/property manager prior to booking for additional information.

Outdoor spaces stretch across multiple levels of Mint Condition.
The two mid-level bunk rooms each access their own private front balcony with rocking chairs. The mid-level King and Queen suites open to the large rear deck with a hammock and seating.
Upstairs, the King and Queen bedrooms each have their own private front balcony. The main living and dining area opens onto the expansive rear deck with outdoor dining.
A staircase from the top rear deck leads to the crow's nest, where elevated seating and a table provide beautiful ocean views.
Every bedroom has access to a balcony or deck.
GAMES & BEACH DAYS
Ping pong and cornhole provide ground-level entertainment between beach and pool trips.
At least 6 beach chairs are provided, along with a varying collection of beach and pool gear. Pool floats and pool basketball equipment are also available for guest use.

CANCELLATION POLICY
You may cancel any reservation and receive a full refund of all amounts paid excluding the "admin fee" (if applicable) if you notify Pier 42 Realty & Vacations in writing (by email or letter) of your intention to cancel the reservation at least sixty (60) days prior to the check-in date. In the event that you cancel your reservation within sixty (60) days of your check-in date, for any or no reason, (including the failure to pay the final payment due 60 days before the stay), including inclement weather, you shall not be eligible for a refund of any payments made to Pier 42 Realty & Vacation Rentals. Admin fees are non-refundable.

Mint Condition was amazing, the most well-stocked home we’ve ever stayed in, golf cart, pool and beach toys, beach chairs, boogie boards, even a shibumi!!! 2 ping pong tables, dart board, plenty of games and books for all ages! Pier 42 responded immediately to any questions or issues we had and took care of them immediately! The pool was a really good size for a large group. A separate ice maker would have been nice as the ice maker on the refrigerator wasn’t working well, only a few cubes each day.

We rented Mint Condition with two other families and had a great time! It was an easy walk to the beach and not a far walk from shops, restaurants and activities. We enjoyed the pool in the evenings, loved the house!

Mint Condition is a beautiful home that is very clean with all the amenities you could ask for. The house is in a great location, within walking distance to all of the fun (beach, ice cream, putt putt, cocktails, souvenirs)! The neighborhood was very nice, safe to walk. Our stay included two families with 6 teenagers and EVERYONE had a great time! The only item that was missing was an icemaker. We will be back!
