Very poor (did contact booking.com but never got back to me) won’t be back

Good location

Cold, no hot water for two nights then warm water at best . Smelled strongly of cannabis most nights . Ensuite unfinished and told later by work colleague was like that months ago . Charged £5 per night to park on drive of house (which I thought was a cheek). Will say man who ran it was a nice fella maybe just having some issues

On the bed was socks from someone else’s and wasn’t mine, was too much hair on the pillow and everywhere in the bed, and I think wasn’t changed before i arrived, was cold and I asked to open the hitting and she only said yes but nothing happened. I was trying to go on the bathroom but surprise , wasn’t privat bathroom in the room , when I open the door was stones … I find a shared bathroom but very dirty, I didn’t wash myself there.

The whole property felt tired. The room was like a bed sit , with a kitchenette behind old sliding doors. May have been a wardrobe in the past. It was cluttered with gadgets. smelt strongly of plug-in “air fresheners”. The bed linen didn’t smell fresh and in fact the duvet smelt of cat pee on one side. The cost appeared good value, but there was an added cost of £5 car parking and £10 for dog, which came after the booking confirmation.

The property left a lot to be desired. Stains on all of the sheets. The bathroom they have put in my room was not built well, mouldy and no ventilation so the room smelt damp the entire time, holes everywhere in the roof and not even a proper working light instead a sensor on the wall that turns off after 5 seconds. The kitchen was a mess. There is a cat on the property which isn’t mentioned, and was freely walking all over the kitchen benches licking everything in site

So it was really cold I found an old dirty t-shirt behind the bed One of the robes smelled like someone wears it before Another had a head tie in pocket The glass for cooking in the kitchen wasn't clean enough, doors also. Another enjoyable stay!

I stay here frequently and it's great to see the continuous improvement Jay has put into the place. He is an absolute gentleman and again, made me feel so welcome during my stay. The house is set in a very peaceful and tranquil setting. Very spacious room with a comfy super king bed and electric blanket which was just lovely.

The £5 parking fee but this is advertised and the property is much cheaper than other places in the area.

I would never attempt to use this place again they cancelled our reservation at the very last minute just a couple of hours before we were due to check in using a lame excuse that the room had been trashed by their previous guests. It has taken us weeks to get our refund.

Was told I’d be refunded. I was not. Booking.com was no help.

There was a nice dog out the front. Unfortunately he was locked in a cage and left on his own without food or water while the owner was away.

Room wasn’t as described.room was missing features and wasn’t cleaned. When I sent the owner proof of this he agreed to a change of room. I was already upset at the mixup. So I decided to go home under the agreement I’d receive my money back. The next day the owner accused me of “staging a video” for some unknown reason. He was obsessed with the claim that the room wasn’t clean (it wasn’t) but my main concern was that I paid for a room with a bath in it, and there simply was no bath. He offered a change of room but legally I don’t have to accept compensation. All I wanted was my money back. Yet he acted like I was attacking his business. The final text is one between him and the individual who “cleaned the room”. I can almost guarantee that he will reply to this review and try and spin me as a bad faith customer, I simply wanted what I paid for, apparently that’s too much to ask for at an reimse.

A lower-cost and quieter alternative to the in-town Belfast hotels

This location provided a more affordable option for traveling with our college student child. Hotels in the city require a second room with a third adult, so this option was helpful. Also, having a small kitchenette in the room meant we could get our own food at the market, which is a better option than a hotel in town and having to buy restaurant food for each meal. The owner has a small cat, maybe just a kitten, that we saw a couple of times. We believe it was the friendliest cat we have ever met. It had a brand new air fryer/oven in the room as well which was very helpful for heating a frozen pizza (after we cut it into smaller pieces that would fit in the unit). The en suite bathroom for our room was a good size.

This location is a work in progress. It would be helpful to have cards in the room to explain the internet, how to handle the trash, etc., things that matter to travelers (especially foreigners like ourselves who are unfamiliar with local customs like trash and recycling). The toilet had no lid which is surprisingly disconcerting because I was always afraid of dropping something in it! The only place to put anything like toothpaste was on the windowsill directly above the toilet, increasing my fear! The bathroom is large enough that a small shelving unit between the toilet and the sink would be VERY helpful. However, I realize it is a room in someone's home and I am paying a lot less than in town. These items are small and unimportant to my overall stay. Overall, the negatives of this property are minor compared to the positives.

Very poor cleanliness/condition of room and bathroom

I booked last minute and they accommodated me during a busy time of year.

The room smelt very bad, it wasn’t clean and the ‘en-suite’ was still being built. The sheets didn’t smell or look clean, the carpet was stained and the shared bathroom was not clean or maintained. I’m usually not too fussy about rooms but even for me this one was quite grim. I would have left but everywhere was fully booked for show week.

it's advertised giving the impression the rooms are en suite, they are not, we had a cupboard with rubble and pipes, God knows how a space so small will ever become an en suite! we shared 1 bathroom with 5 other guests, 3 times my partner went to use the bathroom in the night and someone was in there, extremely annoying and unhygienic, having to walk about the whole place waiting, the bathroom also appears to be used by either permanent residents or the host as personal items are stored in there and it's really not very clean!! our bed frame was also made out of pallets, badly, the mattress did not fit the frame, and I got a splinter from it, I like rustic but that's ridiculous!! never again, I'll sleep in the car, and wee in a bush 1st!!

Absolutely disgusting

This property should never be listed as a guest house/b&b. I have attached photos to show the reasons why. I messaged the owner before we arrived to check that both double rooms had private bathrooms. The owner stated that 1 did and 1 was being refurbished and hopefully ready on our arrival. They offered use of their private bathroom if the en-suite was not ready. The en-suite had not even been started and looked like a dumping room. I was not happy at all to be sharing the owners bathroom, not only because he would also be using it but because it was unclean and pretty disgusting with damaged items. I had to repeatedly ask the owner for things which should have been provided on arrival and were not, towels, milk, hairdryer, tv remote, a key to my door, etc. my bed was made out of sawn wood which causes splinters. The bedding did not smell clean. The bins had rubbish already in. There were dirty marks all over the carpets in both rooms and a ball of hair under my bed. The view from my window was of the conservertory which was full up with stuff. This property is more like a halfway house or house share. This propert needs removing off this site.

a place away from everything and everyone, with way too many people in the house

the coffee machine was good and made both hot and cold coffee, too bad there were only two capsules. The bed was comfortable.

I stayed in a room with a fireplace, where you could clearly see that someone had used it very recently, there was ash all over the floor, the room was very dirty. The light wouldn't come on properly, you had to punch it to get it to work. The owner, despite being at home, refused to introduce himself and show me the room and its accesses. The booking clearly stated that it was a room with a private bathroom. when I got there I had to share it with three other couples. The two days I spent there i didn't see anyone cleaning it properly, there were always dirty towels on the bathroom floor and also on the towel rail. The last day in the morning there was no gas to take a hot shower. The problem wasn't solved, even though the owner said it was, it was half past ten and I had to take a cold shower to get away of this nightmare.
