Absolutely phenomenal stay. The apartment was spotless—clean to a level you rarely find, carefully maintained, and with a quality that made everything feel comfortable from the very first moment. Peter was attentive throughout our stay, calling to make sure we had arrived safely and that we weren’t missing anything. That kind of care truly makes a difference. Honestly, this has been the best experience I’ve ever had on Airbnb/Booking, both in terms of cleanliness and the attention we received. I would return without hesitation.

All was exceptional

The house and street are aesthetically pleasing, easily accessed by one ten-minute bus to Waverly/Princes Street; the east side of Holyrood Park was a short walk away. The room was nice, the bed comfortable. The view over the bowling green was charming.

There was only one key for the bathroom and bedroom. The bathroom is not ensuite, which was fine, but having only one key made things too complicated for two guests. More than one key is needed for optimal use, here (unless guests are glued at the hip at all times). Staff never responded to my query (hours before check-in) about leaving luggage a few hours in the morning, as my partner has a disability. The greeting message said to reach out if wanting bags stored but no one responded. This was disappointing and made for more work than necessary.

Good location with free parking in front, close to the bus stop and a 10 minute ride to get to the royal mile.

Walls are very thin and you can hear a lot of noise from the other rooms and hallways, and the mattress was quite hard/too firm for my liking.

Location was close to city centre. Room was spacious and tidy. Owner was very responsive and helped us with check-in instructions.

The property is located on a busy road. We got the room facing main road and whole night there was issue with noise from passing vehicles. We checked in late past midnight at 1 am. We booked this room only for overnight stay but due to noise we could not have proper sleep.
