September 2025: massive construction project right outside hotel and under the balconies. See my photos. I booked this hotel specifically for the view of the river from the room and the balcony overlooking the river. When I checked in I was so disappointed to find a massive construction project happening. To give you an idea, excavating probably 30 feet deep under the street to repair or replace what looked like huge water lines. When I asked if there was another room available, the staff said all rooms were over the construction. When I expressed my disappointment and that this should have been disclosed on the website, the staff person raised his voice at me and started to argue with me saying I still had a view. After 1.5 days of travel from California to Italy I didn’t have the energy to deal with him or the situation. He assured me the construction wouldn’t disturb my sleep. Awoken by jack hammers at 7am while still on California time. My view of the river was actually of the mess of the project. The staff should have offered me a considerable discount and apologized. In addition to that, the walls are paper thin. I could hear my neighbors every sound, including at 3am. I had to move my bed to the other wall and sleep with my head at the foot. This building is located at a busy intersection with lots of street noise. I left a day early bc if all of this. nHowever it is central to all of the popular sites in Florence. And right on the river.

When I made my reservation, I had no idea how awesome this hotel was going to be: room with a balcony and river view; the host was incredibly nice; open (yes, open) bar every day from 5-7 pm at no charge; greatly decorated (a paradise for maximalists), and just a few minutes walking from all the points of interest in Florence. If I ever go back to this wonderful city, this is the place I'm staying over and over.

We booked last-minute after a bad experience elsewhere, and we immediately felt so welcome! We turned up unnannounced just 45 minutes after booking, but the room was ready, we had a welcome drink, amd soaked in the style of the place. The service by Adriana absolutely made the stay - she couldn't have done more for us. Location was excellent, access easy and the onsite pooch was incredibly friendly.

Our stay at the Residenza Vespucci was FANTASTIC! The room was very spacious for our family of three and the view from the balcony over the Arno was spectacular. Francesco, the owner, was a lovely host, and Adrienne, his assistant, was a great help answering all of our questions (not mention making an incredible limoncello spritz, served free in the early evenings!). And Lappo, Francesco's sweet pup, was the icing on the cake. The location was perfect for our first visit to Florence. It is pretty central, so everything was a close walk, but it was in a quiet area at night, so we could rest easily. The cafe on the street is excellent and the owners (a young couple and a brother) were extremely welcoming and friendly, too! All told, it was the perfect place to stay in Florence, and we couldn't have asked for better!

Francesco and his staff made everyone feel at home and so very welcome. The room was decorated beautifully and looked out on the Arno River, the bed was extremely comfortable, and there were plenty of towels and a nice refrigerator in the room, delicious coffees and tea’s with real China….they thought of everything! I would highly recommend staying at this location. You will not regret it.

It was the perfect place to stay for a few days around Florence!! Very conveniently located, walking distance from all the sights. The owner Is amazing, always making sure you have all you need and that you are confortable. The room, just like the photos, very nicely designed and with an awesome view of river Arno!

I absolutely LOVED our stay at this boutique hotel and highly recommend it to anyone that is looking at this property. The location is perfect and we loved the unique character of the hotel and our room (we had a balcony with a view of the river, it was perfect). Also the staff is truly amazing. So kind and helpful and there is an adorable dog named Lapo that is so happy to greet you as well. I also really appreciated the unlimited water, snacks, wine, and even cocktail options. All included for no extra charge. This place is truly one of a kind and I simply can’t recommend it enough!

Amazing place! Don’t think twice, just book this. The staff were so friendly! Amazing view to the river. Our room had a little balcony (worth getting a room with view) where we sat and drank Prosecco enjoying the surroundings. The reception has snacks and a full bar free of charge for guests. We drove there. There is a parking space just in front of the building to drop off your luggage and then we kept the car at one of the garages nearby, which takes care of the ZTL permit for you. We walked to all main attractions. Great restaurants at just a 5-minute walking distance. When I come back to Florence, I’m definitely staying here again.

Beautiful, air-conditioned room with mini fridge with complimentary water/juice/beer and a balcony overlooking the river which is perfect for enjoying a glass of wine or coffee. There is also a guest lounge with complimentary drinks and snacks. Very friendly and welcoming host and very cute resident dog. Wouldn’t hesitate to stay again if visiting Florence.

Lovely host and lovely suite right on the Arno. Very quiet, clean, comfortable. Rooms are pretty, not pseudo-modern-sterile. The host, Francesco, is very kind. We will definitely try to stay here again
