I didn’t stay there and I think this location is a scam
I was not contacted about the location of checking in details. When I went to check in it wasn’t possible so I had to pay for a different hotel.

Appalling service from booking.com
Arrived in Edinburgh, to find this accommodation accepted booking but was closed. Had not been informed by either hotel or booking.com and we were left to find alternative accommodation on the Fringe weekend, appalling service. Phoned booking. Com who tried to sort this out but was given information by first customer service representative who said we would get a choice of 3 alternative places and any price difference they would cover it. This guy was very nice, can't say the same about the second person i spoke to who hung up on me, when i informed him that was not the information i had been given initially. This did not happen you have to rebook and pay for the other alternative accommodation (if you are on a budget you are in difficulty). Then put in invoice to booking.com and reclaim after your stay.
This is not good enough.
I have booked many times with booking.com but will think twice about doing so again.
Just check your accommodation is confirmed before you go.

I booked this property for one night in Edinburgh, and it was an absolute nightmare from start to finish.
When I arrived, the front door looked like it had been forced open with a crowbar and was wide open. I felt completely unsafe.
To access the room, there was a weak locker device installed on the door — very easy to remove. It provided no real security, and I genuinely felt vulnerable being there.
Even worse, there was no fire door, which is a legal requirement in the UK for short-term accommodations. This is a serious safety violation, and this property should not be allowed to host guests.
Inside, the room looked nothing like the listing photos. The furniture was completely different, the space was dusty and dirty, and there were no welcome items — not even a bottle of water.
The floor felt dangerously unstable and uneven, as if it were damaged beneath. I was genuinely worried that I could fall through it — that’s how bad it was.
The paint on the walls was chipped and peeling, both in the room and in the bathroom, making the place feel even more neglected and run-down.
The bathroom was in horrible condition. The shower drain was clogged with a large clump of hair, and the sink was also full of hair. The toiletries were mostly used-up or missing. There was no shampoo or conditioner — just a dirty shaving item with black grime around the container.
The bathroom light didn’t work, and there were visible burn marks around the fixture, posing a serious fire hazard.
To make matters worse, another guest in the property spent the entire night shouting on the phone, from the moment I checked in until early the next morning. The walls were paper-thin, and I couldn’t sleep at all.
On top of that, communication with the host was incredibly poor. Days after my stay, I received a confusing message asking if I had taken an air freshener plug-in — something that didn’t even exist in my room.

It was so awful we turned around and left
Location
The address on booking.com site is wrong, and it took us more than an hour of walking up and down a hilly street trying to find it. The house is very old and decrepid. The stairs are uneven up to the rooms and not suitable for people who are disabled but ambulatory, like we were. The two long and two short flights of stairs are in a dimly lit stairwell. At the top, the door, which leads to the accommodation area, looks as though there has been an attempted break-in. There is a padlock on the outside of the bedroom door. The room looks nothing like the picture on the booking site. It wasn't the same room. Ours had big areas of peeling and peeled paint on the walls and ceiling. The bed was uncomfortable. There were dried-in stains on the pillow case; a hole in the sheet just below the pillow together with black hair. Neither of us wanted to turn the quilt down any further as we wouldn't touch it without rubber gloves. Grime covered the windows so we couldn't see out, even though it was a gloriously sunny day. It gave us no confidence in the cleanliness of the overall area. This was confirmed when the bathroom had even worse patches of peeling paint on the walls and ceilings. The bathroom shower screen had mould on it. We thought it was a rubber strip on the photographs! The shared kitchen was cramped and dirty. There was a great amount of heat coming from a door next to the kitchen. On further inspection, we saw that it was an airing cupboard where someone was drying a big bedding sheet with the help of an electric heater. The door had no ventilation. It was a total fire risk, and we had no jurisdiction over what the other residents did. This is a health and safety risk for everyone there, but we refused to stay on that aspect alone, never mind the other dirt and uncleanliness, and potential break-in issues. We had to start looking for alternative accommodation in the same price bracket.

Arrived someone locked the main door with key to which we didn't have to open so was locked in had to get the door kicked in to let us out to which I didn't stay as didn't fell.safe
Being locked in and not able to get out, the kitchen window opened and didn't shut, bathroom was grubby room could have done with a paint

UNSAFE, UNCLEAN, UNSATISFACTORY
The only positive thing was location.
The facilities in my opinion were unsafe. A padlock and hasp was the mechanism used on the outside of the door to lock it ! Unable to open windows. Bed was stained and mouldy on base. The wind was blowing through ill fitting windows. The stairway was obstructed by bikes and furniture, in my opinon a fire hazard.We were offered a refund , but did not have time to find other accommodation within our schedule.
A thorough review of facility maintenance and safety protocols is strongly recommended.Substandard accommodations can negatively impact travel experiences.
I find it difficult to understand why BOOKING.COM offer this style of airbnb for suitable accommodation.

Convenient location for taking express bus to airport.
No breakfast, but area has plenty of eating houses. The bathroom is very well appointed with toiletries & has been brought up to standard. Room pleasant enough
Wi-fi was sluggish in the morning. The TV didn't work but the wi-fi provided me with TV news.

Todo lo demas. No sé como tiene licencia de apartamento turistico, deberían invertir dinero al menos en arreglar las puertas. La puerta de la vivienda estaba abierta y se veía claramente forzada (pero de hace mucho tiempo como para que ya lo hubieran arreglado) y las puertas de las habitaciones solo tenían un candado para entrar y por dentro un pestillo. Pone Hotel y es un AT. Después de buscar una hora la calle llamamos y nos dieron la ubicación exacta por lo que da que pensar que no es legal ya que no está indicado en la calle.Es una casa viejísima, necesita tirar por dentro y sucia.
