Mattress was so ubcomfotable and guests fighting in hallway.noisy guests and shower leaked all over floor . Glove put over smoke alarm by previous guest so was room cleaned correclty

Woken up just after 8am by the fire alarm. I was heading to fire exit when it was switched off - it then went off 3 more times over the next 20 mins. I decided to check out early because of this. Reception said it was caused by someone having a shower!

Nothing seems to work in the hotel. The wardrobe was coming off its hinges, the shower was stuck on a scalding hot setting and when I told the staff they might want to put up an out of order sign on it to avoid guests getting burned, nothing was done while I was there. Even the batteries in the TV remote were dead! I wouldn't recommend.

Appropriate pricing for what is offered. Older property. Double room was a good size with usual complimentary products included. No breakfast facilities. The iron I requested was promptly delivered to my room. Very dusty TV and electric fire on the wall. Friendly staff (Varun). Quite a steep hill to access the property. Broad, windy paved steps to the hotel entrance. Unsure of accessibility options outside and inside the property. The overall property met my needs and will book to stay here again.

Absolutely appalling hotel. Rooms were too cold to sleep, no extra blankets available. Beds are metal frame, squeak & rattle at every movement. Toiletries were the smallest bottles I've ever seen. No breakfast available at all. Stench of weed being smoked in hallways despite no smoking on premises. Perhaps only refers to tobacco. Staff rude. Tiny shower. Definately the worst hotel I have been to in my life.

The window blinds were broken. Some of the slats were missing. I was at ground floor; people could see me in bed.
Shower kept alternating between scorching and freezing.
The only light switch was next to the entrance door - no light control by the bed.
In the communal area, there was mouldy food that had been there for a long time, by the look of it.

As sson as we pulled onto the drive, the highbank hotel looked really unkept. The room we booked we found was right at the top of the hotel up quite a lot of steep stairs. The room itself was fairly clean but the bedding had dirty marks on it. We had originally booked for 2 nights, but left after 1.

It had not been made clear that I’d need photo ID in order to check in. The bed was very squeaky (metal frame) and there was a strong smell of damp coming from the shower room because the extractor didn’t work. Otherwise, the staff were extremely pleasant and it was a very quiet place to stay.

I have never felt less safe in my life and I'm 6"1 180lbs Male who does Thai boxing. The C word is spray painted in big letters on the carpark wall, broken wooden crates on the carpark, a lamppost completely pulled out of the ground. The guy checking me in was actually a really nice guy but needed to scan my licence and credit card which I've never had to do for a hotel in my life. I mean this with the greatest of respect to homeless people but This does feel more like somewhere to help people get off the streets for the night. 1 toilet and 1 shower between 5 -10 seperate rooms is wild - this is the "shared bathroom" I didn't even stay the night and left after 30mins as a group of guys who were talking like they regularly stay there were staring and pointing at my car. Lesson learned anything under ÂŁ80 per night in Leeds is a risk. I have not been refunded for the room either

Stayed 2 nights in single room with shared bathroom. Very basic but sufficient room for my needs.Shared bathroom close to my room. Shower very hot and couldn't seem to reduce the temperature.
Main issue was check in ...they wanted photo ID proof. This wasn't mentioned in check procedure, luckily l had an ID badge through work but a couple checking in at same time didn't and we're told it policy that they couldn't stay without Photo ID ...not sure if they got a refund .. probably not

Bearing in mind we'd travelled 6 hours and booked last minute to meet up with friends in the area as we weren't sure when we'd be arriving so I didn't actually get chance to review the property.
We paid ÂŁ70 for a double room about 10 minutes out from Leeds city centre which seemed decent enough.
Upon arrival the bottom of the entrance looked fancy but from there it unfortunately just went downhill.
It looks as though once you're in the car park the hotel is still under construction.
There's the word "c**t" written on the wall in big letters which they could've painted over!!!
Then going to the entrance we weren't actually sure if it was the reception as there was some wired hanging down and no obvious signs it was in fact the main entrance - as I say it looks like it's still under construction.
The reception itself was fine, no issues there but some interesting "rules" such as no make up or food stains on the towels as they'll charge you for this.
First time I've come across this.
Outside our room the carpets looked dirty but this may have been the colour of them, hard to say.
Room was pretty decent overall.
Unfortunately our pillow had a cigarette burn on it which we were surprised wasn't chucked out and replaced but anyway not a huge issue.
Also the dresser was dirty under the glass which again not a huge issue but I've been in ÂŁ35 motorway hotels which allow dogs in the rooms which were cleaner overall.
For the price I expected a little more care in the hotel...

Was a quick last minute stay unplanned cheap !! Room was in need. Of a deep clean was sneezing from the dust was thick on top of wardrobe and skirting boards carpet was in need of deep cleaning smelt like leak & damp moved bed hadn’t been hovered. ! Bed was to small for my 6’4 self bathroom needed deep cleaning also damp around windows and tiles mould was told charging option available as never had plug 🔌 with me just cable had to move room around so could work on phone while charging from tv at other side of room if done a heat test that bed would of been full of bugs. Staff where very nice tho

Room was clean. Facilities adequate. Tea /coffee kettle provided. Kettle too biv for tap. 2 night stay but room was not cleaned. Hotel as advertised by the name situated in its own grounds driveway is a steep gradient. Bannister for steps from driveway to front patio worse than useless and in serious need of repair. DISABLED ACCESS NON-EXISTENT. Price was very reasonable hence the 4 stars.

Awful hotel. At check in the lady at reception demanded photo ID. We had none & almost didnt get our room. We had the reciept & proof of payment but this was not enough. Looked through photos & found one of my old passport. This still wasnt good enough & had to produce my card details. We dont carry cards so managed to find full details on the banks app. Didn't feel comfortable giving the details & didnt see why she needed it as i had payed with another card. I had asked for the manager & spoke to him on the phone but he still hadnt appeared by the time we got into the room 45 minutes later. Fuming by this time. Room was no better & the whole hotel was tatty to say the least. Thred bare carpets on the way up to the room & a broken drawer left in the corner of the room, couldnt find a remote for the TV & the batroom was tiny. Very disappointed

On arrival the parking area was full of litter . On entry to a big house I checked in which was fine . Made my way up 3 steep set of stairs to a small attic room . Supposed to be a delux single room . Nothing delux about it bar it had an ensuite shower and toilet which had turning space only . Very small , no use for larger people . Other rooms are shared toilets . Dirty carpets on the stairs as it is a free gravel carpark which needs work done , as in tarred. Single metal frame bed ok but not suitable for a hotel bed . The room was very small and needed a proper clean . Dust and hairs at boxing in at the side of the bed. Sheets need boil clean as had marks on them . Only booked 2 nights as I was working Nightshift . This is only a room in a big house that calls itself a hotel which it is not. It has potential but the owners need to spend money on it . Not for me I am afraid so I won’t be back .

It was good enough as long as you don't want breakfast as they had the area too do it but didn't, so if you're just after a room only its not bad, i would recommend going with an ensuit bathroom though as the shared facilities wasn't up to standard but mine was clean and had what i needed for an overnight stay

Well, outside was a building site! You can tell it was once quite swish! The old gardens are lovely.
The outside of the building has recently been refurbished as has the floor in the entrance hall. After that everything needs attention. I'm guessing it's " work in progress?"
The receptionist was very polite and showed us to our room up in the top floor. The view over Leeds was amazing.
The bed was comfortable and clean.

Outside of the hotel is very scruffy with litter dumped in car park and the outside seating area has broken paving. Whilst this a budget hotel and I didn’t have high expectations, first impression was poor. Receptionist very pleasant and helpful when TV not working. Room was fairly clean but decoration tired and broken window blinds behind curtains. Public areas had marked carpets and it all felt very

The hotel signage is hidden by the bush the way we came so missed the turning in. Kurb appeal was shocking. Broken swing chair in what's meant to be a garden. Rubbish everywhere. Broken and missing patio stones. Carpets all round the property were dirty and unsafe. On our floor they were different shades of grey, not matching or tacked down properly. Stairway going up to our room were dirty, handrails and wall edging Long black hair in our bed. Disgusting. Checking out. See clean towels and sheets on floor for next guests.
Not worth the price. Stayed in better places cheaper and breakfast is included. Having used one of the toilets when we arrived the pullie in there is dirty to a point. Needs washing. Signage inside the place that meant to be a 'hotel' is paper stuck on the walls, umm ok. Room was lovely but few things broken, caps missing and roasting hot, yet radiator wasn't on ever. Sharp edged bedside table inches away from the bed. One cup to share. We had to ask for another.
Massive fixing and finishing job day needed for this to ever be a good place to stay.

When we arrived we was met with empty reception. Eventually someone cametp help
We then got shown to our room. Theroom was somewhat clean but msrks everywhere, and cold.
We asked for the heating to be turned kn while we attended a funeral when we returned a few hours later the room was freezing cold.
We asked for the heating again or extra blankets. The room remained freezing to the point we moved the matress near the radiator.

The price is cheap, but this is the worst hotel I have ever stayed in. The bed sheets were unclean and had hair on them. A coffee sachet had been opened and left in the bowl, and the toilet smelled bad. Additionally, their terms and conditions require photocopying your ID and credit card, which I have never encountered before. I will never stay at this hotel again—I personally don’t think this place should even be considered a hotel.
