Enjoy effortless access to nearby restaurants, the Fun Zone, Marina Park, and both the Newport and Balboa Piers, all within easy walking distance.

LIVING & DINING AREAS:
Open-concept living and dining area featuring a plush sofa and additional armchairs centered around a flat-screen TV. Enjoy casual meals at the round dining table for four, with sliding glass doors opening to the upper deck for seamless indoor-outdoor living.

- Primary Bedroom: Queen-size bed, TV, closet
- Guest Bedroom: Queen-size bed, closet

BATHROOM:
- Hallway Bathroom: Walk-in shower

OUTDOOR SPACES:
Spacious outdoor deck with seating for four, additional bistro seating for two, a market umbrella, and a propane BBQ grill, perfect for relaxed coastal dining.

KITCHEN:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire upper 2BR/1BA residence. This includes all interior spaces and the private upper deck. The two additional residences in this triplex are not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located on the outside North walkway, with complimentary laundry supplies provided.

Parking: One small covered carport space - compact vehicles only. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Amazing location! We had an amazing stay. The house was decorated beautifully, super clean, and had really nice extras like a complete kitchen with small appliances and a nice large tv in the main living space. The beach access was incredible! We will certainly be back.
