About this house rental

Our 2BR/1BA front cottage on the Newport Beach Peninsula is stylish, sensible, and central to all the best sites of Newport. This is just the right space for a refreshing beach getaway, surrounded by all the modern conveniences!

LIVING & DINING AREAS:
Open-concept living, dining, and kitchen area featuring a large sectional sofa and flat-screen TV. The dining table seats four, with sliding glass doors opening to the front patio for seamless indoor-outdoor living.

BEDROOMS:
- Primary Bedroom 1: King-size bed, TV, ceiling fan, closet
- Primary Bedroom 2: King-size bed, TV, ceiling fan, closet

BATHROOM:
- Hallway Bathroom: Walk-in shower

OUTDOOR SPACES:
Expansive front patio with a dining table for six, additional lounge seating for four, a propane BBQ grill, and a market umbrella for shaded coastal dining.

KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the front 2BR/1BA cottage. This includes all interior spaces and the private front patio. The two additional 2BR/1BA residences in this triplex are not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups. Please see the separate listings or contact our office for details.

SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A shared washer and dryer are located on the outside of the North walkway, with complimentary laundry supplies provided.

Parking: One small covered carport space - compact vehicles only. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

We rented out unit A, its patio/deck is right on Balboa Blvd. The walk to the beach from here is short and easy. The walk to both the piers are a little longer but its placed almost centrally to Balboa and Newport Pier. The place was nice and clean and adequately stocked. We had a few family members over for lunch and the patio was nice to sit out and eat at. I was glad fans were included because they were a necessity for the afternoon. The beds were big and comfortable, and the extra linens were appreciated. If you get lucky there is good parking right out front. We really enjoyed our trip!

The location is ideal, right between Balboa and Newport Piers. Loved that the porch area is fenced in keeping the little kids from wandering into the street. The parking area is extremely tight for a mini van, so we just parked out front, and we usually never had any issues finding room.

The property is in a great location, easy to get to beach and local shops & restaurants. The floors were not clean- couldn’t walk around barefoot without sole of feet getting dirty. Also, very hot and muggy inside, it was hard to cool down the place.
