About this apartment rental

Two houses from the sand and two house from the bay, this newly remodeled, 1000 square foot two bedroom, one bathroom luxury condominium with two patios, is ideally located west of Pacific Coast Highway and is a 15 second walk to one of the top rated beaches in the USA. This beautiful beach house sits in between both of Newport Beach’s piers and is centrally located to everything our beach town has to offer. The condo comes with one assigned parking spot. Our home is fully furnished with modern décor, has a washer & dryer in the condo and offers free Wi-Fi and cable tv streaming.
Loud parties or having more guests then permitted will result in immediate eviction.

Great stay at Newport Beach. Easy to communicate with and accommodating. Really convenient to have beach chairs and umbrella to use. Thankful for the fans provided on the hot days. Enough space for my family of four (2 teenagers) to stay comfortably.I could work from the kitchen table as my office without disturbing them them while in the bedrooms.

Clean, quiet space. Easy access to the beach. Overall very nice space to operate our vacation out of. Couple small items could make the stay even better - very little kitchenware. Only 5 place settings, so we had to wash dishes every time we ate. Almost nothing to cook with - had to buy ourselves a baking sheet. Some beach accessories would have been nice too, there are sports courts right at this point of the beach, so a soccer ball or pickleball set would have been great. Small things though, a very nice stay otherwise.

We had a great stay in this house! It was just a few blocks from the beach! It was very clean and had plenty of room for our family of 5. It’s in a clean and safe neighborhood. We had a private carport to use, which was so nice to not have to worry about parking. We cooked several meals in the house and it had sufficient cookware. There were 5 beach towels, beach chairs, umbrella, toys and a boogie board. Our family was very grateful for those beach items! It was very hot during our stay and although there’s not AC in the house, there were fans on the ceiling in the bedrooms and several box fans we could use. My only complaint would be that the pictures show the front of the house with a porch and chairs. We were expecting that view but that is not actually part of the unit. This house is in the back on the lower level. There’s not a porch or view of any kind. All the windows look at walls or into other houses. So I feel like the picture is misleading. Overall we were very happy with our stay and would book this house again!

The summary of this property is just what it says—close to the beach, some updated things which make it nice, and it’s very clean. The additional perks for us: good water pressure, wifi worked great, I liked the YouTube TV subscription. It’s hot, so we always bring box fans. I’d definitely recommend doing that—no fans provided. Overall happy with the value.

Had a great time. Place was nice but a few more steps than posted to beach. The deck was nice. Need a few more basics. No wash cloths. No dish rags. Only four towels. Toaster doesn’t work correctly. No frying pan. Circuit breakers kept popping. Could use some new blinds for sure. No towel rack in bath. The toilet keeps running if you don’t jiggle the handle. Just a few minor things and this place would see a huge improvement. Overall we had a great time there.

The pictures were deceiving. The furniture was completely falling apart. The couch was shedding, the other couch was stained and dirty, the beds were broken down, we had to use an air mattress instead of a bed. One air mattress had a hole in it so my son ended up be on the floor. Holes in the wall. If the furniture was replaced the experience would be completely different, but paying for a place to sleep and not having the ability to get good sleep is so frustrating.

The unit we stayed in was the lower unit. The unit overall is nice. However there is no privacy as all the blinds are broken. The heater wouldn’t turn off, and they don’t provide floor fans for circulation. It was a brutal 84 degrees in the House. If they spent some money on some minor updates and provide fans and/or a small portable air conditioner it would have been perfect. We’ll pass next time on this unit.

Perfect, simple place to stay in Newport

Our stay at this property was exactly what we expected and needed. There were 5 of us and we didn't feel crowded at all. The kitchen was great, the rooms were nice and the futon was a great extra spot to sleep. Everything was clean and as pictured in the photos. We are familiar with the area so we enjoyed being able to walk to all of our favorite bars, restaurants, the beach of course and the pier. We were barely in the house during the day so we didn't mind not having a patio or outdoor space but I would say thats the only thing really missing to make the place even better. Thanks to Jason for a great stay in Newport - we will probably be back!

The only thing that bothered my about the place was the couch was unstable due to being on bricks and boards, it also had bad stains on it, it would be better not being there, otherwise was a great place to stay.

While it was close to the beach, there was absolutely no view. All windows looked at an alley or fence. Not the view we saw in the pictures. Mediocre towels, no wash clothes. Run down. Would not recommend.

Very close to the beach and the house included everything we needed for our family including a pack and play our 17 month old slept in. Only complaints were someone parked in the carport while we were there and we had to take laps to find parking that night. Overall good experience. Three TV's all needed batteries in the remotes and the couch kept breaking (one leg on the back looked like it had been broken a few times before) but the home was nice and cozy.

We have stayed at many VRBO places and rent out our place in Palm Springs. Our perception of this place was mixed and we want to make sure we are fair to the owners and future guests. Its too bad, as I don't think it would be hard to make this a much more favorable review. Pros Great location in the heart of Newport beach. Décor was comfortable / cozy. Good overall value. Reasonably clean. Cons Many little things in need of attention. We sent a list to the owners and hopefully they rectify them but included mostly inconveniences like no batteries or dead batteries in the remotes to broken soap dish potentially leaking water into the shower wall (could lead to mold if not addressed) etc. These don't always get reported to owners so if they don't stay there between renters, they may not have been aware. Communication was OK. We reached out on day of arrival to see if we could get an earlier checkin and did not hear back at all. We ran into a problem with ants and heard back within a day, but just that they would contact an exterminator. No update afterwards for the day and a half left in our stay so not sure what happened. It is quaint and could be a great place to stay with just a little more TLC.

We had a wonderful vacation at this rental. It was a good fit for our family of four-double beds in the kids' room, sand toys, and close to the beach and two parks. The owners were very accommodating and helpful when we had trouble getting in; and they were easy to get a hold of. My only complaint is that the outside patio is not what the picture showed. We are outside people and would have loved an area to sit outside and eat as a family. Due to that factor alone we would probably stay somewhere else next time. But all in all, this place has a comfy feel with a great location and all the necessities. Thank you Jason and Shilpa!

I have mixed feelings about our stay here. We really liked the location, it was close to the beach which we loved, the size of the property was fine for the 6 of us, we used both couches that fold into beds that are in the main living area, and the price was good, its tough to find something in Newport for $400/night or less. It's nice to have a washer and dryer on site. It was great to have the bedding and towels as part of the rental fee. There were nice televisions in both bedrooms and the main living area. Here were my concerns: -One of the couches in the front room has leather that is pealing all over it, I was constantly sweeping it up and it would stick to anyone that sat on it, it would have been really nice to have sheets to put on the couches for sleeping on. -there are minimal dishes in the kitchen, not enough to have 6 people eat at one time -the blinds through out had missing slats -there were minimal supplies on hand, I ended up having to purchase laundry detergent (there was only one load of laundry worth when I goth there), and trash bags -we never had access to the parking spot, someone was always in the covered car port, so parking was a pretty big hassle for us. -the counter top had missing tile -one of the bar stools were broken -the lamps had missing light bulbs. Overall I think that the property has good potential but it could use a little TLC to make it a more comfortable spot.

We booked this property for a spring break vaca for my daughters and I and this location was awesome! The property manager was easy to work with and was quick to answer any questions and accommodate us. We arrived to a clean unit, it is small, but perfect for a small family who wants to vacation near the beach and the fun zone. I would definitely recommend this property and will for sure rebook in the future!

The lights and fans did not work properly and the old dirty blinds were off and behind the furniture. The place needs a good cleaning. At first glance, the place looked ok and charming. The people upstairs must have had a little one who loved to run a lot.

This is the perfect location for those that are looking for a reasonable place close to all the action. The location is just about halfway between the Balboa and Newport piers which can be reached in a couple of minutes on bikes, or about a 10 min walk. Plenty of restaurants and nightlife spots at both piers. The beach is about 150 yards away so you don't have to worry if you forget something if you go out to the water because you can easily go back and get it. The condo came with one parking spot but the side street is free parking too. You may not be able to get a spot on the free street when you first arrive but by evening or the next morning something should open up. Both bedrooms and the living room and nice TV's and the house was equipped with WiFi for those that don't want to completely escape their lives. There were also several other amenities that we didn't need to take advantage of because we brought our own, towels, chairs, games etc. Even though you could sleep 6 at this location because both of the front couches fold down I wouldn't recommend it because there is just one bathroom. I highly recommend this location for groups of 4 or less and will definitely seek it out next time we are heading that way.

My friends and I stayed here for our senior trip and it was perfect! The house is a two-minute walk from the beach, which was very convenient. Shops start popping up within a 10 minute walk, so we were able to just park the car and really never use it until the end of our stay. The house had loads of towels (beach and bath) and a washer/dryer which made our stay so much more pleasant. There were also beach chairs and an umbrella that were super handy because we didn't think to ring those things. The kitchen was really pretty nice with a full-sized fridge, freezer, and cabinets with plenty of glasses, plates, and silverware. We didn't have any problems with noise even though we knew there were people staying upstairs. Overall, it was a great stay and I would absolutely come back and stay again!

The rental is in a fantastic location and gave us easy access to the beach (right across the street!). A quick walk down the boardwalk and we were at the pier! The rental came equipped with various beach items that were definitely a plus. Great kitchen made it easy to cook and the rental was very clean and neat. Would definitely come back and stay again

We were expecting a different location based on pictures and descriptions. This very small 2 bedroom is located across a busy street from the beach. You will have to do quite a bit of walking to get to the pier or other dining /shopping. Good thing we didn't bring our kids for this trip. They wouldn't have fit anyway. The owners are very easy to work with and we had good communication. Also very affordable for a quick get away. This house is perfect for 2 adults, 4 max. The area is not family friendly.

Overall, unit C was well stocked with a surfboard, beach umbrella, blender, cable TV, high chair - everything you would need. We did like the car port, as off-street parking is a huge bonus around here. And the beds were pretty comfortable. BUT... being on the bottom floor, below what appears to be the largest suite, we could hear everything from above. There seemed to be 10+ people staying in the unit above, and if you told me that they were playing beer pong with a bowling ball tossed into a hula hoop ring, I would have believed it. Also, the windows all had views that end in a neighbors fence or wall, so the actual ambiance of the space was rather uninspiring.
