Spacious 3 floor Beach House with 2 bedrooms/loft. 1st floor has pullout king size bed and can act as a 2nd bedroom. 2nd floor has a queen sectional sofa bed, and a Murphy bed, full size, and 3rd floor bedroom/ loft has a Queen bed. 1 bath, full kitchen, washer dryer.Can sleep up to 8 people. Hardwood floors throughout. 46 in. flat screen tv on 2nd floor and 37 in. flat screen tv in loft, both wall mounted. 2nd floor balcony with table and chairs . Includes all bed linens, towels, kitchen ware, wireless internet. Great location between the bay and ocean. Steps from the sand. Includes a designated private parking spot. Has an outdoor shower on the side of house. One of the best locations on the Balboa Peninsula. Located directly in the middle of The Newport Pier and The Balboa Pier. Very well maintained and clean.

The house was very clean. There were tourist shops close and some really good restaurants, definitely recommend billy's. The beach was within walking distance, but crossing the street was scary sometimes. The host was quick to respond with any messages. The beds could have been more comfortable

Great spot for our quick trip. Loved the proximity to the bay and the beach. Easy communication with Kevin, really nice guy. Place was clean and beds were comfy.

This home is located in a very nice neighborhood. It is a 3 level home that has alley access only, so there is no street frontage. Parking is located at the door entrance on the bottom level, which was very handy, and there is ample parking on the street for additional cars. You enter through the 1st floor bedroom (pull out king bed), stairs, main floor living area (kitchen area, sectional, tv, dining table, bathroom with lots of hot water, queen murphy bed, laundry room) stairway up to loft with queen bedroom. There is also a balcony on the main floor that faces the alley. There is a little bay area right around the corner that has a beach and a swimming area that is really nice. The actual beach is about a block and a half down the street across a traveled road. We opted to take cars to Newport Beach Pier area with our gear and find parking spaces in the morning to spend the day (Parking is costly and challenging). A few in our group walked back to the rental which was about 11 blocks. Balboa area seems to be a little closer, which we walked to a few times also. The 2 queen beds were comfy, the other 2 not so much. Well stocked linens, dishes, 2 pans. The shower outside is great! There are chairs, and umbrella, toys and beach towels. A/C on main floor, windows on the loft , not much air on the 1st floor. This home worked for our 5 adults, a teen and child, and for the price we were happy with it.
