Balboa Peninsula 3 story property. Ocean and Bay views. Great location.

We enjoyed our stay and would book again. The unit is “alley-side” with some limited views, but it was walkable to the Balboa and Newport piers (and commercial areas) and very quiet overall. The ocean-side beach was a short walk away and some well-used chairs, umbrellas, boogie boards, and sand toys were available to borrow and appreciated. The interior was stocked with necessary items and the furniture was adequate. The beds were nice enough for our party, with the Murphy bed described as comfortable by my folks, and the upstairs queen a little challenging being at the top of the spiral stairs, but was as comfortable as the recent hotels my wife and I have visited. The 1st floor trundle bed had thinner (4”??) mattresses but my young kids didn’t notice and slept well. Check-in was simple and the host met us to give us the tour and key. There were no issues during our stay and check-out was a breeze. The unit had one parking spot out the door in the alley and the second car in our party was street parked close and never moved for days. There is street sweeping on certain days that might have required us to shuffle, but we were fine overall.

Great location in a quiet neighborhood very close to beach/ocean & harbor, short walk to Balboa ferry and 5 min drive from Lido or the Wedge. Clean/comfortable home well suited for family of 5…spiral staircase to main bedroom kept us on our toes and kitchen could use a little better spice rack/cooking supplies but overall a great spot and great value all things considered.

This home is located in a very nice neighborhood. It is a 3 level home that has alley access only, so there is no street frontage. Parking is located at the door entrance on the bottom level, which was very handy, and there is ample parking on the street for additional cars. You enter through the 1st floor bedroom (pull out king bed), stairs, main floor living area (kitchen area, sectional, tv, dining table, bathroom with lots of hot water, queen murphy bed, laundry room) stairway up to loft with queen bedroom. There is also a balcony on the main floor that faces the alley. There is a little bay area right around the corner that has a beach and a swimming area that is really nice. The actual beach is about a block and a half down the street across a traveled road. We opted to take cars to Newport Beach Pier area with our gear and find parking spaces in the morning to spend the day (Parking is costly and challenging). A few in our group walked back to the rental which was about 11 blocks. Balboa area seems to be a little closer, which we walked to a few times also. The 2 queen beds were comfy, the other 2 not so much. Well stocked linens, dishes, 2 pans. The shower outside is great! There are chairs, and umbrella, toys and beach towels. A/C on main floor, windows on the loft , not much air on the 1st floor. This home worked for our 5 adults, a teen and child, and for the price we were happy with it.
