Comfy but beware of the electrics!
The flat was spacious. Large kitchen/living area, big bedroom and a large bathroom with a good shower.
The location was wonderfully quiet as we were at the back of the propery. The bed was extremely comfortable and we were able to sleep very soundly. It's easy to get to Walsall Town Centre and other places such as Lime Pits Nature Reserve.
Great desk for working with a laptop with plenty of natural light.
The electrics are dangerous! There are only three sockets in the entire flat and one of those is hanging off the wall exposing live wires.
No bedside lights because there is nowhere to plug them in. There is a washing machine but good luck using it as there is no socket for it.
The toilet doesn't flush properly. It had to be pumped rapidly about 20 times to get it to flush.
Cleanliness left much to be desired which is a great pity. If it were looked after better, this would be a perfect place to stay.

Disappointing and dirty
Nothing much to comment on here unfortunately.
I requested the code for the lock box earlier on the day of arrival. I was sent a code that wasn't correct and ended up being locked out very late at night. This would have been preventable if a clear check in procedure including detailed location and CORRECT code is provided in writing for guests to follow!
Once inside after being locked out for around half an hour, the property was a disappointment. I do understand that it was only around £40 for the night but that price that the owner has chosen to charge should not compromise the quality of what they provide. The place was clearly neglected, lacking cleanliness. The first thing we noticed once in was a filthy sofa that is in desperate need of cleaning, sofa throws are not that expensive.
The bed sheet was dirty with a huge patch on it, there was no shame in how the bed was left for guests to sleep on. We had to strip the filthy fitted sheet, take the duvet cover off and sleep on that.
The toilet was in a state, filled with unflushed tissue. We simply thought someone left it like that but it turned out that the toilet doesn't flush properly. Why was this not fixed or mentioned beforehand. The hand soap bottle was covered in small bits of shaved hair, which would have taken only a few seconds to clean off before guests arrived. There was black mould on the bathroom ceiling which smelt awful.
I have used properties on booking.com for many years now and this is by far the worst property yet. Take a look at the photos and you will see for yourself. Its very disappointing that home owner think its okay to keep their place like this and still charge people to stay there. Something needs to be done.

Everything, house was very poorly maintained. The host had no idea that we booked their property. We had to wait for the host an hour to relocate us as the toilet flash was not working. The other property was not properly refurbished yet I guess as the toilet was unsafe to sit on because it is not steady. There is not a trash can in the room or toilet.
I can guarantee if any guest go there once he won’t go again. 0 * from me.
