Find a parking spot nearby was a challenge, but patience prevailed.

Sweet stay with lots of home comforts

Directions to find it - it didn’t show on my google maps - perhaps what 3 words would be better I was bombarded with messages about taking the rubbish out, making sure I locked up etc. Given the amount of the cleaning fee and security deposit it felt unnecessary

Great location but disappointing accommodation- spent minimum time there.

Location perfect.

We expected high standards of cleanliness given high charge of cleaning but not the case. Broken kitchen blind. Dangerous door to boiler that is not fixed at all. Rubbish piled up in courtyard.

Good, but wouldn't go back. We stayed through nessecity.

Location was fantastic, beautiful river walks and in the middle of the town. The apartment was warm, heating a little noisy and not sure economy wise if it was adjustable, instructions would have been good. Big enough for a two person stay and the pricing reflected the property. Plenty of towels and loo roll, ironing board, hairdryer.

A glass was broken, plates etc seemed not to be washed so ended up washing everything before using it. The basics were there, cushions etc, but place could do with a little freshen up and didn't feel clean clean.

Very poor value for money - We will never use booking.com again. Clearly substandard properties only

The property was squalid. Two chairs and banister support were broken. Crockery was dirty and mouldy. Shower door leaked. The communal yard was untidy and covered in builders rubble. Adjoining properties were noisy. Mattress protector was badly stained, smelly and unwashed. Car parking (road only) was not available until evening.

Great location!

Excellent location!! Halfway between the main two grocery stores. Convenient for strolls along the river. Attractive, useful furnishings. Enjoyed the light from big windows!

The courtyard space was unappealing. Noisy. Debris-filled. Shared by 5 other flats. The only place for tenants to dry laundry & kids to play. This is a self-catering flat. Some dishes and pans are unusable.

Great place to stay for a professional or couple, but not so good for elderly

Great location to stay and host has created a book with all the things to do and local places to eat, and even some walks. Only a few tens of yards to go and look over the Stour estuary

Address is confusing - we were lucky on Saturday that the taxi driver thought he recognised it from the name "comfortable cozy cottage) because it seems to be number 11 North St (not number 4) and the cottage is number 4 (not number 1). Stairs are fairly steep and only bathroom is upstairs making it not so useful to people with any mobility constraints (eg my dad at 93 - so he got the double room and we got the couch). Sheets don't fit on the downstairs couch - which wasn't prepared even though we had informed the host we would need it (linen was put out but nobody likes putting on a duvet cover). Manningtree is dead on Sundays meaning we couldn't get taxis to where we needed to be. (not the fault of the location).

Lovely cottage in central Manningtree.

Location is really good for Manningtree centre. Beautiful little house, immaculately clean and well presented. Generally good kitchen facilities.

Shower tray doesn't really drain properly, would be nice to have instant coffee and sugar (apologies if they are included, I couldn't find them) and basics like salt/pepper/cooking oil at this price. Sofa bed is not very comfortable as a sofa - a few more scatter cushions would improve this.
