Great locations.
A little hard to find at first and they send digital keys which was bit hard to get our heads around at first but worked well after we figured it out. A bit of communication over load.

Great location. Easy to walk around to the famous places. In addition, the room was very clean
Air conditioning is in the corner of the room, and until the room is cold, I had to go stand infront of the AC

The location, the cleanliness, the staff and owner were extremely friendly and accommodating and helpful. They helped book taxis and transfers when I didnt have internet connection as well as met me on arrival and gave me manual keys that I could use.
This venue, if it were not opposite a theatre that from time to time has premiere and is very noisy, would be perfect.
The air conditioning in the room was a manual one and so the outlet pipe needed to go out the windows. This meant that we could not close the windows at all and therefore the noise from the street out side came into the room. Under usual circumstances by midnight the roads are quieter and so its not really an issue. Unluckily for us, two of the 4 nights of our stay there was building and banging and people/ workers speaking at the tops of their voices right through the night, building an installation for the toy storey 5 premiere. They worked right through the night 2 nights in a row, which meant zero sleep for my mom and I ( 79 a d 56)
So considering we are tourists, on our feet touring the incredible rome from 8h00 till 22h00, this was really not ideal. And we were really exhausted. Honestly the problem could be solved with closed windows and a proper air-conditioning system. We were just unlucky.
My recommendation to owner is double glazing on windows to sound proof and install proper air on, and please fix the lifting melamine tile at the foot of the bed. If this is done then the place is Prima, 5 star. My rating is lower because of our 2 sleepless nights.
