Apartment was in good condition and in a decent area. It felt like a safe residential area but there weren't that many restaurants near the building. The hot water tank in the unit is very small and it runs out very quickly.

Residence Leopoldo is close to the tram station (500m) which is a short distance to Santa Maria Novella Station. It is very clean, quiet and comfortable for 2 people. We had a studio apartment with a bed and sofa bed, a small, well equipped kitchen. The bathroom was large with a washing machine and lots of hot water. There is a coffee machine but only 2 free coffee pods. We had to buy coffee from the reception (0.5euros/pod). You can also buy wine at reception for a reasonable price which was convenient. Marilena at reception was very helpful in providing us with information.

The property was described accurately and for the price was absolutely a great value. Everything was walkable, safe and the staff was very helpful and friendly. Our flat was spacious, clean, everything worked and no complaints.

Overall we had a great stay at Leopoldo Residence. The only thing I noticed was that it smelled like smoke every time we walked into thr room. Aside from that everything was perfect. It was quiet, clean, and the bed was comfortable. The staff was extremely helpful and kind.

beautiful place to stay. Staff is really friendly and the rooms were awesome. To get to the bus station, there is a little path that you have to borrow with homeless people living near by. This is the only disagreement that we had. The place was very safe and beautiful. The bus ride is about 15 minutes to get to city center, which is very useful.

Due to a canceled flight, the staff was very nice helping me to checkin later than the receptions opening hours. The location is not in the center of the city itself. But when the new tramline will be opened, a fast access to the center will be availiable. The apartment was maybe not of the most modern refurbished standard, but the size of the apartement outweighed that.

The building was noisey and not exactly soundproof as I listened to some other quests arguing for quite some time. The bed was comfortable and the apartment well equiped. The shower over the bath was pathetic! The oven was dirty and had someones elses left over bits on the tray which put us off using it. We spent very little time in the room so it served its purpose. Very close to a coffee shop, supermarket and buses.The lady who checked us in was delightful and very helpful.

The apartment was good value but we were dissapointed that there was so much noise from adjacent apartments. Also having a balcony was of little benefit as it was directly on the roadside (minimal pavement) overlooking a car repair workshop 10 metres away, in use 7 days a week. Cars/motorcycles were also worked on in the road within touching distance of the balcony. In addition there was a ballet school opposite and students spill out onto the street to talk and smoke during breaks.The balcony was also not an asset because it never received any sun and there were no comfortable seats.

Reception ladies are wonderfully helpful and try very hard to obtain all the info you require. They are the best feature of this place. We arrived @10.30AM and were allowed to check in. The room was a studio with a kitchenette, bar stool area and bedroom/wardrobe all in one + bathroom+tiny balcony. Also, washer/dryer and full ironing board and iron.Bathroom was quite new and clean. Beware: the gap between the sink cupboard/vanity unit on one side and toilet and bidet on the other is very, very narrow. To make things more difficult the bath with the overhead rain shower is at the end of that narrow passage and has a glass splash screen. I have hit my legs every day going in/out of the bath as the bath wall is quite tall so, it was either hitting the top of the bath or the edge of the sink. My legs are very bruised bellow the knee and I am 5'7"/1m71cm so, not that short. The kitchen comes fully equipped with all the appliances and gadgets except the full oven. It comes with Nesspresso machine for which it is not easy to find the refill. There is however, a traditional coffee cooker, Italian style as well as all the dishes, cutlery etc.. Wardrobe is big enough, bed not too bad, air con OK and quiet enough as well as the area. TV only in Italian, DVD. Problems: there is no safe, there are lots of those little blood suckers even with all the protection plugged in and applied, it is too far out of old town and the cleaners will only clean your room if you leave it by 10AM.

Also, there is good public transportation at a couple blocks away, and a couple restaurants.The apartment I had was ok, but quite dark, so that I had to keep the lights on all the time. Also, it was essentially almost at street level, so I did not feel too comfortable leaving the blinds open. On the other had it was very functional and very clear.The two girls I met at the reception were both very nice and competent and helpful. Not a problem for me in particular but they were there only between 9am and 7pm, and I saw a couple waiting outside on the street at 8am - they apparently did not know that the service was not 24/7. Overall a pleasant stay, with much more space and quiet time than in a regular hotel.

Located in a quiet and safe area, a short bus ride into central Florence. Excellent supermarket a short walk. Facilities good but a little tired. Shower hot but flow more like a hose. Reception staff, thank you Nora, are a delight to deal with. Katarina and Nora both spoke excellent English. Our one issue is that the power to our room went out overnight. We had to wait until reception opened at 9am to resolve the issue. Considering the price, compared to central Florence, would definitely recommend.

The location is a bit away from the city centre but fairly accessible by bus. Unfortunately Italian buses seem to be eternally packed but that's life. The bus trip is not long and drops you at Santa Maria Novella train station. I came to the hotel by taxi from the airport (which is a fixed fee). There are a handful of places to eat around the hotel, but not many.
