Not far from the train station - 25 min by feet or 10-15 with a bus. Lockers to store stuff nearby. It's like a hostel with dedicated room - my had in-suite bathroom. Common area (kitchen and terrace) also looked nice (have no time to use). All facilities are modest and not super new, but clean and cozy - enough for comfortable stay. I was there at the end of May, have not noticed does they have AC, as it was comfortable inside anyway. Self checking (7 PM) and self checkout at 5 AM (to see the Rome) was smoothless :-)
At first I thought it's 10-15 min by feet from the train station - it's 25+ - but it's my own mistake, still close.

It was very easy to find and it was at a good location. Termini station is very near. The tram and the buses are easy to catch.
It was actually a nice place with a private bathroom and a shared kitchen. The only problem is that the furniture were old and it was not clean. There was dust everywhere and the floors weren’t clean at all. The bathroom in our room had mold and the blankets were dirty. If the room was clean and well put together, it would have been one of the best stays in town since it’s very near to all the Sightseeings in Rome and in a very nice and safe location!

Location close to the city center, tram stop near the hotel. Big kitchen, terrace, free parking space. The staff was nice and spoke English well.
We got the only room (number 4) whose windows faced a very busy road (see the photos from the room and the terrace). The windows did not cover the noice at all. The street was noisy even at night. We had to wear the earplugs otherwise we would not get a minute of sleep. The toilet was the most noisy toilet I have ever experienced - when we flushed the toilet, the water was filling up accompanied by weird noises.
